We were searching for a foreign real estate market that is undervalued and has great multi-year appreciation potential. Montenegro is a breathtakingly beautiful small country, with only 600,000 inhabitants and slightly smaller than the state of Connecticut in the US. With low cost property options, taxes between 9% to 15% max (on capital gains and income), and a great legal infrastructure. It outperformed the other countries we compared it to in our analysis. Montenegro is in a unique situation where demand is rising rapidly as foreign investors jump on the opportunity, creating rapid appreciation for those investing now.

Great video first of all. Been looking in buying a rental property in Montenegro myself, decided not to do it eventually. However im curious about your guys experiences. Pros for montenegro: -beautiful nature -underdeveloped (potential to grow) -big brands starting (aman, nikki beach etc) however Aman has been closed for 2 years, so not sure if thats a good sign. Cons: -prices are very high for the standard (3-5k€ per m2 on prime locations, which comes close to major cities in the Netherlands where I am from) -limited season (2 very strong months, rest mediocre. Winter hard to rent out. For me the conclusion was that (with management outsourced) the net yield would be around 5-8% (if very lucky). For me personally that was to low to take the risk, also since prices just had been bumped up by Russians moving there after the war. Do I think that montenegro has potential to grow: yes, defenitely. Im from Croatia originally and have seen Croatia grow from nothing into a tourist hub, while the quality is still behind. However what I find with montenegro is that tourism is still fairly limited (compared to croatia for example), but that the prices are already up. Therefore yields are relatively low. This, in combination with that most locals can never afford such prices, the only thing I could see coming is that the prices slow down or drop. Who is going to buy property when the locals cant afford it anyways and the yields are

Hi, thanks for the very long comment. You raise many excellent points. And I’d be happy if the community or anyone reading can add their point of view or experience. I do believe the biggest downside of Montenegro for short -term rentals is the short season. I have a property in the Swiss Alps and rent both winter and summer, so I hear you about Bali or places that have a very long season. When we started looking at Montenegro, there were still incredible deals in terms of prices. Some of these have since then doubled, or even tripled in the most desirable locations like Porto Montenegro. So yes, prices are now higher but we still see some amazing deals in terms of good location, beautiful views, and good price. But the rental yields will be lower. Of however you plan to use the place, or move there in the future, and are also looking for capital appreciation it can be interesting. And building costs have been very low, but also legal, architect, etc. Our experience has been truly excellent, I like to compare to other Mediterranean options where you get beautiful nature and properties with sea view. In the South of France you’d be paying 2x or 3x the price. Again, not in the most most trendy place like Porto M, but in places that are not far and have stunning vistas. I do think there is potential for much more tourism just because people don’t know Montenegro. And if the country does join the EU I believe it will create another major boost. it's a good place for residents of Western Europe to spend vacations or just longer periods of time. You hardly can earn much money with giving your property for rent. High season lasts two months, during lower tourist seasons the competition is extremely high, as most tourist apartments stay empty. There are almost no tourists from richer regions, all the cars with German or Austrian plates are for 90% the expats from Balkan who just visit their relatives or have their own vacation homes there. To be honest, I don't beleive in bright touristic future of this place. First they have to fix their infrastructure. And no one even tries to do that. As an real state owner, I would be happy to be wrong in this opinion)))

The average wage is 700 euro a month. Where are locals supposed to live? Who waits your tables, cleans the streets, works the bars, polices the place you buy in? When you force all the locals out, there won't be anything there to enjoy. This market will go bang.

Good luck; the same happened to cities in Canada, and now people live in tents. They are now importing people from other countries to do the work while paying them less, and then they pack 12 or more people into an apartment or home.

Whats your opinion on Montenegro becoming part of the european union ? I think thats a wrong path to go... I am considering moving to Montenegro, the question is if it becomes part of the european union it will no longer be the same... More personal freedom restrictions, more control and so on .. whats your thoughts on this ?

Hello, there are naturally pros and cons, however from my perspective more pros. Overall, one of the biggest risk for people who wish to invest in Montenegro is risk related to changes in government or rules related to real estate or investments. Already, the country has made many positive changes to prepare for the integration. I think also if Montenegro joins the EU, there will be a lot of visibility of the country, and potentially a lot of new investments. I think as a country it becomes much less risky if part of the EU. Some people might disagree, but overall for me, given that I am investing there, I think it would be a positive development. I hope this helps !

Hi Kevin, happy you like the content. The weather is Mediterranean, it’s about the same latitude as Rome. I’d say it’s probably a little cooler than Southern CA, but then it depends where in CA. And definitely more precipitation, but it also keeps everything looking so beautiful and green. But for the Mediterranean it’s really a nice climate. Hope you get to travel and visit!

Hi, no need to get a survey if the paper work is clear and clean. You might need later for building, or if you want to subdivide for instance a plot, like I am doing in Zabrdje. But otherwise no need unless you have questions regarding the borders of the lot and want to have it verified. Hope that helps!

I could easily buy a property there, it seems so nice, but I think its a place I would be bored living full-time.. living part time, not sure, I have been there before.. I recommend people go visit.. There is not much there, just nice scenery to look at..

Yes, I hear you. We have been going regularly and just love it. I think it really depends on what you personally like. I love beautiful scenery, and diversity, and places not too packed with tourists. We find the scenery stunning, but enjoy also the more modern amenities, nice restaurants, etc.

Well, huge problems with garbage, huge problems with traffic in Summer, huge problems with sea water quality (infections in water), electricity quality, mobile Internet speed in Summer. The picture here about this country is way too sunny. But it is still pretty good here. Just these lower real estate prices have their objective reasons. I am the owner of a good holiday house here. And if I had more money, I would buy in Croatia or some Italian regions, but I am not that rich.

Thank you for your comments. It is true that there are issues, although all places have their pros and cons. I have some pretty wealthy friends who moved to Montenegro from other Mediterranean countries (including Croatia) and who live here full time and rave about it. It’s true that traffic is a major issue in the summer. But prices remain low compared to other Mediterranean countries with such level of natural beauty. But I do hear your view. Some people love the South of France in places like Saint Tropez and others will say in the summer it’s an endless traffic jam packed with tourists, and everything over priced and to avoid at all costs. I still love going there, I’m just smart on planning when I go. So all places have pros and cons. I just fell in love with Montenegro :-)

@@bluevistaproperties I also definitely enjoy my time in MNE and love these people and this nature. Just wanted to stress that infrastructure problems are enormous. Don´t even compare MNE with France, Italy or even Croatia. They have good highways without traffic jams, yes there is traffic in cities and towns, but interregional and interstate connections are perfect. Prices for GOOD food and wine are definitely significantly lower in Italy or France, than in MNE. In MNE only local products are cheap, and that is a very small choise of products. Rotavirus in water is another very unpleasant story. So what I wanted to say: when you buy real estate in MNE, you get what you pay for. Maybe, as they promise, they will solve all these problems in future. Would be great, let's hope.

Hi, the money gets transferred to the notary, so it’s held in an account. When we purchased the properties we were very positively impressed by the lawyers we used, and they ensured everything was safe. Yeah but what are the real risks of someone claiming the Montenegro property after you've paid $150,000 of a $250,00 mortgage? I heard lots of horror stories on the web about MNE. May be best to just rent indefinitely. As an American, you'd have zero leverage in the courts if someone comes out of the woodwork and claims their facility holds title to the land going back to the 1800s 🤣 And poof! - there goes your retirement savings 🥲

Thank you for your comment. I’ve always avoided to buy in countries or municipalities that have title issues. For instance Mexico, Peru. Maybe parts of Montenegro. The biggest issue from my experience buying in key areas with a good cadaster and paper work on ownership has been about building permits and if land is buildable and what the rules are. This is the area I think people can have serious issues. I met realtors trying to sell me land or partially built houses that did not have the right paper work and saying “don’t worry, you can get it legalized”. The great news is I had a super trustworthy lawyer who did all the paper work research and was able to stay clear from any land that was not 100% buildable! But definitely it’s maybe not for everyone. I have found that if you buy in countries that are under priced versus comps around the world then you are obviously going to take a certain level of risk. That is also why prices are lower. So it’s a bit of a risk vs reward vs future potential calculation. Thanks though for the perspective as I’m sure some people would agree with you and prefer to go about renting.
