I wish I could get someone to gut this place. Built in 1902 by my late husbands great great great grandpa. You guessed it lead in the paint and asbestos in the plaster and lath. Found out a few months back that someone mixed knob and tub with today’s wiring. I keep telling my daughter to burn it down and start from scratch. We could get a prefab for what it’s insured for.

I’ve watched Holmes on Homes and Holmes Inspection since they’ve first started. It’s amazing how Damen, MJ and Sherri have matured into very good contractors. My favorite shows! Love from USA!

this is funny. when i worked in construction, we came across some patch of asbestos in a reno and i, being a first year apprentice, had no idea what it was. i was told by the supervisors to pull it down as part of the demo. it wasn't until i was on a different job and some months had past that someone in the crew told me it was asbestos. 🙃

What I love about living in Louisiana is it hardly ever gets below 20 degrees. It got to 4 degrees once with that polar vortex a few years ago and our pipes froze. Thank God none of them busted.

I checked, and sometimes they can. But the sources I saw indicate that you should go after the seller first. A seller can get in trouble for not disclosing material defects in the home. That would mean any major issues rather than trivial ones. If it's a new home, you can go after the builder. Then you have to look at the contract with the home inspector to see if there are any clauses which limit liability. If not, there are a couple of routes to go. The fact that they missed something or for a breach of contract for not performing a specific test. In the first place you need to prove negligence. That they did something a reasonable person would not. To prove that you need pictures and for someone else to do an inspection with a different result. Two other people, preferably. The second issue concerns tests he specifically promised to do in the contract. You can go after them in court or you can do a mediation. My oldest brother was a broker who was on the board of realtors. He did a number of these types of meditations. Between buyers and sellers, etc. I don't know if he specifically did anything with home inspectors, but it would be the same kind of thing.

Hey Mr. Inspector man. You missed something. There is no handrail on the staircase leading up stairs. That's a code violation. I've worked on plenty of old houses with knob & tube but never one that was actually live. At least it was one that had somewhat insolated wires and not one of those with bare copper wires. Back in the day that kind of wiring burned down more houses then electric bathroom wall heaters and X-mas trees. I was really surprised to see it still hooked up. Anyways. It looks good but I don't know about the choice of using vinyl siding to replace the stuff you had to tear down. At least that's what it looked like you where using in the brief 1 second flash that showed the install. I haven't used that stuff in many years though so maybe it's improved but I never cared for it. After about 5 years in the sun that stuff gets all chalky and dry as it becomes so brittle that just bumping into will poke holes in it.

I really liked how at a certain point in the show, it was the same contractors for the most part coming on to do the work. They built a repertoire, and I found working in the trades that this is very important. The company that I work for has so-called legacy accounts with manufacturers that everyone's heard of, and when you go in they say they use the same contractors for years and years. It's about building trust. I think that's why the system is broken for home inspection, how do you build trust when you do a one-off job every single time? That and training seems to be lax

I love Mike and his crew! We must remember that home inspectors get most of their business from realtors. Many home inspectors get 50 to 85% of their work from realtors. If a home inspector is too good at his or her job, people will either drive down the price because of the repairs that need to be done or walk away from the deal. Hence, the realtor loses money on their commission. If you want a more accurate inspection, it is better to hire an independent home inspector, not connected to any realtor. Most realtors will tell you they have their own, but do not trust them!

Hope the homeowners sue the inspector, as he was negligent in his duties. Basically stole money from the homeowner. Should be fired for fraud and negligence. Missed Frank, would have loved to see his reactions to all the electrical issues in that house.

Near certain the inspector covered themselves with lots of disclaimers. Even if one does sue and win, likely won't be awarded damages beyond the cost of the inspection. It's basically a formality to satisfy buyers and mortgage lenders. Often the real estate agent will recommend an inspector who will find little wrong to expedite the closing process. Good ones are few and far between.

Depends on what type of inspection they had. Remember you have a plumbing electrical there's certain stuff you won't know it happened. That's why you leave a contingency plan.😊 It's strange how people fall for Mike bs. Nobody talks about maybe bring somebody in to check the addition to make sure it was permitted. We can see who wears the pants in this family

My brother said the same thing. He has my parent's old house. And it still needs a lot of work. I told him Mike would say, "Everything is wrong! I've decided now to gut it. Take it all down." I was joking about what would happen if they went to wrong house and Mike starts tearing everything apart. My brother said if that happened at his place, he wouldn't argue with them about it. It would be like, don't worry about the house number. That was a mistake by the previous contractor. Home inspector didn't catch it.

Inspector on our home looked in the attic, "passed" it. Later we found that joists were not connected to the main beam. Joists the guy should have been able to see if he looked, since they were two feet from the attic access. Lessoned learned.

Mike homes says he's happy I don't see how he's never there when the work's being done and then when its done he always gets the credit for it but damien and the crew is the ones that should have gotten all the credit for it considering there there the ones that did all the work

We had our house inspected before moving in and the inspector didn't find any problem with the HVAC system. A couple of months after we moved in the furnace conked out. Then a few months later our air conditioner stopped working. It cost $13K for the equipment and installation. We probably wouldn't have bought the house if we knew we'd be replacing expensive equipment shortly after moving in.

Yeah, they put that conduit very much incorrectly since you are only supposed to use about 40% of a conduit's volume filling it with wires.

That large outside conduit? Yeah, everything about that was wrong. Also you would not normally run Romex (NM) wire through conduit. It should have been single insulated wires (THHN).

I can’t believe the inspectors missed all these things in the houses you show. I am sure that some sort of training is given to new inspectors, and I don’t think it starts with putting on a blindfold so that you do not notice anything wrong. A simple certificate to confirm that an inspector has passed the test and not just turned up for it would solve most of the problems, why is this not implemented?

My take on this, is that you can get a certificate to be a home inspector online within a few months. A lot of people don't even have any formal experience understanding construction

It is Canada. Look at how Toronto and the north side of Lake Ontario is beginning to look like Detroit. In the 60’s Toronto was very nice, would not want to live there now and their horrible building codes have caught up with the area.

Can I add my 2 cents? First, as the expression goes, follow the money. Who paid for the inspection? I believe that the buyers hired the inspector this time. But that does not relieve all parties of their responsibility. Buyers need to know quality of inspection that they are getting. It’s very difficult in these times to know the track record of the inspectors unless you do some digging. (Especially when most of the reviews are for the most part positive.) Did the couple expect a Holmes inspection? Did they convey their concerns to the inspector? Were they in a rush to close? Remember, this was the first house they looked at. Inspector-needs lots of experience and knowledge in the trades. Not to mention a working relationship with the city code enforcement department. Have a question? Call. Get the answers. It may not be the answer your customer is looking for, but they will know where they stand. SELLERS! What did they know and when did they know it? As we all know from watching Mike Holmes in action, no pulled permits is a recipe for disaster. Let’s all learn from other people’s experiences/mistakes and try to do better.

@@donsisco852 "Who paid for the inspection" seems to be a recurring theme in this sometimes. If the seller paid, they're paying the inspector to gloss over any issues and get the house sold potentially. Hiring your own is always a good idea, but you're right, the quality of inspection really needs to be looked at.

@@frankfuller975 I might be mistaken but it seems that MH recommends bringing in your own inspectors from each of the trades (ie one from plumbing, one from electrical, one from structural, etc.).

I understand the caution used with asbestos, but I have helped renovate a home with a friend who had asbestos throughout the entire house. We used painters masks and gloves and carefully tore it out and bagged it all up.

The protocol for removing asbestos and the protection required is extensive Painters masks and gloves are NOT adequate protection. I hope you, your fellow workers, and the homeowner don't suffer any long-term ill effects.

I really need help like this in the U.S. I live in Ohio. Bought my first home 2 years ago. No inspection. After I moved in I started noticing problems with the house. No insulation in the walls or attic, floor in kitchen slopes, no trim around doors and windows, propane wall heaters are causing fumes that give me a headache. Cracked foundation, shallow crawl space, brittle PVC plumbing, no ground on electrical, dryer not vented properly and more. I was stupid in not getting a home inspection but this was all I could afford so I put my blinders on and ignored the warning signs. My back yard floods and concrete is broken up and cracked. Sill plates and studs in the garage are rotted out and the garage is leaning. The ceiling in the garage is not supported properly and the breezeway roof is sinking down. What really got me is last week I was sleeping in my bedroom and the dresser fell over. When I investigated I found a sink hole in that area of the floor. Friend of mine went down in crawl space and found 4 floor joists has rusty nails and the joists just gave away. He nailed them back up but said my sub floor needed replaced. He said it was a slat sub floor like ship lap. The previous homeowner had just put a sticker floor down over these slats hiding the problem. My dogs and I could have been hurt badly. I don't have the money to fix these issues because I'm disabled living on a fixed income. I bought the house knowing there was cosmetic issues I could fix on my own but I wasn't prepared for structural issues. Please Mike, if you know anyone in the States that does what you do please help me. I'm begging you.

Just my Opinion, I think the last guy that claimed to be a home inspector must have had blinders on, He or she should pay for the repairs that Mike Holmes & his crew had to do it correctly to get these homes up to legal code !

Hey, are there any Canadians out there that know if the laundry sink seen in this episode is just so common, or do they put it in every odd home in the episodes for dramatic effect? Seems that half of all the episodes have the same laundry sink in the basement. I'm just curious, never seen one like that here in the Netherlands.

"It's the little things you don't notice when you are buying a home." Sorry, but - Really? It's the little things you should be looking for NOT THE COSMETICS of the décor or the interior colours. In addition to the things covered in Mike Holmes' videos, here are a couple of things you should do: turn the taps on (one at a time) then look under the sinks. Look for leaks. Are the floors level? Check every window for drafts around the framing (inside and outside of the frame) both on the interior and exterior of the house. Learn a little about electrical wiring and the circuit panel. What does "knob and tube" look like (13:58-14:04) and is it live. Look it up on Wikipedia. Think about it, a Realtor only makes money when they make a Sale and they don't make a Sale revealing the problems in any building listed FOR SALE. At best they will give you a Downplayed version of "some" of the problems. Guess which Realtor gets hired first when YOU want to sell a lemon? This type of Realtor. You want to get your money back, don't you?. You know the honest Realtor is not going to Sell your home, unless they get lucky and a Flipper sees potential, for which you will only receive Rock Bottom Offers. Never anything close to the Asking Price. This type of Realtor can not make a living so they don't stay long in the business. There is very little honesty or Ethics in Real Estate. The most successful Realtors are the more Professional type 'Sellers', minus the Ethics. They are the ones that say "I didn't know about those problems, the Seller never said anything" yet they may have sold and resold that property many times and know every problem because the Buyer they sold it too, tells them. They hear about the problems over and over again. Plus it almost always guarantees them another Listing that they can sell - again. They are not the type of Realtor you want representing you when you are Buying. Mike won't say this on tv (PUBLICLY). He can't or he would be sued and loose his license. If you want to learn more, follow one or two buildings on the MLS listings. Do they never sell, maybe they are overpriced but keep in mind the selling contract is usually 3 mo so when it is renewed, it appears to be a new listing every 3 mo or so. To protect yourself you need to learn what to look for and what the 'signs' are. The evidence is never the Cosmetics. Hint: cosmetics are what hides the "little things". A redecorated or 'updated' house can be a warning sign for an 'older' home. An older home that has had very little updating is a good sign but take a step back and realistically assess the update and all the reasons you can think of why it was done. Not the reasons you are given by the Realtor or home owner. The more original construction you can see the less there is hidden. That goes for newer homes too. Some positions in the Military post you every 4 years and after 30 years you have seen a lot and learn a lot after paying and learning to fix these problems and how to look for them when buying or selling a house. Renting instead saves you from all this cause you don't need to know. Or do you. Not knowing you are living in a health or fire hazard is never a good choice. Learn. For you own Health and Safety.

It is how wiring was run in the old days. You have hit and neutral wiring running through porcelain tubes and knobs.
