Thanks everyone for such a wonderful response. Perhaps I should clarify because it’s a bit confusing, the villa doesn’t need restoring because once the roof is repaired this month, it’s quite liveable and the whole place will be rented furnished as is with everything from mattresses, cooking pans and antique furniture to linen and outdoor furniture. It has worked quite well for the previous tenant who ran painting workshops offering accommodation in the 10+ bedrooms all with bathrooms. The restaurant is operational and ready to go. The cottage will be completely renovated by us before the new tenant moves in. Both Guido and I are already working seven days a week on so many other projects this year so the tenant really has free reign to make money from the property however they wish and we wouldn’t be involved at all other than helping them with legal admin and translation. The part of the villa that belongs to another owner prohibits Guido’s family from selling but doesn’t really influence things that much as the foreign owner has no interest in being there or changing anything and there is already so much space in the main part of the villa I showed in the video. Amazing video Kylie, I always love your content. It does indeed look like the most exciting project. My dream is to live and work in Italy and especially in Tuscany, which I've been told is the most beautiful place in the whole of Italy. I am really interested and wanted to know if the person who is going to serve as the new tenant has to have any special professional background or experience when it comes to managing a business.

Together we raised 8 beautiful children, and even though my heart is broken in a million pieces and my life will never be the same, I see beautiful parts of my beloved in each of my children. They are a wonderful reminder and reflection of the love that we shared. If you are half as happy together as we have been, you will be truly blessed. We always dreamed of one day travelling to Italy, but alas it is not to be. My first thought was how beautiful and romantic this place would be for a wedding setting, especially with such a beautiful chapel and access to wedding receptions. It is impossible to imagine a better romantic arrangement for a wedding.The combination of old history with a lively, singing nature, which will please every soul and eyes of the newlyweds and guests.
Actually it’s been statistically shown that one should not bring one’s car into a machine shop on a Friday. Also I remember hearing statistics about the non-productivity and increase of injuries on a Friday as well. Sorry I don’t have the links to those data at this time.So maybe 🤔 there is a point about Fridays. When one thinks about it and if one works weekdays only it makes sense that we would tend to get tired towards the end of the week. I make sure when I go get my teeth cleaned, I will always ask for the first appointment slot with my favourite hygienist in the morning.😄
Just an idea...but what about trying to get someone in to run it as a wedding/event location? The villa could also then act as a base for the night before/of the wedding for the sposi and also for the pre-photos. Could also bring custom in to the town for guests wanting to stay nearby etc. My husband is from Genova and I am from Sydney and we got married in the hills of Liguria. It is run by a tuscan chef and her husband who live there and then run weddings/events. There were lots of huge but very glamorous villas to get married in in the centre of genova but the views and the more rustic vibe of the place in the hills with the sea in the distance was just magic for me. Plus, being further out there were less rules and everyone could just relax and have a fun evening. Your place reminds me a lot of where we got married in its ‘vibe’ (for want of a better word). This way you could have a permanent person running the restaurant/location but also make good use of the villa where they could generate some extra revenue. Just an idea...best of luck with it all and can’t wait to see the results. La villa é stupenda!

And whilst there are loads of wedding venues in Italy, I think this one could be priced very competitively because of the low rent, which would make it very appealling to either locals or people looking for a destination wedding who don't potentially have the deep pockets required for other locations. I can just imagine the amazing photos against the front of the villa or even the by the overgrown ivy on the wall of the villa next door...gorgeous!
Yes! It would be perfect for this and the tenant would be free to develop any kind of project like this and take all the income. Unfortunately, I’m already working 7 days a week and Guido has to run the olive groves and vineyards up near Florence so we need to find someone with initiative who could do this all themselves.

Wonderful opportunity. I'm sure by now you've got tons of people interested. If I were 30 years younger, I would leap at this chance, but that is what is important.....do it now. Don't wait because the years pass so quickly and once you are old there just isn't enough energy to do things like this and we realize the years ahead are probably limited. I live in Brisbane, Australia. Recently my partner and I drove 3 hours (one way) to stay 1 week in the location where our favourite Italian restaurant is located in Angourie, near Yamba, NSW. We dined 3 nights at the restaurant whilst there. We paid for accommodation to stay locally (so we could walk back and forth to the restaurant), and spent $ in the local community, including purchasing art from a local artist. So I understand if the right entrepreneur/s take on this venture, it could be very rewarding, satisfying and sustainable for them and their staff, as well as be a beautiful ‘location stay’ and holiday experience for guests. I wish you and the future of this amazing location/business all the success!

In about one year, I'll return to live in Italy, inspired by you, Kylie, and Guido, in the country where people work to live, and not live to work. And there's no reason to work on Friday. A house with frescoes? If we can put in a tiny wine cellar, and a garden, and create a bit of an office/library, that's the place for me.... :) grazie ...I hope Guido's father is on the mend. That villa and property is extraordinary. Such a wonderful atmosphere. It oozes character, history and charm. Being an optimist like Kylie I have to believe there are people somewhere on this planet that have vision and cash and pluck and would take this on as the amazing challenge it is. In Texas we have a Chip and Joanna Gaines. We need similar folks for this place in Italy. And hire an industrious group of workers like those wonderful people in the movie “Under The Tuscan Sun” 😉. The villa would be perfect for a yoga resort. Being in a quiet area makes it ideal. Unfortunately not the right time for me because I have a tiny baby now and I would be terrified to run a restaurant in Italy. But I would love to live there with all the pretty furniture. Just like in my grandma's house.
Oh my word, I've never wished to be 40 yrs younger as I am watching this. I have a small apartment on Airbnb and love it, I'd have to hire a cleaning crew, the thought of cleaning after guests leave is mind blowing. It's such a gorgeous property, I do hope someone can bring life back to it, as Guido so loving puts it. Edited to suggest you could also see if the interested person/persons may be in a position to help pay for the work for free rent til the money is all caught up.

The location is perfect - the dream is for capable people to be motivated to commit - a plan for a maybe a cooking school or a restaurant. Access to produce? They also need to be social media savvy - think of (I am sure you have) as of how the public gets drawn in to follow French Chateau owners. I look at all this as a cook/chef I can see a place I would do tourism..but I am limited in restoration. I KNOW people out there can commit. What you need is - DIY ITALY hitting the screens. That is you Kylie...brilliant selling power with your eye - the camera. Sell it as a series to OZ - seriously, Australia needs more interesting lifestyle programs..you have the creds! I can see this happening! Food is life - EXPERIENCE is everything. X
Thank you. Just to be clear, the tenant doesn’t need to do any restoration. The villa is completely liveable, furnished with 10 bedrooms and private bathrooms and has already run painting workshops. The restaurant is good to go because it’s operational. The cottage attached to the restaurant would be renovated by us before the new tenant arrives. Sorry, it’s a bit complicated! 😊

This villa in need of some TLC reminds me of a good tuscany movie...."Under the Tuscan Sun"~!! someone goes to Tuscany ...falls in love with it ...and finds this villa in much need of repairs so they bring it back to life as it once was...then they meet someone from there...and fall in love with them through the essence of it all...and they live happily ever after!! What a beauty this place once was...I can see it in my vision of how lovely it would of been and can be once again!! I wanted to suggest an idea about procuring the labor for the renovations. There is a British woman named Stephanie who produces videos on RU-vid under the title of The Chateau Diaries. She has employed workers from all over Europe who live in her French Chateau and do the labor to fix up this very very old Chateau which was once owed by Marquis during the time of Louis the XIV. Stephanie pays for the material and her group of workers restore from the garden, electric, interiors and architecture according to these people's special talents and skills. Not sure if your Villa is good enough shape to let people sleep in the villa while they are restoring it free of charge. In other words, they work for food and board and Stephanie is overall cutting her restoration costs. Just an idea....would love to help myself, but I still live in Arizona....lol. Charleen

A fantastic opportunity for someone the villa is stunning and surrounding gardens ' my uncle has family in USA one works in one of the Airports and gets Buddy deals for family ' she wanted a new kitchen fitted ' my uncle being a plumber & his friend is a joiner ' they travelled from Scotland to USA to do the work as it worked out cheaper for his cousin as she got them cheap flights & they stayed at her place ' and got a 2 weeks holiday out of it he didnt charge for the plumbing work & his friend gave a low fee for joiner work ' good luck guys with your renovation look forward to see the builders in & watching the progress of it

A great episode Kylie. So very interesting and informative. I wonder what the future holds for these farms. No-one wants to work that hard manually any more and for a pittance. Sad but it is as it is. I think some young people and older have a fire in their belly to restore and bring back to life. History needs to be preserved and you are fortunate in Italy you can find hidden treasures. So unlike Australia which is too young and the trend now is to destroy historic buildings for ugly ones that are devoid of character.
How exciting it all is, a dream come true. As a side note, I learned the carpentry trade from my dad, and one of the many things he taught me, was to never start a project on a friday, because it can bring bad luck, and this is in the USA. I have heard never buy a car built on a friday or a monday as well...haha. Take care

Wow.....The interior and the furnishings of those Villas are amazing.... In the 17th and 18th Centuries the Young British Upper Class would go on the "Grand Tour" to finish their education. Touring Europe and places of Historical interest. They brought back lots of Ideas and Art, mostly from Italy... And you can see why.... So Beautiful.... Thanks for sharing.. In my area in Italy there is the same problem, very big buildings... But I think the problem is the investment you have to do all in one time because now there are technique to spend less to maintain the building but the problem is to spend in one time all the money necessary... because if you do step by step also you spend more because every time you need to take back the machines to work for example. You can use energy from the sun now with many techniques now... not necessary anymore to count on oil or gas, but many people take time to understand the new possibilities. Also I think a big problem is that the proprieties in Italy are small and not competitive to earn enough
