You never mention the HOA fees that many of these communities have. Also, you never warned about how many builders use cheap materials to make these houses and we have to check that fact too.

Great guide - I would like to build my home in Florida without using wood and drywall. I like the concrete block in external and internal walls. I am not sure how to put the insulation to external homes and yet have the home fire proof - I have seen a double concrete block wall and insulation between the blocks; seems like very expensive option to put double concrete block wall. Do you have any other proposals of how to build concrete home without wood and drywall and still get high R value insulation incorporated in the project (except the ICF, I heard that termites eat through ICF, besides ICF burns)? For the roof, I would use steel frame and instead plywood and shingles I would like to have insulated steel roof panels with R-50 value; so the attic would be very insulated. Do you think that can be done in Florida? I have seen videos of those insulated roof panels used in Arizona. Lastly, would you suggest a home builder who can build a home like that in Tampa Bay area but cost effectively so the per square feet price is comparable to homes build by DR HORTON? Couple years ago, I have reached out to one contractor, and he said custom homes are not cost efficient to build.
I actually have similar outlook as you do in how I want to build my home. I'm close to paying off my current house and would like to custom build for the next house in Florida(just outside the Jacksonville area). I've researched for YEARS. I also want all the qualities you just mentioned. For exterior fire mitigation, use exterior rockwool 'mechanically' fastened to the block. Depending on your exterior siding, you can fur out on top of the rockwool to fasten your siding. For brick exterior, you can lay brick ties from the cmu block to the brick while still being able to sandwich those ties between the rockwool. This will also allow you to have an air gap between the brick and rockwool. Keep in mind, this will cost more and the wall assembly for be well over a foot wide! For the interior, you can plaster the block wall directly only IF your exterior insulation meets minimum required r-value. I'm going for an industrial look, so high ceilings and exposed pipes/vents work well for me. If you're going for something different, you may want to fur out the interior walls and cover your mechanical pipes/conduit with blueboard and plaster. For steel sips in Florida Kingspan or Structall will be your best bet. As for QUALITY builders in Florida... Goodluck. Other than that, let me know if you need any more info!

Hello Diane, I depends on the builder. I shoot videos and pictures throughout the process for my customers once I receive permission to be on sight. I spend time getting to know the builders and the sale people in each community. Yes, you can have inspectors on the home sight. You would need the inspector license number and their insurance information for the builder before they do the inspection. thank you

Whoes only concern of coarse is for the customer. lol Realize that all building in Florida requires a building permit issued by the county where the building will take place. The permit cost includes all the inspections required at various stages of the construction process, which are done by the certified county inspectors, according to guide lines set forth in a state wide building code. Therefore the claim that some builders take short cuts in the building process is completely unfounded. Thats not to say however that the quality of a home is equal from all builders. Nor is the quality of service equal from all real estate agents. Fact is that many builders choose to handle their own sales. It is perfectly legal for any person to act as the sales agent for their own home or homes. And it is a way for them to offer a more competitive price as well. It is not legal however for a builder to hire unlicensed people to sell on their behalf. Which is why some builders are also licensed real estate brokers as well. That way they can hire and more importantly ( control) the sales force. And this is the big rub many independent real estate agents have with builders. Many people moving to Florida are interested in a newly built home, and in many cases that rules out a real estate agent getting a commission. Talk to a few builders as to why they handle their own sales. And you will hear the real reasons why they do, and yes it involves real estate agents.

When people complain about “new homes” and then buy a home that was a “new home” 20 years ago 😂😂😂. Code has improved, building materials have improved, technology has improved, no asbestos, no lead, no cast iron, no polybutylene….the benefits are endless.
Its what you might call sour grapes bub. Most builders dont need a Realtor because as you well know houses sell houses, people like real estate salesmen for example have little control over what people like and dislike about a house. As for inspections during during the construction, there is no place in this country where the building codes are more ridged than here in Florida, and you well know that. You are just attempting to muster up more business for yourself with your video. I was a home builder for more than 40 years, and you know what? Like many other builders i became a licensed Realtor also, mainly do so as to avoid dealing with all the snakes who are looking out for only one person. My advise to you buddy would to become a builder, and then see how many people like you you would be employing to sell your houses.

This video is base on the experiences my customers and I have had working with most builders. I have closed over 40 new construction homes in the past two and a half years and feel qualified to discuss this topic. Not all realtors are created equal nor all builders. thank you so much.
