Great Video John, Lot of information for starters. Appreciate it, if you can provide some guidance on where to find study material for MH dealers License exam or any practice exam questions and answers (sample questions) for California state.

Thank you so much for following along and commenting. The HCD changes their information somewhat often and I do not want to give you any wrong or misleading information. I would rather you get this information directly from the HCD office in California. Call them up to let them know your plans and what you would like to do. There are a handful of other requirements in your state as well with regards to becoming licensed. Sorry I'm not able to provide you is too much information however I hope this does help and point you in the right direction moving forward.

I do not want to give you any wrong or misleading information so I would encourage you to contact your state's licensing department or manufactured home title transferring department to have them point you in the right direction. You may have to wait some time or there may be no waiting time needed. Again, your state's licensing department should be able to answer this question for you. Hi John. Incredibly informative videos! Thank you. We are small park (30 space) owners in Indiana and getting the dealers license is challenging and confusing. Almost done - having “office” space installed and should get approval once those photos are submitted. If I can help anyone in Indiana let me know I can at least explain what I went through.

Great job pushing forward to obtain your dealer's license in the state. I am working with a handful of other investors in the state, the minority are licensed, and the rest are unlicensed. I definitely agree with your idea to get licensed though. Especially since you will be likely adding homes to your community, renting homes, selling them, and buying them as well. Hi John. Thanks for the info:) In Ohio and they want a "lot" of 3500 sf (like a car lot) as part of the licensure reqs. So we have to rent something of this size even though we do not host the homes at our business? Do you know anyone in Ohio that does this?

Hi Nikki. Thank you for reaching out and connecting. You're definitely right that some states make things more difficult than others. In Ohio the state wants you to have a place of business and lot to hold inventory, even though many mobile home investors will never hold inventory outside of mobile home parks or land that the home is currently on. Since I'm working with folks across the country each state is a bit different and my answer will obviously change accordingly, however in Ohio I am working with a handful of folks. While these folks are using the correct paperwork, being ethical, setting their buyers and sellers up for success, etc. many of these folks are not currently licensed in the state. With that said I would definitely encourage you to still pursue obtaining your license and renting out or purchasing a lot of land from a motivated seller if possible. As a mobile home investor you may always want to be on the lookout for inexpensive parcels of land where you may be able to add a mobile home or two in the future. I'm sure this is not the answer you are looking for however I hope it helps some moving forward. Hi Nicholas. Thank you for reaching out and connecting. My apologies for the delay in this comment reply. When you wholesaling mobile home you will be typically only getting the mobile home "under contract" and not actually closing on the property. For this reason you could certainly make the initial name of the purchaser a trust, company, or your personal name. However you want to make sure that the contract is assignable to another cash buyer. This way the cash buyer will buy the mobile home and also pay you a fee for the assignment of the contract or similar. However if you did want to actually purchase the mobile home then the ownership/title would go into the name of whoever was initially on the contract. You could certainly change this up before closing however you could close in the name of a trust, company, or your personal name. I hope that this helps and makes sense. Hi Priscilla. Thank you for reaching out and connecting. The answer to your question is definitely, it depends. If a state requires you to have a mobile home broker, retailers, dealers license, or similar license in order to do business and profit with new and used mobile homes than the answer to your question is yes. However there are certainly hundreds of investors around the country investing in mobile homes with no license or credentials at all. If possible it is definitely advised to eventually be licensed where you are investing a considerable amount of time and energy. I have made a past video on getting licensed with regards to mobile home investing and my thoughts on the matter. Hi Diana. Thanks for reaching out and connecting. After making the video I did realize that I glossed over this topic fairly quickly. In reality it probably caused people to have more questions rather than fewer. What I was mentioning is that even by putting your mobile homes in different and unique personal property trusts, this does not skirt around the law. Ultimately the beneficiary of the trust is most likely still going to be you or your company, this means that when you resell them you will ultimately still be buying and reselling the homes. Sometimes we buy and sell these mobile homes fairly quickly, like when we resell for all cash. However sometimes we hold onto the ownership of these mobile homes for many years if we decide to rent them out or sell them via payments. However even selling via payments you can decide to transfer ownership in the beginning of the relationship with the tenant-buyer or down the road towards the end when they have paid you off in full. With all of this said, while a trust can be helpful it does not get around this licensing requirement. If you decide to begin investing in mobile homes without a license it is important to know all of the realistic pros and cons you face. The personal property trust I was mentioning in the video above is the same trust used with folks I am working one-on-one with. However if you are able to contact a real estate attorney they may be able to help point you in the direction of a personal property trust that may be used for manufactured housing as well. Once you have this trust you can then duplicate it, while of course changing the name of the trust for each property, for future properties moving forward. I hope this helps and mostly make sense. Yes, I am already dealing with it on a personal level because I am disabled and am selling our mobile home prior to the inevitable notice of sale due to unpaid County Property Taxes.

Hi Wilson. Thanks for reaching out and connecting. Congratulations with regards to being a Realtor in the state. The few investors I am working with in Pennsylvania are actively investing in the state however currently unlicensed. With regards to your question, an additional license should be needed with regards to buying and selling new and used mobile homes. However, I do not want to give you any wrong or misleading information. I would absolutely encourage you to contact Penn states licensing department and manufactured housing Association in Pennsylvania. These folks will be able to point you in the right direction and answer your specific question on licensing. This way you can hear the answer directly from the horses mouth. This info is helpful for clarification/pointing people in the right direction- especially in states like NY, where the documentation provided by the state and dealers association is not always the best, and there are a few hoops you need to jump through to even get started.

For you are definitely right that the licensing and legislation is not exactly 100% clear or landlord friendly. John, I am in Florida. Requirement to get licensed in Florida (application fee, $25k surety bond, office space requirement, etc). The office requirement is the one that has me scratching my head. I am aware you invest in Florida as well. Can you use your personal home an office space requirement, otherwise PO Box, Rental Box, or asking a mobile home park manager or owner if I can use their address? Thank you!

Thanks for reaching out and connecting. Hope this video was somewhat helpful to you. Great job doing this research. The $25,000 surety bond likely cost less than $1000 per year in most states. Understood about the office requirement. I can say with confidence that I know to investors using their home as an office while being licensed as a dealer in Florida. However, I can also say with confidence that this is very unusual and the state will almost 100% want you to have a separate office outside of your home and not a PO Box for rental box. The state will often times send out someone to verify this is a real office with a small sign or plaque on the outside that even has your hours of business. This is probably not the answer you are looking for however I do hope it helps and puts you in the right direction. Aim to talk to someone as high up as possible to explain that you will not be holding any property and therefore do not need a lot to hold any inventory. Any homes you own will be on private land or inside pre-existing parks. Hope this helps some. If you have any follow-up questions never hesitate to reach out anytime. All the best.

I am in Florida and just received my mobile home BROKERS license. I also was confused with the dealer or broker difference. Dealer you’ll need an office and physical location. Broker you can use your home address. I went with broker and am just the middle man and can keep the full commission if I sell a used MH myself. In other words, you can work as the salesperson yourself. Getting the brokers license is very simple. What is not simple is trying to find answers about being a broker and the rules and regulations. Advertising/contract “wording”, sales and use tax, IRS. There is literally no one to call except a real estate attorney and that is totally separate from mobile homes. If anyone has any info on rules/regs or someone to call for any questions regarding my license it would be much appreciated .
