You need a french drain in the back yard. Basically, you dig a trench, fill it with a drain tube, cover it with gravel, then put the dirt/grass back over the top. It needs to be angled down slightly, and pointing back to wherever it naturally drains to. You can google them. Very helpful when it comes to poor drainage.

I was going to suggest that as well. Also, you may consider putting in a doggie washing station near your door. LOVE your new home. Open an account at the nearest paint store. Maybe they'll become a sponsor! LOL.

Dog wash is a great idea for any dog owner. Right now it's our huge shower. Wish it was just inside our basement instead!

A hardware store in Canada will call it a tile and it will drain the water away from your property. You can even put in a catch basin for the water as well

French drain! Did that on our mountain property to direct the water! Maybe fence in a little doggie run on the higher side for muddy days?

I don't know if you've been told this already but the BEST thing I've heard of using in flooded/swampy areas are willow trees. They need a lot of water and are often used by farmers to control flood prone areas. Hope that helps!

For the swampy backyard: talk to a local garden shop and the people there might be able to point you to some water/mud loving local plant. Local biodiversity will be easier to maintain and look better than random plants (which may or may not be invasive) from Home Depot or Lowes. Also, local plants will help local wildlife (birds, bees, butterflies, etc.).

Please plant native plants for the pollinators and for biodiversity! They will require a lot less maintenance and help our planet. What a gorgeous house, soon to be home! ❤

Joking only, but isn't there a nearby stone quarry looking to turn out some surplus into your wet backyard where they can be turned into some kind of weird Sauna .I kid you not. You have worked hard for this so enjoy it, all of it. Which is the episode where you reveal your wishes and desires, then amaze yourself with how it has all turned out. Please show your list as a wonderful reminder. Thanks in advance. Bullrushes or similar which. Can be made into other stuff by an industrialist. ? Anyone? Love to All.

Hey! Don't let your backyard go wild!!! When your grass is short birds hunt for rodents in there, and it makes more impact on the rodent population than you think. You don't want rodents in your house! How did the old owners care for the lawn? I think you should paint the wood trim on that fireplace black to match the insert, and we all know you like black trim :)

You can lay LVP flooring over tile. It’s not very expensive and makes a huge difference. I was told to just make sure the tile isn’t broken or pieces missing ❤Beautiful Home!

I was going to say exactly this! LVP can go right on top of the tile. It’s inexpensive and easy to install. Congrats 🍾🎉

I think that "odd" room will become your favorite room in the house in time. Right off the kitchen means it will be the place that family and friends congregate and make memories both before and after meals. Comfy furniture, nothing fussy, and you will LOVE it!

Eeeeee! I'm so freaking happy for you! You work so hard and help so many people, you definitely deserve a well organized fancy schmancy closet. Also, I have a feeling there will be a Master Gardeners organization (or the Canadian equivalent) in your area that can recommend native species of plants that will thrive in that floodplain area and actually help manage flooding and help filter drain water.

i wrote on your other video but someone with permaculture training would be really helpful in a space like this! You can control the flooding and maybe get some fruit trees and a garden that rarely needs watering out of it! (likely you'll find a landscape architect or similar that also has a "PDC permaculture design certificate") With the space you have you may have a fun family project of qualifing for a butterfly sancuary with out hardly trying :)@@Clutterbug

@@Clutterbug I'm not sure what zone you're in, but native Red Osier Dogwood shrub (beautiful red twigs in winter snow!) and native Cranberry bush (the leaves look like maple leaves!) are great for wet areas and they're both so amazing for wildlife and pollinators! We are in zone 4 (we get down to -22°F here) Michigan and I know for sure dogwoods are very cold tolerant and love wet areas. Native hydrangeas are known for growing on edges of streams, so they like water, too. You mentioned irises in your video... those are bulbs... not good for wet areas as they would rot. Whatever you do, the most important thing is to plant natives... can't stress that enough! I LOVE your new house and all the interesting rooms! SO happy for you! You work so hard and give so much, you deserve it! Enjoy that new closet and tub! 😀

Cas, your new home is gorgeous. Congratulations! Mozeltov! You and your family ever so deserve the happiness you will bring to it. As for the bogs, you could go to your nearby gardening or agricultural cooperative extension (that’s what they are called in the states) or a very recommended extensive nursery and ask for their advice regarding perrienial plantings for boggy areas. They will have quite a few suggestions from cattails to types of grasses and flowers. One of my best friends had a bog in her back yard too with wild flower plantings. The BEST of luck to you. 🪷🌸🌼 And your garden will have butterflies, bees, crickets and ladybugs! 🌞

Please know that you, your channel, your new house inspire such a nerdy self-sabotaging person like me to not give up, go out of my comfort zone and believe i can do it. You absolutely need to talk to a landscape construction company with a good reputation about your yard. They will be able to tell you exactly what will work for your spcific area and needs. Climate, soil, how much sun the area gets, also how wet the area can actually get, maintenance, and how much money you want to spend are all important factors!

You can turn the swamp into a fish pond with a waterfall or other fun water features or even better turn it into a natural swimming pool with low cost & low maintenance, there are tons of ideas out there. Your house is beautiful, THANKS FOR THE TOUR & I am excited to see how you turn it into a beautifully decorated home. 🙂

Absolutely love the new house! That front room I'd use as a quiet, cozy area when no one else was around. Have my tea or coffee, read a book, listen to music, etc. ALL with a fire. 🎉

Beautiful house and property! 1) For the dog you can buy a wireless fence that has a transmitter instead of burying cable and a collar. You can set the distance so she cannot get to the muddy places. 2) Contact Dawn. Maybe the two of you can collaborate on a house project. Tom could come and install new flooring in the basement maybe? Have fun with the redecoration and organization of your new home!!! So happy for you!

Perfect solution for the yard and for bio diversity :D Look into rain gardens 🌼Native plants will live happily there and give you something beautiful to look at as well as providing food for pollinators and birds. ❤ So excited to see all the fun things you do in your new home.

If they live an HOA neighborhood, they won't be able to let it grow wild. Some HOA'S are known to come in some people's backyards when there was no one home.

I was also going to suggest looking into rain gardening with native plants. It might be out of budget to do it full out, but searching for that term could provide some good ideas. As for just letting it go wild, unfortunately, invasive weeds are often what comes in and takes over unless you help by bringing in native plants and helping them get started. (And manage to keep the dog out, lol. 😅)

If you look up "rain garden" you will find a lot of attractive options for native plantings. I love the ones with little bridges! Congrats on the new house, I look forward to seeing your journey as you make it your own.

I dunno about painting the kitchen white, with all the white cabinets and white trim. I understand after having black cabinets, but you may look at some other subtle color options. The house is incredible! Loving the foyer and staircase, the master bath, and well... everything!

Cas, your new home is beautiful and you're going to have fun making it "your own" . The backyard is lovely - almost like in a fairy tale. I can imagine having my morning coffee on the back deck, relaxing and taking in all that beauty. Enjoy !

In the first room, level the floors from the entry to the other room, so the floors are all one level and not sunken. That is what ages that room. The fireplace will then be floor level so you can then just create a nice hearth that is fireproof around it. Creating built-ins for books, etc. will give it an adult atmosphere. you can also create a reading nook look for it to make it cozy in front of the fireplace.

I think that maybe, in the future you can have raised beds, in your backyard, for flowers, fruits, and vegetables. I think that maybe, in the future you can have a in-ground fenced swimming pool, where your "swamp/muddy patches" are, in your backyard.

Congrats on your new home! You might have to augment the soil in the back of your property to promote drainage. You might also choose a ground cover that you won’t have to mow but that you can walk on. A gravel, stepping-stone, brick or concrete path might be a nice addition to separate the lawn from the ground cover/swamp. I recommend that you seek out the help of a gardener friend or seek gardening help from a professional. Otherwise, you might find that you end up with a lot of mosquitoes because of all that standing water.

Congratulions on your gorgeous new family home! Thank you for taking us with you on your new home decorating & organising journey. In regards to the swampy backyard it may be an issue with the incorrect trees/shrubs/plant varieties that are planted for the slope. It may only be a very simple fix of removing the "wrong" trees/shrubs/plants & re-planting with the correct WATER-ABSORBING varieties. There are many native & non-native varieties to choose from & they do a fantastic job of absorbing standing water.

Congratulations!! I'm so happy for you and your family! I have a backyard that is exactly the same. I don't mow for several days after it rains. I also have a black thumb, so I don't plant anything in the backyard. You could plant a Weeping Willow Tree if you wanted. A French drain is the only thing I know of besides placing sand in the low areas. Maybe have a professional landscaper come out to give you some ideas.

FYI for your exercise room, we have a big TV on the wall in front of the treadmill as well as a fan we can turn on to blow on us when we walk. It makes exercising SO much easier when I am watching a favorite show/movie or RU-vidrs :)

Oh Cas, it's just beautiful! It's like the dream farmhouse and I love the wraparound porch. I agree, put in a fence in a drier part of the yard for the dog so they can't roam into the mud. Otherwise, a nice coat of white paint will do wonders. Eventually, you can add more of the luxury vinyl planks (that are in the kitchen/entry) into the dining room and basement. I agree, I wouldn't paint those tiles - it will just be a mess. Congratulations and enjoy your beautiful new home!

I LOVE that odd room!!! Trim it out in white, put white tile around the fireplace, new light fixtures and new crisp, clean, light drapes, and it would be a room I'd never want to leave!

Just curious, why do people in the US etc say tile & not tiles? I don’t get it, as there is more than just 1 tile.

@@julietannOsfan1972 I guess we refer to the material (which is non-countable... metal, plastic, tile) and not the individual pieces. Language is a funny monster, isn't it? I teach English to Spanish speakers and it's interesting how some things that are countable to us are non-countable to them. They say [the equivalent of] breads, we say bread. They can talk about A news, while any piece of news, to us, is still news... non-countable. LOL, it's just how language is. Keeps life interesting! 😃

Beautiful home. Congrats! We also have three very wet acres. My husband has been adding drains in the middle of the yard to redirect water to the swales that run the length of each side of the property. Additionally we’ve been having arborists drop their wood chips in our yard to fill low spots that tend to flood. Slowly building it up over the last few years. It’s made a huge difference. Another option is to look for wildflower seeds that would thrive in the damp soil. American meadows sells a mix called “wet meadow” I believe.

Girl! It's perfect for you. Talk to some local native garden folks. Sometimes municipalities also help to fund native plantings or rain gardens which help with stormwater flow.

Omg I fell in love immediately with the shot of the front of the house. Beautiful shape and love the porch. Very nice inside as well. Now that, is a grand entrance! Love that the kids have the finished attic and you Joe and Emily have your own workspace. Your back yard it beautiful. A wildflower patch would be lovely out there. Congratulations! Congrats on the beautiful new home There are several beautiful swampy loving plants that I know of …marsh marigold, pink milkweed, and Canada anemone. All are flowers all are perennials, all would look absolutely stunning together.

I agree with the french drain suggestion, they work great provided there is a downslope you can access. They are very easy to make. You can still install some waterloving plants, but you will want to drain the swampy area so there is not a mosquito hatchery or dog wallow in your backyard. Then you can really enjoy that gorgeous back porch with that incredible view, you have found such a beautiful home! One other thought if you have more than one low spot that stays wet, you can make it a yard feature by surrounding it with freeform bender board, fill it with sand and soil, and grow sturdy cover like ivy, star jasmine, in there. You would have to trim the perimeter to keep it contained, but with the bender board that is pretty easy.

It's beautiful. Fireplace in the green room - I love the character of the entire house. It has good craftsmanship and just need updated. The best and most inexpensive way to update the fireplace area is by painting that wall above it with an accent color. all the way to the ceiling. The sconces can be easily replaced with either brass or black iron ones. Later on when you can build your "makeover" fund, you can tile up to the ceiling for that fireplace or make a 3D accent wall. Also, paint the wood trim around the fireplace as it also dates it. Finally, add a natural wood mantle to it.

I love your new home! It looks perfect. Congratulations!! For the drainage issue, nothing beats willow trees. I see you already have many beautiful trees in your backyard but if you feel like more I would suggest putting in a few willows. My mother did this at her place. She used to have such bad flooding she had ducks every year in the spring. Within a few years of planting just 3 willows she had no more issues. Her neighbour's still had problems but her yard was fine after that.

And willows are so beautiful! Just have to be careful not to plant where they can damage pipes, foundations, or sidewalks since the roots spread so widely. Hopefully not a problem on Cas's wonderfully expansive property. So happy for her!

As a child of the 80’s it used to be that only doctors, lawyers, or other similar careers would have homes so extravagant. Finally, we live in a world right now where lower and middle class Americans have such great opportunities to live like the wealthy by simply marketing their talent on social media! It has opened up the doors for so many people to achieve their dreams when talent and the right audience come together! Like I always tell my mother who shamed me my entire life for not finishing my degree, it’s a whole new world where success can be achieved without one as long as you have ambition, dedication, and never lose hope! Beautiful home! My first thought on that front room is that it is a Music Room or Library. But, since all of the other rooms in your home are 'assigned' or utilitarian...why don't you make it a room for you and Joe? Morning coffee and contemplation. Pray. Discuss your day ahead or at the end of the day discuss what happened and solve life's issues together. Make that your space where, after the kids are in bed, you two just visit and reconnect after a hectic day. Fill it with wedding photos, family heirlooms, and make it all about the two of you.

Backyard suggestions: get a few load of dirt dumped on the specific wet spots; mold the piles to be like mini hills some 1 foot high, some 3 foot high, some long and a slight curve, some square... like a golf green woth sand, tee off and lake areas; turf up (shallow dig) some of your lawn around base of trees; add that grass (or low ground cover plants (easy to walk on-grow 1 inch high) and cover dirt mounds with grass/groundcover. You can sit on these, rest in the garden looking at the trees, kids can roll and run down them. It adds interest to your yard, while covering the wettest areas, and once they are covered in grass or ground covers, the water floor won't affect them.
