Great video. We moved from Missouri to Texas, and one thing I really need builders to do is build on larger lots. The homes are beautiful, but the space feels like a plot and not a lot.
Thank you! We have a few communities that build wider than this. It’s not the norm though. It’s a way these developers get as many homes as possible is by limiting the width to 55’ and under. But we’ve got a few wide option communities for sure

Seen all your videos and had questions regarding communities near woodlands like Conroe , Magnolia ect that has builders like CastleRock or whoever has models with ceiling to floor iron staircase overlooks under $400k . Also our lease is up January 31st and we have VA , what is the best time to start the process??

If you’re looking to find an inventory opportunity that’s already built out then I’d say a month or 2 before you’d like to close on your home. Lived in Meridiana for 1 year now. Pros: 1. Flood proof. Absolutely 0 flooding during Beryl. Did lose power for 2.5 days. 2. Location: 15 minutes from Pearland and 30 from downtown with no traffic. 3. Aesthetically pleasing neighborhood. Landscaping and lawns are well maintained. 4. Very friendly and engaged neighbors. Everyone wants to help each other. This aspect really stood out during the hurricane when the Houston native neighbors were advising and calming down the transplants such as myself. 5. If you have kids, there is an abundance of things for them to do. Multiple parks, 3 pools, pickleball, etc. Cons: 1. Exorbitant property taxes. ~3.3% after HS exemption. Potential MUD taxes increase for 2025. You are looking at $12,000+ in taxes per year for most homes. 2. High HOA fees. ~$1,600 for a gated section. Granted, you do get a ton of amenities but if you are not a heavy user of them, you might lose out. 3. Drop off and pick up at Meridiana Elementary is a nightmare and parents can be downright hostile at times trying to enter the school. 4. Getting in and out of the neighborhood during peak hours is a disaster. Simply not enough road to accommodate the population growth in this area and lots of construction going on. A 30 minute drive with no traffic can easily be 1 hour +. 5. Many sections are being added that are solely composed of townhouses. Understandable from an affordability point of view but unsure of the impact this will have on property values. 6. There have been issues during the summers with large groups of unsupervised teens getting into trouble and fighting. 7. The park that we share with the city is a dumpster and always full of trash. 8. The wave pool and other pools are fantastic amenities but they are always full of children (i am a parent) so if you want some adult relaxation time you will have to be mindful of the hours you go.
Houston sucks. Everything is just wrong in houston. The people are hard to deal with., aggressive bums everywhere, bad and racing driviers. Potholes, road construction, bad weather, Houston is boring. Restaurants or strip club your option.
This community is high on our list for our move. I’m actually curious about flood plane issues. Has the area experienced any of that? It’s the only concern that has placed this as our #2 choice.
They didn’t flood during Harvey and we didn’t have any water issues from Beryl. Had torrential downpours for like 8 hours. As soon as it stopped raining we were able to drive in the neighborhood. But as I tell all of my clients I’m gonna push a generator and flood insurance anywhere you buy.
The one thing I dislike in the Houston community. The size of the streets. Cars parked on both sides of a small street is a turn-off. Create a street and a curb street for parking. They will do if we start demanding it
So most HOAs don’t allow it. I was in model home row so I think it was a little on steroids a bit but I know what you mean lol. The older communities definitely look like that.
As Johnny Gill sangs, "my..my..my". 😂 That staircase as you enter the 2 story Highland and the warm browns, tan and gold colors in the home, Wow!Again...my...my...my!😂 I had to replay that part of the video. A beautiful home if you're looking for a 2 story. The 2 story Perry is nice too! After watching your videos, I'm falling for Highland homes.🫣😀

Can you recommend a neighborhood with modern homes but more distance between homes and preferably with mature trees? I live in the Memorial area but would like to purchase a nicer home for less money than this area where anything less than 1.5 million is a dump
Modern and space really doesn’t go hand in hand in Houston. Most of the modern homes are in the city and land is a premium so it’s more efficient to build the town home style 2-4 story homes for developers. Even out in the burbs homes are usually 10-15 feet away from each other. There aren’t many communities that I’ve seen that’ll give you modern, space, and mature trees. People that usually want that combination typically end up doing a custom build in an established area. Or sacrificing the trees and building a nice home on an oversized lot in one of the master planned communities.
I’ve had great experiences with them as a builder for my clients. They do a great job of providing affordable nice options in communities like Meridiana. Most of the people complaining about internet here seem to have Frontier or are in the older sections where they didn’t have other options. Hope that helps 🥴
I wouldn’t consider any of the builders in there to be bad. They’re just largely entry level builders left. That mostly cater to first time buyers so a lot of the inventory options will be somewhat basic compared to neighboring communities. But I wouldn’t outright call any of them bad. My clients have had great experiences with most of them. The best builder is the one that can give you the best customer service and the house you want within your budget. You know what…I’ve toured over there a bunch and I have never seen a gated section. I’m not sure about the older side. But I for sure know I haven’t seen a gated section near the new model home village.
I enjoy watching your channel even though I don't live in Houston but I have cousins who live in cypress in bridgeland. We always look at new home construction when visiting there. 🎉❤
lol yeah! never take 290 between 2 PM to 6 PM never take 290 sometimes even to 7 PM 59 do not go towards downtown at 7 AM and do not leave it after 4 pm just stay where you at till 7 o’clock. and we have a bad habit of making two lanes on each side where university is being built along with a bunch of apartments.. Cypress is what I hate right now
