Shingles Vs Metal Roof Cost: Which Offers A Better ROI?
So, you’re building or remodeling your dream home and it’s time to decide on the type of roof. It will be the focal point of your house and you really need something that will make your roof “Pop”. Metal roofing looks modern and stylish and has hundreds of color options. It looked like a great option until you realized it cost about twice as much as asphalt shingles. You’re probably wondering, is a metal roof worth it?
On the other hand, asphalt shingles will save you quite a bit of money, but they look like asphalt shingles. Nowadays, they are available in different colors, but they just don’t make a statement like metal does. They cost half as much, but don’t last as long as metal. Are you wondering, is the upfront savings worth the reduced lifespan of the roof?
The price for a metal roof is $15,000 to 40,000. Going back to the question posed before: is a metal roof worth it? It turns out this question was a little harder to answer than I anticipated.
What’s The Return On Investment For Metal Roofing?
A metal roof is often referred to as a “Lifetime Roof”, meaning you should only need to purchase one roof in your life for your house. It’s a long term investment. The upfront cost of a metal roof will be more than a quality asphalt shingle roof. However, the overall costs over the lifetime of the roof will be less with a metal roof.
When you look at the ROI for a metal roof, you have to look at least 15 years in the future. If you don’t plan on living in your house for 15 years, then asphalt shingles will have a better ROI. You will not live there long enough to recoup the higher initial costs. An asphalt shingle roof has a better ROI until you have to replace the first shingle roof with a second roof. When you hit that point in time a metal roof would have been a much better investment.
If you do expect to live in your home for 15 years or longer than a metal roof will have a better long term ROI. You are buying a roof that’s more energy efficient, has lower insurance premiums, and requires less maintenance. You have to factor in the longevity of a metal roof versus an asphalt shingle roof.
The average lifespan of an asphalt roof is 10 to 20 years. However, it can be shorter depending on the climate and pitch of the roof. In addition, asphalt is made of oil impregnated paper or fiberglass. The asphalt begins to deteriorate as soon as you expose it to normal weather.

Even though you’re not planning on keeping your house 15 years I’m willing to bet your resale value is increased...maybe not dollar for dollar but more than a new asphalt roof

Good, simple video for the general public. It doesn't factor in the future cost of money (inflation) and opportunity cost (if you actively invest and the initial money saved were invested at X return over time). When you factor in both of those it does become difficult to justify a metal roof beyond "I like the look" or "I'd rather not have to deal with another roof replacement in 15 years." These are fair points but not economic arguments

This is not good math. Present discounted values matter greatly for these calculations and were not included (payments now are more costly than payments later). The original cost of $15,000 vs. 27,500 shows an upfront savings of $12,500 for buying shingles. If you buy shingles and take that $12,500 and invest in the stock market for those next 15 years you'd have $39,652.11 assuming reasonable 8% returns. That is probably enough for another brand new shingle roof with some money left over (unless you assume the cost of shingle roofs double). In the video, they assume a doubling of the cost of shingle roofs. Assuming the doubling is kind of crazy and convenient for the metal roof sales pitch. Also, while it is recommended to go only 15 years with singles, the reality is a lot of people go longer than that. Etc. I am a fan of metal roofs. The potential energy efficiency savings aren't factored in here either though I question how much they actually are for most people. So, I actually agree that in the long run, the "savings" may be underestimated by the average person, but this math is not trustworthy or something you should use to consider the differences in the costs. It is very misleading to skip present discounted value calculations when you have upfront costs vs. down the road costs.

8%+ will come from intelligent swing-trading and/or playing riskier things. If you buy and hold something safe, you won't get those kinds of gains. We're starting to plateau and I surmise that in the next few months people that don't lighten their positions and average down, will see negative returns. I advise against assuming "it goes up 7% every year". Don't go crazy with overselling and definitely don't short-sell, but do consider adapting to a flatter market.

time for a new roof, I am considering a metal roof. I have a "florida room" with a flat roof (currently modified bitumen). This has me leaning towards asphalt because the flat roof will need replacement after 15 years. Any other considerations or advice?

Metal costs have been rising, in fact my roofee called to advise me the price will increase 30% by next month. Thats what hurt, i had to pull the trigger now to avoid higher metal costs.

Frenchy, that was smart to lock in your cost on that roof now. The steel market currently is the worst I have ever seen, but these swings happen every ten years or so and then things go back to normal. Likely steel prices will start to get back to normal second half of the year sometime. However, if you have a project starting before then, it's in your best interest to pre-pay for the material as that will save you 15% to 30%, maybe more.

Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof!

Just like any other trade it's important to have a good and reputable contractor to install your job. I know this video is talking about standing seam metal roof vs shingles. Is it really bad if you want a metal roof but only have the budget for exposed fastener metal roof?

David, We supply a lot more exposed fastener panel vs standing seam. Standing seam is better, but both products will work great. If you decide to go exposed fastener I would suggest two things. 1. Use the best peel and stick roof underlayment, I suggest Sharkskin Ultra SA. Link below. Also if your budget permits use a 24 Gauge KYNAR painted panel and absolutely don't go with a 29 gauge. If you had to do a 26 GA SMP it's not horrible, but I would only suggest that with a light color or earth tone. Check out links below which will be helpful. I'm undecided. I live in A VERY windy location. I currently have shingles. Wind damaged much of it. It is seriously bad. But the singles are old. I had a metal roof contractor give me a quote. Then I had several shingle roofing companies give me quotes. The shingles were always more expensive because the roofers all told me that because the current roof is nailed directly on "barn boards", they have to lay new plywood down on the entire roof. Whereas the metal roof contractor told me he'll just strap the old roof and put metal right on top. An experienced, well-respected real estate agent told me to go for shingles because it looks better, and because metal roofs that are strapped on typically have issues with ventilation, and premature rot in the future. So hearing all this, I'm confused. Do any of you have a good piece of advice?

The best piece of advice is to check the google reviews and check references on the contractor. Also don't use 29 gauge steel. Besides that there are positives and negatives to putting a metal roof over your existing shingle roof. Every job is different. If you google what you are doing there are blogs and videos that will lay out the positives and negatives.

That's the biggest problem with an exposed fastener roof, expansion and contraction. When you go from hot to cold or vice versa, metal expands and contracts. The panels are pinned in place and something has to give, That something is the screw. Day after day of that will lead the screws to back out. All you can do is re-tighten them. Standing seam systems are designed to allow for thermal movement and you would not have that problem.

Roger, Just like everything else the lifespan of the shingles varies depending upon the quality of the shingles and the climate they're installed in, etc.. I don't disagree that in the right conditions it's quite possible to have a 25 year lifespan. Other times it will be quite a bit less. That does not mean that they will look nice though during that time. Functional lifespan and aesthetic lifespan is a completely different issue. The main point of the video is that one shingle roof is cheaper than a metal roof, but that over the long term one metal roof is cheaper than two shingle roofs.

Haha howcome everyone with metal roofs is replacing random rusted panels every 10 years? Shingle roofs average 25 years actually and when you have to “redo” a shingle roof, you only have to replace the shingles, not the underpayment or sheathing.

It would be very unusual for a metal roofing panel to rust out in 10 years provided a quality product was purchased. Most metal roofs will have a galvalume substrate and a paint finish over the galvalume. The only way that would rust within 10 years is if there is a deep gauge that went through the paint and into the galvalume coating. If this happens to a panel it should not be installed to begin with. If an installer was to install a panel that scratched through the galvalume that could happen, otherwise it will not rust within 10 years. Also this assumes it's not installed in a salt laden environment as galvalume/painted panels are not recommended for that climate.
