We were asked to take over this rehab after 2 different contractors destroyed this property. The quality is embarrassing and the fact that they are $40000 in already and hardly any work has been completed.

Nope both are to blame, the fact that the contractor thinks that this is okay to do is stupid. Look at those window gaps, that is like a 6 yr old who tried to do renovations. The owner is also to blame for paying cheap but the contractors are more to blame because homeowners get sucked in such good deals. There are many contractors out there who will charge an arm and leg because they think they are the best, not only that, the price can scale depending on what neighborhood you’re in as well. Contractors can easily charge a lot of money just because they think the homeowner got lots of money, ive dealt with a lot of contractors for my house and even on my job so I know. Some contractors are fair and do quality work, some contractors who are good but overcharge you because they think you’re stupid.

The influx of amateur reality investors has created some interesting conversations. My go to saying when I'm 30-50% more $ than their "handyman" they are sick of is. "Cheap work isnt good work & good work isnt cheap." I'm here because the guy you have been using is not meeting your expectations for craftsmanship, you will almost never get craftsmanship from a lowball. Hell you, can pay top $ and still get crap, gotta be careful. If it is not over built, it is not built right. - Our great grand dads.

Alot of times these investors are so greedy and don't want to pay a real contractor to do the job so they look for someone who would do the job for pennies on the dollar and this is the result.. don't blame the contractor blame your greed trying to get work done for cheap.

I can do it all. But when I say that I mean, I frame window openings for windows I ordered myself. Same with the doors. I’m framing walls, I’m choosing my materials that I have experience with and I’m doing the ordering or purchasing of that material. If I need a specific tool, it’s included in the budget. I make the schedule. I schedule inspections. I get and pay for the permit. I’m scheduling deliveries. You can only trust yourself. 😊 granted it will take way longer but man if you screw something up, there’s nobody to blame.

When I get potential clients telling me that someone else can do the work for $1k or $1500 less than me, I tell them to go ahead and hire them. I don’t have time to deal with people trying to chew you down and expect excellent results. At the end you get what you paid for and also for not doing your diligence and checking their prior work. I always send my clients 10 of my latest portfolios showing the specific work we have done and with fair prices we get the work 9 out of 10 times. Remember to show them before, between, and after pics of your work to show them you can do it!

I had a lady do that to me then she called me a few months later and it cost her 4k over what i origionally quoted her, damn contractor used elbows all the way from the second floor to the basement for the shower without a trap and she couldnt figure out why it smelled so bad... alot of repairs done in there after that idiot worked on it.

I get the feeling that it's just as much his fault as it is the contractors. A lot of these homeowners say do it cheap do it cheap do it cheap and I'll tell you right now any contractor that's not going to walk away from a guy like this is going to do a job like this....

Thank you for pointing out the obvious! Most of these home owners go with the cheapest option and do no research about products or materials. Then tell the contractor to get it done as fast as possible. Pay a PROFESSIONAL fair market value and this won't happen.

Yep, this is what I deal with every damn day. If this old lady doesn't do it herself it is like a child performed these jobs. I'm getting too damn old to cut vertical cast iron drains out of the wall. They weigh a ton, yet I have to baby a plumber because he's scared to do the job and I have to listen to him whine. I'm telling you the next contractor and it may be this plumber is going to be thrown off my property. If I have to I am going to cover every inch of three counties and go into their businesses and find out just how capable they are of doing the smallest of jobs.

Those windows are insane! imagine telling the customer they just need to be caulked. I've been in residential construction for 40 years, and some of the stuff I've seen and stories I've heard are unbelievable. you almost have to think up ways to screw up a job to get this result where others think it's fine.

usually windows are installed into a rough opening. There will be at least 1/2-3/4 of an inch of gap that you will use shims to get the window plumb and level as the 2x4s they use to frame the opening are not perfectly straight. You then fill in the gaps with a closed cell foam insulation. Then once trim is properly installed it looks good. This guy doesnt know much about the process and just went with the cheapest contractor. Looks like his dumb ass did it twice. You get what you pay for.

Permits? Licensed & bonded contractor? What was the initial projected bid? Is this a flip for you? If yes did you go with the cheapest bid you could find initially? All signs point to yes. Why did you have them re-frame the rough openings of those windows if you had brand new windows that fit the original rough openings? Why is there no rhyme or reason to any of the work going on in this house? Order of operations for anyone who knows anything is demo,framing, plumbing, electrical, window/door install, drywall, prime/paint, finish carpentry and cabinets, punch list etc…

I like how he says too small a window for the opening when doing a remodel they want to open up as less as possible so you go with a smaller window amd frame it in instead of opening it up getting into structural changes interior amd exterior finsh work and they usually dont want to pay for it

Stop hiring illegal contractors. Only hire legal license contractor that pay insurance and the 25%of taxes that all business pay in the USA. Those contractor you can sue in court. Illegal contractors you can’t sue because they will never go to court because they are illegally in the country and they can’t be found. Never pay more that 40% deposit. If the deposit is pay on cash then make the contractor put that payment in the contract and make sure he signed the contract. Also if the customer wants to pay cheaper then the job be cheap looking.

As a professional finish carpenter/contractor I would hv certainly appreciated some hidden camera footage of these men at work! I am certain there would hv been many “Pro-Tips” and a few smoke breaks (Gerber jars & hollow ink pen smoke breaks)! Wow what a beauty ! Like the door jam action where no door was!

I love how we always see these kinda of videos. People blaming contractors always. I would love to see these contracts. & as a lot of you guys have been saying developers/flippers want to negotiate with 5-10 different contractors for the lowest prices & they want people to go above & beyond & fix everything that may not even be in there contract. Gotta be careful seeing one side of everything. Looks like they aren’t even completed with this house.

I'm a carpenter. I was in between jobs and I found an appliance guy to work for. Turns out he owns a bunch of commercial property and residential. I worked on one home for him. It was a two-story colonial home. Stone foundation with some crawl space. Etc. I'm redoing a master bathroom and bedroom. I have to redo the floor joists. The waterman for the house was under the floor. It kind of got Disturbed and started leaking. All old corroded pipe. No way it could be fixed with out replacing service were it toes into the city etc. is this cheap ass dude wanted to fix it with flex wrap or whatever. Close it all up. Finish and sell the home. 👍

I’m a retired union master electrician that does everything by the code. I started for a guy (a friend of a friend deal) and walked after three days. Kept wanting me to cut corners, rather insulting telling me what needs to be done when for me I put safety above anything else. Also, they want you to work day and night, never again.

every person i know that has bought a remodeled house has ran into issues like this. I strongly believe in having permits and if the house didnt get permits i say you do not buy it. My brother just bought a house in tennessee with the same issues. Guys bought it and flipped it and now i have to go down to tennessee to fix all of the issues cause he's disabled now.

This doesn't happen overnight. Plumber didn't do it right. Framers didn't do it right. Drywallers didn't do it right. Electrician certainly didn't do it right. I'm thinking the problem started when you were interviewing "contractors" for the job. The best man for the job was probably too expensive for your ARV so you went with the guy who gave you the lowest price. You got what you paid for so blame the guy in the mirror.

For this particular job, owner lives overseas, trusted the contractor. No GC involved. I finally stepped in to help out.

@@TonyWest77 - Roger that. Been there many times. Sometimes guys lives go awry, divorce,injury, drugs etc and can no longer fulfill their responsibilities. I've been on both sides of it actually. I've stepped in and fixed countless hack jobs and my business fell apart due to illness. I communicated with my clients,, hunkered down and fulfilled all my obligations, made my clients happy and rebuilt my business. Took over a year but I managed. Few are willing to do that though.

I am not sure what market that house is in but, unless they picked that house up for almost free, it wasn't worth the renovation expense and effort. I have worked on those old houses from the early 1900's and they are a nightmare. Sawdust, newspaper, or vermiculite insulation in the walls, 2x4 balloon framed exteriors, plaster and lathe on everything, two wire cloth wrapped wiring with toggle light switches, cast iron plumbing, no vapour barriers, minimal attic insulation, substandard foundations,, no weeping tiles, single pane windows, clapboard roofs, masonry chimneys. You name it; it all has to go. The expense and time is astronomical. Just tear it down and save yourself the cost, aggravation, and stress. The contractors that took this job on probably had no prior experience and way underestimated the commitment.

Horrible work is horrible work!..I began watching thinking there was a possibility that there are plenty of reasons why it would look like this, now I think there are even more..I would recommend that I'd money is tight and you want to work for a client, be sure you only do clean professional work..I disagree with only "giving them what they pay for"..build relationships rather than taking a new flipper out of the game..if money was the issue, it is only a serious conversation that is needed to help them understand how to better invest thier money and our time!

When I saw the garage at (6:20) I just started laughing. Honesty go with a good referral whether the person has a contractors license or not. Because as long as they have good referrals from a family or friend you’ll be in good hands. And to avoid this just pay more pay what it actually cost and don’t be cheap. Paying what it actually cost is cheaper than trying to get a deal. So with that being said Have a blessed day

"You get what you pay for"....just because you pay more doesn't mean you'll get better work... people in the trades should know that. Also, if you can't complete a job within the customers budget then politely pass. Dont take the job, do bullshit work then fall back on "you only paid me....". Budget your operating funds and mind your credit so you don't have to take low ball jobs and whinne and cry about they're "cheap".

We needed work done on our house before we moved in. We payed top dollar for top work. We got a deck that sloped toward house! Lousy drywall work. Substandard plumbing and electrical. I could go on. Later found out the contractor was an alcoholic. Where are quality contractors???

This is both contractor and clients fault, here’s why, as a contractor I will never lower my quality in work, your name Is on that, and we take pride in our work, if someone can’t afford the work the builder will cut cost not lower quality work, real builders know that, this look like a team of “handymen” now the clients at fault for not doing Homework on builders and if you can’t find proof of a good builder, just like car test drive it, give them the smallest job and see how it turns out, with a written agreement, A contract. And you pay about half the cost up front and the rest when its done , depending on the job and time but that’s another story, moral of the story , know when you need a builder ,and when you need a handyman.

Hiw did the house get this fsr along before caught? I hate working for flippers and investors. Learned my lessons over the years. Cheapest possible fix is always their motto it seems. With that said this was very shoddy work.

Put a tent over that circus. Too much going on at one time. Lead abatement is a thing on old distressed homes. Your contractors might as well smoke a lifetime worth of cigarettes taking on that job. Moral will suffer when one contractor stirs up dust that every other contractor has to breath without proper protection/ventilation. Dust/lead paint in walls of old homes is ultra toxic and will eat at your central nervous system and create havoc. When a contractor bids this type of job, many don't understand the total scope of work because it's hidden from them . Then they go to complete the work and have to do so in a hazardous environment. Hence the half ass.

Just had a rehab. Every day they worked only about 3 hours total never finishing anything before starting something else. Painted when mud was still wet. Three way switches wired wrong, porch railing not done right but left material behind for someone else to fix. Threw away the straw that goes inside sink hand soap dispenser, paint was not cut in first so brush streaks dried looks like crap. Scarpped up new paint and drywall putting in kitchen counter and never fixed said the stove would hide it. On and on, its too much for some and they are getting the rehab bids i did report the work how bad and incomplete they were. Remember this rehab was through a government prgram chip. I dont pick the contractor the program gets bids and goes with the lowest bid homeowner gets no say. And i guarantee someone is pocketing money cutting corners. I kept on contractors cause they didnt clean up their own trash let alone trash in attic, nails and screws everywhere etc. The chip rogram needs to be investigated cause things are not happening per contracts.

When I do a rehab, the first thing I do is rip out everything the previous owner did. Most of the really bad work I see are from homeowners who think they are going to fix and flip a house, then go bankrupt.

Agreed. I'm working on improving this aspect of the business. Step 1 - hire more project mgrs who will keep these guys from getting paid when work is shit. Step2 - hire a licensed GC to run a team of direct hires Step 3 - start doing these jobs in-house (with a few exceptions like roofing, and the mechanical trades).

Maybe hire professionals from the start. I’m a 48 year HVAC technician/ contractor and I laughed at the ductwork and the fact that the thermostat wire was on the outside of the wall. I think every hack in Michigan has been in that house. House flippers need to grow a conscience and think of the people who buy these flips. Those people worked hard for the money to buy a home and your as bad as the scum you hired to do the work and hide it behind the walls. Do better , be better, stop being so damned greedy.⚒️🛠️👍🇨🇦
