What are your thoughts on Pulte? Best for my budget and location. I’m In the process of buying new construction and really take your Videos as my guide!
I like Pulte. They are one of the big national builders I’m a fan of. Although I will say if you’re building I feel like their design center selections are somewhat limited compared to other builders

@@hectorrodriguez-ex9jl My biggest issues with *ennar, at least here in DFW is i do not believe in their quality. we have seen and experienced bad customer care and service with them. Homes are built quickly, corners are cut and character is lacking. They do everything possible to squeeze out as much profit as possible in their homes. Warranty has been nightmares to get things fixed and taken care of. Mostly it feels like they care more about the number on a page than they do the actual customer, and for me I just have a hard time promoting something I do not believe in and would not buy myself for my family to live in. There is a reason they are one of the largest builders in the US
Great advice @zakschmidt! I truly felt the #bigboxbuilder statement for sure. I'm in Georgia and happen to be a huge fan of Taylor Morrison. I know they're a national builder but certainly don't have the reputation of Lennar or DR Horrible. I currently reside in a 4 year old TM home I bought new in 2020 and it's been great thus far. I'm definitely in a quality product in a huge master-planned community with all the bells and whistles. Just not a fan of many of my neighbors. 😤😫😂
The neighbor thing is unfortunately the one thing we cant control. TM is pretty good. Not all national builders are bad, but for sure there are a few that need to be avoided like a middle school boy avoids eye contact with a girl on a first date
X Builder use to build an ok home 12 years I used to Sheetrock their homes for that time ago for my uncle but since 2019 X builder quality stated to go down hill.

I think you have some good options there on your list. Bloomfield- great customer service, great product. Personal issue with them is their style feels dated. That doesnt mean quality is bad they just need an update of their catelog. m/i depending on price can be a good home. I think they do best on inventory homes under 500k. Usualyl great incentives for the buyer and quality is there. William and Ryan is a no for me. Had some issues with them in Forney and they did some shady things that made me not want to do business with them. Pacesetter- Is probably my favorite option you have on this list. They have versatility from 300's-800's. Good quality. great customer service, good incentvies.They are local to texas and expanding here in North Texas. We Personally built with Pacesetter and have loved our home. On the wait side I would just see what makes sense for you. We know DFW is going to continue to grow and expand. It will be interesting to see what the market does here over the next 12-18 months
Overal i think a solid option for a first home. Very energy efficient, good quality, usually have good incentives in the right places so if they are in a location that works for you i would consider them.
I would go a little north into Justin/Northlake potentially and look at Highland, Traditions, or possibly dDavid weekly. Trophy has some products in that area but im not sure they get up to the 4500sqft mark. Or potentially Perry homes
I'd Look at the wellington community in Haslet area. you have some great options in there- Highland, American legend, Khov, beazer. Or potentially Madero or sweet grass
Grand is alright. I think their inventory is better than their builds. They can do almost anything when it comes to customizations, but everything is an up charge. Most of their models have a significant amount of up charges in them so whatever you see is the base price figure you need to probably add 150 to 200 Ish. I would say always ask them to see an inventory of whatever floorplan you’d like I think that’s my biggest complaint with them.
It’s not that I wouldn’t buy a million dollar home. I just wouldn’t want to be the most expensive home in the neighborhood or development. If it’s $1 million development that’s one thing. But if it’s a wide range, I just don’t know that I would want to be the most expensive home in the neighborhood.
