Of all the projects I have seen online by builders and architects, this one has got to be the most well-thought-out and detailed home of 2022. Julia is a rock star and needs her own channel!

Around the 4:00 minute mark, you can catch a glimpse of the bottom of fascia line up with the adjacent shingle course. Small detail but so nice. A question, how long is the service life of the sealant/gasket at the mitered glass intersection? Best, Tom

Great point, which then lines up with the top of the window, you can tell everyone along the information chain cares when stuff like this works out.

Love the exterior pocket doors !!! Any chance of going into more detail on the building of the pockets for the exterior doors?? Flashing / access / building process ??

What about the vapour barrier. I think It is one of the most imortent things Why you don’t use it America ? Here In Europe It’s standard

I like where the shingles land on the roof and windows, nice lines, no notching. Definitely better to bring the kitchen exhaust where you did it. I like the cantilever look created by the glass also. Curious how the corner post will be detailed.

It all looks amazing. I agree - the deck and soffit compliment each other. Wise choice to move the fan's exhaust up and out of the way.

How do you prevent bird accidents with such big glasses? I have much smaller (regular) windows and even I have already had bird fatalities during the first 6 months of having them.

Great point. It’s something that we haven’t dealt with yet, but there are films, and there will be a louver system on these doors for the sun.

21 days since the glass was installed and no accidents. In all seriousness, it was a consideration but this type of accident mostly happens when there is are two windows visible across the house that the bird can see through - not really the case here. The house I grew up in had this condition and our cats sat below waiting for the birds.

@@julianugentarchitect well I wish you luck. It being a corner or glass the birds will see it as something to fly through or "under". Bird crash always pick up during migration seasons. Over a billion birds die each year from window crashes.

At 4:12 you seem to be missing the kickout flashing detail where the roof terminates and the wall continues on ?

It’s there - just can’t see it from this angle because the gutter is hidden behind the fascia.

I can barely miter wood correctly. I can't even imagine what type of machine it takes to miter glass. Looks awesome, like how it's coming along. Great job to everyone involved!

Beautiful finishes and a great contractor but for me not cantilevering the steel has meant the opportunity for making this an amazing house is lost forever as the cost of redoing it now would be prohibitive. The client should have scaled back the finishes for now, they can always be upgraded in the future. You really only get one chance to get the structure correct and the money should have been deployed there.

Kumaru is gorgeous!!! It was on a usonian style lake house on Lake Michigan, the red tone is beautiful. But it needs maintenance every year to keep that color.

That is a killer pocketed door setup. I'm curious why there is no overhang on the end gable walls. Just looks strange to me since we almost always have some amount of roof overhang around where I am in Canada. Edit: just re-watched a bit and I see all the houses there are like that. It's so foreign to me!

Looks like the roller wave on the big glass pieces are pretty well controlled!! What’s the thickness (mm) of each glass? Who is the manufacturer of the glass? Also curious about SHGC and U value. Thanks!

Large glass: U=0.12, SHGC=0.21. Smaller units: U=0.22, SHGC=0.39.

I love the sliding doors. The problem I see is, it's great to open up the doors, but what about screening on these doors to prevent the intrusion of bugs? Good job!

There will be a screen. It’s an accordion style that pulls out from an aluminum pocket on the exterior. But honestly, the site is remarkably unbuggy due to the constant breeze.

They had said there were engineering/cost limitations that had to be taken into consideration.

Had to have been a cost consideration. The price per foot on this small house is already super high. To cantilever that big corner you need a lot of steel…and steel to hold up the steel. It snowballs.

I wouldn’t recommend triple pane for such a beautiful view. It makes it look like a damn greenhouse. Triple pane glass is nothing more than a marketing gimmick.

It all depends on the glass specs. These are low iron so much better visibility than typical glass. The low U-value and low solar heat gain coefficient allowed me to buy a smaller HVAC system than what I would have required with lesser glass.
