Man i am really worried now pls tell me i am going to take land near Kesnand but i have validated all the documents like Kharedi khat and 7/12 but you are telling that after having this also we face issue . So does that mean we should completely avoid buying plots due to such scams. Pls people educate me ..
This is truly horrible, even after registration in 7/12 there is danger, then whom shall we believe ? Who is gonna say us what is real and what is fake ? What a shame if having such govt. the things go wrong and only the middle class people suffer a lot. How can we really really understand about this crookedness and not fall in this trap. A Real farmer doesn’t need land or BUILDER’S he is happy with what he sow and reap , A real rich person doesn’t care of what he owes to the bank as he either looses money of the bank or he looses the money he got from Market but, who is the real citizen who looses everything is middl class as a rich person looses business or the bank money, the middle class guy looses job, the Farmer looses land inflation rises and middle class looses cost of living dark reality in today’s world
Pehle register bhi government ne kiya ab cancel bhi government kar rahi hai then government should compensate these poor people. Roz hording mein zammen ka ads lagta hai aur government salon baad ek din jaagti hai... It's really shameful situation in pune. Wahi zammen baad mein builder ko NA karke thali mein saja ke denge
culprits are the one who allow registration in govt office. these dept should return the money along with interest rates and added compensation for mental harrasment.
Very informative video. which means never buy land in Pune, it's full of land mafia & risky. One will never know what exact status of their land even after registration. Government should catch builders/developers who are selling & promoting illegal lands.
Hi, I am about to register my plot in Wagholi which is in residential zone. Size of the plot is 1175 sq. ft., developer has promised me independent 7/12 along with common registration among several purchasers due to 11000 sq. ft. restriction. Should I continue or cancel? Kindly reply

मी आतापर्यंत दोन ठिकाणी म्हणजे खर्डी स्टेशन पासून चार किलोमीटर वर ..व पाली श्री गणपती मंदिर पासूंन पांच किमीवर एक व दिड गुंठया़चे प्लाटचे सर्व पैसें भरलेत पण दोन्ही ठिकाणच्चे विकासक पळूंन गेलेले आहेत त्यांनी रजिस्ट्रेशन केलेलें नाही. व प्लाटही हस्तांतरित केलेला नाही,तरी मी आंतां काय करावे म्हणजे मला दोन्ही प्लाटस् ताब्यांत मिळतील.?

This is called "power" planning. Previously also "power" plan done for builder lobby when they was bankrupt. Only "power" can do this who target the ordinary people's.
This all is government plan of loot...Why govt body does the registration when it is illegal?? After all people have paid hard earned money as stamp duty & registration. Govt shud provide the guarantee and refund full money as per registration value. Otherwise beleive that revenue dept is directly involved .

Hi Sir, I have purchased a land in Prayagraj by a land plotter. I have paid 70% amounts and for remaining amount I have given the PDC (Post dated cheque) for another 6 months. For plot registry and Dakhil Kharij has been completed for me. I get to know, this land is agriculture land (But on my registry paper, it's mentioned as residential land). I also get to know , Gov approval has not been taken for this plot. Should I cancel the my given cheque? Does my registry get cancelled after cancelling the cheque? What should I do?

@@shraddhajoshi3838 Now days Registrar has stopped registration of all properties which is from illegal layout which is barred under तुकडेबंदी law. As u have mentioned it is 15 years old property if it is having 1) seprate 7/12 extract and divided area on it 2) residential zone You can think of buying this property but as of now everything is standstill at registration office.

I took already plot in Dubey Nagar which is of size 1000 sq ft...non agricultural area...I hope it is safe already did registration and all before legal way
Revenue officials has no authority to cancel registered deed. Only civil courts has that power. So as of now no registrations has been cancelled. Yeah but it is risky to buy such land. That is for sure.

I think govt is correct. Gunthevari plot are not developed properly with 15 ft or less roads which are again narrowed by plot owners . This makes an issue when you need ambulance,fire brigade or even electricity and water connection. I support the decision. 👍
There are lakhs of such illegal homes even in PMC area! I stay in katraj area we spent lakhs on sanctioned plan passing legally and here our neighbourhood is full of illegal constructions! We feel cheated and fool staying in this area because we're hardly 5-10% bungalow owners here who have legally sanctioned plans and others are enjoying in their tall illegal buildings in small plots areas with big rental incomes! #WakeUpPMC

These people have bought these plots 20yrs back when staying on rent was burden and managed somehow to buy a plot regardless of whether it is in r zone or whatever zone. Just to secure children future people now after 20 yrs built their houses and gave on rent. Nagar sevak demands 50k for one floor raise. 😂if not paid he will send beet officer to scare us.beet officer will ask money and Nagar sevak will have a share in it. How much will 1-2 guntas land can be legally constructed? Will it look like house ?At first place these lands should have been not allowed to be sold . Power of attorney and such loophole should have been banned at first place . The buyers bought it with or without knowledge of law but then now natural resources have been used and construction has been done. Municipal failed at that first place itself.now the things have gone far away.pradhikaran in thergaon and other areas is always scaring people 😂but it's all about votebank so nothing will happen. Also, even if we go legally to acquire permission , they will ask for money at every stage..atleast 4-5 lakhs might go in permission as bribe . Middle class person doesn't have thatuch budget.hence the recovery from rentals. It would be better to leave those houses as it is and let people construct houses where there are plots surrounded by houses on all three sides. Stop selling of new plots and ban the sales. Create a portal to check which land is saleable and create awareness in public to use that app or portal.

It's better to keep everything neat and tidy in first place! Let Pune look like metro city and not like slum! Either keep strict regulations for all or remove all these rules and regulations. The one who wants to build bungalow legally suffers and the one who goes illegally doesn't even know the pain and headache of process! 😅
