Great explanation Ravi, especially for beginners of property investing. You would normally start your first as negative geared depending on LVR. But hopefully starts turning the other way in one or two years time 😊

This is a great explanation. I have had many an argument with people that 'reducing tax' is not the goal. Sure reduce tax where you can, use tax deduction as a tool that might make a property go from a loss overall to a gain. But the goal isnt to reduce tax, the goal is to gain wealth. A positively geared property that also has better capital gains, is better than a negatively geared property without capital gains. So when deciding which property to buy and why, the overall change to wealth is the goal!

I’m trying anything I can to reduce tax, taxed at 45% 😢 it’s super un motivating to work when half goes to tax. Currently debt recycling and negative gearing

If you’re a high income earner, no point salsacking into super any additional, as that’s taxed at 30% AND if your super is too successful, it gets taxed at 30% on the way out PLUS current legislation going through at the moment is taxing the value of your super and not just the income (wealth tax). Debt recycling is great for shares. I used to own property, but not any more (only PPR now). Negative gearing for me is too much hoo hah over nothing. It’s not the wealth building tool and makes not much difference when you work it out. The other deductions make the difference and you get most of those with borrowing to buy shares, which are actually productive 2 dimensional assets

@@mrdobalina3451 Yes that’s true. They are taxed at a flat 15%….then one day, about a month after you do your tax return, you get another tax bill that has Division 293 on it. And it turns out, if you earn too much, all your concessional contributions to super are taxed at 30% retrospectively for that financial year. It’s confusing to read, but I hope that gives you a starting point. Then the rabbit hole continues, when you look at caps to the super guarantee, meaning a higher income earner no longer gets 12% once they reach a certain income level. And that politicians and judges are exempt from division 293. Makes it feel so lovely.

@@mrdobalina3451 looks like I can’t see my comment. Division 293. Means high income earners pay 30% instead of 15% on their concessional contributions. It’s paid 15% through the year, then after tax return, a bill for the other 15% arrives about a month later

Negative gearing only good if you are getting taxed at 45%. Positive gearing only works at 70% or less LVR.

Obviously depends on your gearing situation. If cash strapped, then you need positive geared property.

That's exactly rite they did nothing for a long long time. I sold a block of land 2 years ago before the boom there and lost money. Sometimes you win and I wish I could of kept it . But needed the money. That's life!

Less than ideal without the leverage. the upside is you do not have repayment stress. Just got one finance free and is due to settle in over 2 weeks. No need to worry about interest rate goes up or down or in or out.

Buying a house outright for cash is the 'safer' option. You are reducing your total gearing such that fluctuations in the market do not affect you as much. However typically investments go up, typically the higher you are geared (within reason) the more wealth you create.
