I love that "does is terrify or clarify?" Regulatory risk for Airbnb was always off the charts. So glad I stayed off that bandwagon thanks for the quality content

Appreciate the comment. I aslo often wondered if it was a mistake to not invest in airbnb, seeing our clients succeeding. But I am just a long term buy and hold guy. MKE remains a great market for both

I really enjoy your level-headed, data-focused videos. Thank you. I've owned my home in West Allis since 2013. I'm not looking to buy or sell in the foreseeable future. It's just fun to see my property value go up, and know why.

Love it!! I have been a fan of West Allis for a long time, but was still a little surprised when it was the #1 most competitive market this summer! Ahead of Tosa and Whitefish Bay! I think local RE is interesting, even if you have no intention to move! But maybe you know someone who could benefit from knowing about my channel, let them know!

I have a question when we were looking for houses n Milwaukee we were told there was certain things we couldn’t ask the current homeowners, example when was the furnace and air last serviced, any plumbing or electrical issues. Is this true we were also told we couldn’t ask a homeowner if we were putting a bid on a house to have the furnace and air inspected

Not true. Just the opposite. The seller is required to disclose any known defects in a Real Estate Condition Report. Looks like a multiple-choice test. It's actually the job of your agent to find out as much as possible even before you write and offer. Once you have an accepted offer and if it it includes a home inspection contingency you will have a licensed inspector look at everything. The only thing you can't do is testing, which means cutting out samples to send them to a lab for analysis. That would require a special agreement. But you can and should ask any question you like!

@@MarcusMKE we had inspection said furnace looked good. Not true we are having to put in a new furnace . This one 15 years old, heating people said it’s rusted inside had probably not been inspected in a while. Yes we had the check list and it checked everything ok.

@@bettycissell7435 sorry to hear about the furnace. Did your inspector not check it? Not all inspectors are equally thorough unfortunately and some have one area of expertise like carpentry they know really well, but they are are not experts on HVAC or plumbing. Also, beware of some contractors. A 15 year old furnace is very not likely to be at the end of its life, it may just need a spare part, like your car would. Unless the heat exchnager is cracked, everything else can be replaced. Before you get a new furnace make sure you get a second opinion from a good HVAC contractor..

In theory yes, because the high rates make it interesting again. It came out of fashion during the low-interest rate years, because what's the point. But it was huge in the 80s. The issue is that not many sellers are open to it.
