thanks rocio! totally know how you feel! i go with whoever works best for your situation, and make sure that you go thru background checks, and it helps to talk it out with your partner to help you make the decision. it's really overwhelming, but as you do it more, this process will become easier. good luck!!

We tried to list our property and the only thing that worked flawlessly was the payment processing. We received an error message on the verification page without telling us what the problem is. So the normal thing is that you try it again and again until we received a message saying „You have used up your 3 attempts, now you are blocked.“ We are not scammers and our property is real. When we called them we were told that our complaint was forwarded to another department and that eventually we would be given another attempt after 2 days. We decided to get our money back, this website sucks !
When you did Furniture Finders. Did you put groceries and snack in the fridge? What are the things you put in the house? Did you ask the Professional person to have there own home insurance?
I did not put any snacks or groceries although that would be nice perks for them. I supplied a roll of toilet paper, hand soap, trash bags, cleaning supplies etc
Great video, quick questions...do you include shampoo, soap, laundry detergent, toiletries for any of the stay or just a few days worth, or none? Also, do you have housekeeping come during their stay?
I only included one roll of toilet paper, hand soap, dish soap. Everyone has different preference for their shampoo and body soaps so I don’t provide them. I provide list of nearby supermarkets to buy supplies. I don’t have house keeping coming during their stay but I provide cleaning supplies such as swifter/mop, vacuum.

Thanks so much! Yes, once you made the choice of who you want to rent it to, you can run that background check for final check verification. On KeyCheck.com, you just need to enter their name and email, and they’ll send your potential tenant an email to pay for the background check. They’ll then process the background check once the tenant pays for it, and you will be receiving the report via email.
FF has a FREE link to screen travellers. Since they're travel nurses/healthcare providers - they're screened by their staffing agencies and/or hospitals/medical facilities they'll be working at. You could also ask for a copy of their signed/dated contract (with salary and personal information blacked out.) I recommend u google their name(s) to see what information is on-line.

Yes, a lot of travel nurses including myself work night shift Bec those are usually undesired shift. Not a lot of day shift available for travel nurses. Usually they’re more open jobs for nights. Slow season is summer. Flu season is the busiest season.

I was realizing that if a TN was mostly working night shift, it makes more sense to switch the rooms I had in mind, to isolate them from my day job remote work at home. I’m in the LA county. Is your property around multiple hospitals? I was looking on Craigslist and Zillow on how much a one bedroom and one bath costs that are kinda similar to that, then factor in the utilities, plus the fact that it’s furnished and good for short term lease.
It's only $99/yr (make sure ur post shows "Not to Renew Automatically." Otherwise, next year, it automatically renews. If ur successful at renting out ur room(s) - you'll want it to renew. Check out the posts on FF to see what others are charging in ur area - and u could determine a fair rent - be sure not to charge too much, since travellers may not respond. Travellers are professionals - who work long hours - and they do pay the RENT.

For security deposit, I ask half of the rent. For example if the rent is 1k, then security deposit would be 500. For cleaning fee, i charge for how much your house keeper would charge. Around my area, housekeeping costs around $75-100.
How are you protected from tenants that now secured with a leases may decide to take over the apartment and stay without paying? We suffered from non-paying tenants for 2 years due to Covid who rampaged our house, complained to housing daily with bogus claims and we finally had to pay them to leave to regain our sanity. If someone can reply on how they are guaranteed to leave upon lease expiration???
I found it better when they rent the whole entire place and not sharing with other tenants. Renting per room works and can be super profitable but it is a lot more hands on.
Great info! Quick question: How do you give a tour of the place if someone is currently occupying it or if you happen to not live nearby? I’m a travel nurse looking to rent out my home but if I’m on assignments, I may not be able to do so.
It depends what kind of set up you have. If you’re renting per room, you may have to share your living space. But if you are renting as a whole, no sharing needed.

Some nurses travel with family, so there’s possibility they can rent as a whole. But if you want to divide your house so that two separate individuals can rent it, that would be a possibility also.

No--you don't have to be medical. I own a little house and listed it on Furnished Finders--My first tenant was a physical therapist and her grad-student spouse; our next tenants were a couple who were contracting with a local utility company. I get so many calls from traveling professionals--and while I do want to provide housing for medical staffers because it's so necessary in my area, the important part [for me] is that it's busy folks with secure, well paying jobs who just need a pleasant, convenient place to stay for a few months. The competition for short-term furnished rentals [in California] is intense--good luck!
@@stickerjenny Thanks for sharing your feedback. Just curious though if you're concerned about tenants overstaying and taking advantage of the tenant's rights laws. I don't think nurses will cause a problem but do you do any filtering for other industries/situations? If you Google or youtube it, you can find some airbnb horror stories where the tenant refused to leave and because they stayed for more than 30 days, it's difficult to kick them out. Knock on wood this won't ever happen to any of us but just want to be prepared. Thanks!

Do you have a management company that handles any problems you may encounter with the property and that clean the house when your tenants leave? I don’t live close to this home so I don’t know if this is necessary or recommended…any thoughts?
I don’t have a management company, it is self managed. I live remotely, you don’t necessarily need to live close by to self manage your place but it would be easier if you have one, just less money in your pocket. It’s really up to your preference.
As a landlord and own multiple listings I am very disappointed with Furnished Finder.. Ive had the app for 6months and even a single tenant no responses. It feels like some of their potential tenants are just fake tenants. There is a reason they want your money right away. You pay $100 rightaway without trial because they want your money 💴 now and you will never get it back. Dont waste your money. Airbnb is free just list your listing there!!
I live very close by a hospital and said that in my Airbnb listing but so far no travel nurse has inquired about it! I am fed up with Airbnb’s regular guests because they won’t let you select them properly! They force you to blindly accept everybody into your home!!

@@cyrusjulian187 yes I did and it’s similar to OP’s experience. Little traffic and inquiries, we had better luck with street easy! So far our place is booked, less money than Airbnb but way better quality guests, since we are now able to vet them accordingly! Trashy AirBnB guests are not worth the extra money, at least not when you live in or next to the property yourself

If you are still interested in mid term for nurses, I HIGHLY recommend Kellie's course, specifically her module on market research. Out of respect to Kellie I can't go into too much detail but she has publicly said in one of her Q & A video that a property should ideally be within a 10 min drive to your place. If not, it gets riskier unless your place is this super unique place. I've actually been on the fence for a few weeks about a seller finance place that's offering a very low rate of 3%, in an area with seasonal tourism but after a lot of thought and research, it just isn't ideal for nurses. It's not bad but it's not great either so I'm having to find new markets. If you're in LA, 10 min will barely get you a few blocks depending on time of day and location :( You mentioned Street Easy, that's only in NY right? That's even worse than LA. Anyways, good luck and happy you found some decent tenants.
Anybody know if you can see reviews of potential renters in furnished finders? Like how you can see reviews of guests in VRBO and airbnb before they book?
Yes you can, but I find that the reviews are less in furnished finders compared to Airbnb or vrbo since the turn over is not as fast as those short term rentals
I'm currently house hacking. For our own protection and liability would we need to get a home rental endorsement clause on our homeowners insurance? Or should we just place proof of coverage in the lease and have them pay renter's insurance? Or is any necessary?
Does furnished Finder let you rent your home out for one or two months or is there a longer minimum? I’d like to travel for one or two months a couple times a year and would like to have it rented while I am out of town. Does anyone do this?

The entire unit. I have not rented by room to nurses yet but I have rented per room to others in the past. From past experience, nurses prefer their own unit.
