Continued....now i could really make a difference if i owned a MHP. Wish could fix up the ones that need it and still have same tenants and not have raise rent. Thats probnly impossible unless you're wealthy from the start.

I lived in a 1 star MHP temporarily. I had a home in the very front of a small section of an area that was on a corner on a main road where it was quiet. The back part had police being called very often. Owner was nice but had no intention to fix up anything. I had to turn the breaker off to keep the bill lower than the rent, only turn it on when hot water was needed. It had wood paneling, filthy carpet, all floors had very soft areas everywhere. Windows leaked, kitchen water was brown. Aweful...cleaning to my specs was impossible. Dirt was fermented in... I got back to my regular occupatandand offered to buy it and fix it up. No way would she sell. She made too much money as is. The whole parks homes were the same way. Grass was cut and otherwise neat...dirt driveways...i hated seeing people live like that and there were 3 others the same way i saw in that state...

I am trying to buy a home. We have the vin numbers for both sides. IBTS cannot find HUD plate information but was able to verify data label information for it. We have found documentation going all the way back to installation with the county verifying the VINs, but the HUD plate information is not anywhere to be found. It was even previously a VA loan. We also have a second set of numbers in the frame just above the serial number. Can you give me any idea of where to go next or what the second set of numbers is?

Thank you for reaching out and connecting. Additionally, thank you for the detailed comment as this certainly does help me understand your situation a bit better. Typically the vehicle identification number is the more important number to possess. Typically with the vin you are able to track down all of the other information you may be looking for about the manufactured home, including the hud plate number. However, if this has been removed for some reason or stolen over the years, then you may be able to get a new hud label number directly from your state. In certain states this is the case. When you go to transfer the ownership from one person to another you can then purchase a new hud label in certain states. I would reach out to your state directly to see if you were able to get a new hud label given to your home. You may also be able to call up hud directly to ask them if they have a library of all of the hud numbers given to all of the manufactured homes in the last five decades or so. Keep in touch and please let us know what happens. I am not sure if this helps however I do hope that it points you in the right direction moving forward.

Thanks for watching! 🤯 The subfloor version does not seem to be available in all of the big box stores that I go to. For this reason I wanted to use the traditional liquid nail version that is available almost everywhere that I go. However you are absolutely right that a head to head showdown of the different liquid nail versions is probably not a bad video to make either. I would be curious if this subfloor version held up better than the traditional version. In reality these sticky squares weigh just a few ounces so I would imagine that as well as the traditional liquid nails held up, the subfloor version would do just as good of a job or maybe even better. When we talk to the mobile home sellers, they are their homes... and when we talk to mobile home buyers, these will be their homes as well. Like you mentioned, it is definitely a good habit to get into to call these homes versus trailers.

Oh ok. That way you know you can get the work done. I would do that too if I had to. I travel for work and I think I would have quit my job to do this. Thanks for the reply. I would wear gloves that extend up the arm, work boots, face mask , head hood covering, carry flashlight....etc. i lived for a short time in a mobile home in a park that was similar to this home and all the homes were like this and worse. Hardly an empty trailer available, when someone moved another moved in right away. Always someone needing an affordable to them ... place to call home.

However if the mobile home is filthy then wearing some protection like you mentioned can definitely be a good idea. Thank you again for commenting. As mobile home park owners we definitely need to get better equipped with screening, hiring, and firing managers , maintenance people, etc. I can certainly remember when I had this stomach turning realization as well. I can certainly say that the longer I own parks the more experience I gain and better I become at people's skills and managing others. Thanks for watching. This video was helpful.

Great video!! I’d love to see the test on a concrete slab. I’ve got one that’s dog urine infested and I sealed it so now the stick down won’t stick. Any insight?

Thanks for watching. That is a great suggestion with regards to testing these squares on just a concrete slab. That definitely was a missed opportunity. I would still suggest you use liquid nail or the loctite as those definitely seem to hold the best so far. However if you find that another product works better please comment back and let us know. Great video! I would rather use a tube only because of the vapors in a bathroom size room. Also the Locktite is compatible with the glue on the peel and stick.

Bought 98 double wide from not original owner for 10k no title later found out has mortgage lien and tax lien it’s on my land should I get lawyer or just call mortgage company for balance your thoughts

Thank you so much for reaching out and connecting! I really regret to hear about the situation that you are in. It definitely sounds like the original owner likely lied to you or misrepresented the entire situation. Technically, while you did pay for the mobile home the title is not in your name and therefore you are not the legal owner as far as the state is concerned. However I would absolutely bring all the paperwork you have to an attorney in town if possible. Look for one in your town or in your state that offers free consultation or perhaps an attorney through a nonprofit that will help you in this matter. Please keep in touch moving forward. We would really like to know what happens and I sincerely hope that somehow you are able to get your money back or force the original owner to pay off the lien and transfer the title to you. However this is probably not likely as the original owner probably does not have the money to do so. Not to mention the situation with the back taxes for the land. Definitely speak with an attorney. I own land (not officially on paper yet) and have rights (meaning I will be) purchasing the other plots from family. I think this might be a great opportunity to move mobile units on these properties and renting them out for retirement purposes. I also want to buy a few parks (way away from that). I figure its cheap enough to bite off here and there. My goal is to own all the property my grandfather owned. I want the whole couple of blocks. Thats my goal so your channel will come in handy for sure.

Ideally you'd rent out a stick built home as they're easier to rehab over 40-60 years. If you have property bring in water/ electric, pour a pad/ build a carport and rent for $500. Buy an rv/camper and rent that.

Yes, absolutely. In my opinion you will absolutely be investing across state lines as well. With that being said there are absolutely mobile home sellers and mobile home parks that want and/or need our help as mobile home investors. There is a lot of value that we can provide to parks and sellers. Do not let the high retail price of homes that are being sold on the open market deterior from thinking there are good opportunities out there. There are absolutely sellers and parks that we can help with just a few thousand dollars to get started. However these opportunities definitely have to be found and created as they will not just be given to you. In South Florida there are absolutely a great deal of mobile homes and mobile home parks. Some of these sellers will be in various situations and need to sell their homes quickly. Other people will not need to sell quickly however we can still help by educating people and pointing sellers in the right direction. I own a handful of mobile home parks myself, and in the past have invested in some home rentals where each of the rooms were rented out near college campuses. However besides that almost all of my real estate experience has to do with mobile homes as personal property and real property. While they're definitely have been different law changes and technology changes over the years that have helped and molded our business, as much of the mobile home investing business and real estate investing business core principles, strategies, and methods are the same. However in my experience the important thing is consistency over time. We want to keep making the right and smart decisions again and again and again. Once we start getting busy it is easy to get sidetracked or start to sabotage our business for one of a couple reasons. There are definitely mobile home owners around you in need of help and with questions. If you have any additional mobile home questions or thoughts please never hesitate to reach out any time.

How would you approach someone who is in financial distress that may be is interested in selling their mobile home before they lose it? Like how would I even start that conversation? I just bought my first mobile home last week down on Lake Normandy. It wasn’t a great steel, but it was decent. I paid 90,000 cash, but that was including the land.

I hope that you were able to add some type of structure or home to the property and then create value by rent it out or selling everything. For the folks reading this comment reply, make sure that you have a clear exit strategy and a very clear plan with budgets and more prior to closing on most deals. However, I suppose if the deal is phenomenal and you know that you will be able to build something there in the future then you do not have to know all specific numbers. So I tried the loctite spray, it did not help the tiles stick at all on unprimed osb. The liquid nails construction adhesive did stick very well, but much harder to spread 😕

NEED HELP! what do you do if your trying to purchase a mobile home on a lot that's rented and they want a 12 month lease. What if I'm flipping the property in 90 days??

Very good to hear from you. As mobile home investors the mobile home park managers understand that we will be reselling the homes very quickly and therefore someone else will very soon be getting approved for the park and will be signing a new lease to step in our place. Most park managers are completely fine with this however they do want someone to be on the lease at any one given point. So as soon as you find an approved buyer that is park approved then that person may sign a lease and step in your place. Only if the park is looking for reasons to not work with you will they say that this is not possible. They will tell you that there is absolutely no way for you to back out of the lease once you sign it. This is code for the fact that they do not want to work with you in this particular park. Keep going to other communities nearby or aimed to wholesale this mobile home instead of purchasing it yourself, or purchase it to remove it from the park. However that last suggestion is not highly advised. My advice is to go back to the manager to introduce yourself and make sure they are okay with you getting another park approved buyer to take your place in 90 days or less once the home is fixed some.

Do you come across many old mobile homes where the 4 x 6s are rotting or have termite damage and how would we know this if there was a barrier blocking the view of them? My husband and I will be buying a mobile home and may just do our own inspection. Thank you so much!

Thank you for watching and commenting. Congratulations to both you and your husband for investing and rehabbing these manufactured homes. I hope that your experiences have been better than expected. Yes, there are definitely some bugs and termites in a number of these mobile homes that we go through. Bringing a Screwdriver with you to push into the wood behind the top of the skirting can be helpful. Depending on how easy the screwdriver sinks into the wood or resists by the wood can tell you a bit about how rotted things are. Otherwise, prior to closing you will do a final walkthrough and bring a screwdriver with you to actually remove some of the skirting in a few spots around the home. I hope this helps and makes sense.
