Good info BUT you know that tax rate is before a homestead exemption kicks in. Homesteaders wouldn’t pay $16,000 per year in taxes. Also, I live in the burbs down the street from Del Bello Lakes, and it doesn’t even take me 45 minutes to get to Downtown Houston unless there’s an event at NRG or an accident. 45 minutes from the loop is not typical.

Thanks for checking out the video. I think you’d be shocked at the amount of people that aren’t homesteaders. Even clients that I’ve sent at least 4-5 reminders to assume it happens automatically. Maybe I’ve got bad luck. Every time I’m out that way there is either road construction or a wreck so maybe my timing is a little biased lol. You out in Pamona or Meridiana?

@@aaronlathan It’s super easy to get the homestead exemption if it’s the person’s primary residence, and people can retroactively apply for it upwards of 2 years. I’m near 288 and Hwy 6.

Good info…I’ve been hearing about Manvel being the next “IT” spot for Black families looking for the burb life but all your cons pretty much confirmed my beliefs on that part of the metro. Yeah I’ll pass on Manvel but will follow your content.

It’s a solid location for sure. But like most suburbs for new construction there are definitely some cons. I really like the Manvel to Iowa Colony corridor. Thanks for checking out the video! Let me know how I can help in the future.
