A contract not signed by one party makes it an agreement that isn’t legally binding. The only claim for Twinamasiko is refund of the sum recieved and small damages.

Well I don’t know but I assume one can own a property only after the signatures of the buyer, the seller and the witness have been done on the agreement.

Any party has a right to reject a payment when there are no contractual terms (sale agreement). You cannot go to court over a transaction that never took place and then go ahead to administer such kind of violence to innocent people.
