That was a good video. I just wish she went over the whole net operating income and cap rate to come to your new valuation because commercial multi-family 5 units and above are value different than 1 to 4 units which are primarily value based off of comparable sales

How much was the cost to put it up to date in renovations? How fast do you will be making back the 1.3millios of equity? Just to understand the deal and the strategy.

So the investor paid for 60%? And you 40% correct? So when you were shopping for an investor did you already have your own capital? How do you know how much capital to have when shopping for an investor.? And where does that capital come from if it not directly from you? I understand it can come from loans and creative financing but it's interesting to know how to already have a portion of capital because what if the investor doesn't agree to those terms? I know in the video it was said there was no money paid out of pocket.

It would not be called a HELOC - Just simply a LOC… It is not your home. unless you are living there? And it would be good if you would explain why you believe the value went up. Did you double the rent? The real numbers would be helpful. I suspect the reason why you have not pulled out the cash is because it would not be cash flowing if you did so.

Great Video. Since your postion in the deal is 40% and your partners position is 60% doesnt he decide if you Heloc, or sell the property?

In the Operating Agreement, decisions are 50/50; all decisions are joint. The 60/40 is strictly the financial side.

Sounds pretty sneaky. You said the guy was the only one on the will and you snatched it for $350k below market !!?? I'm assuming you have a way to get leads like this. This sounds like all BS. PS , you never want partners. They can turn a great investment onto a nightmare and your locked together in a property. What's the split on the property? What happens when you want to sell and they don't? Who does the remodeling work? Who does the managing? I should make a RU-vid video. There's so much not being covered...😅

Thanks for the comment. The seller didn’t want to list the property as both adjacent properties were owned by his family members (again, he was only one on the Will when he inherited this property, and he didn’t want his family members asking him questions about selling if sales signs went up). Additionally, the property was not being managed and he wanted out. He did not want to be in multi family ownership. Regarding partners - this is why you create an Operating Agreement. All those questions are covered in writing there, signed by both parties! Thanks again!
