On this channel, I'm going to talk about and SHOW you the Lake Las Vegas community, as well as the surrounding areas of Boulder City, Henderson, Las Vegas, the Las Vegas Strip, Lake Mead, and great day trips not too far away. I talk about tips, trips, recommendations, the positives, the negatives, and answer frequently asked questions I see about these areas on the web. I am NOT a Realtor, so I am not trying to sway you towards any one particular builder or community within the Lake Las Vegas area. I've lived in Las Vegas and currently in Henderson / Lake Las Vegas.

Nice video. Did you see the future development up the street from the Armano development. Basically make a left after the Armano gates it will take you up the mountain. It looks like Taylor Morrison just bought up there.

Hi Rolando! After I read your comment, I drove there. I did not know about this one...maybe because it's tucked away, but there are some great views from this spot too! I will include it in my next update video on new construction. Thanks for the info!

Yes, the pricing is getting crazy here! 2 years ago I thought paying $275K for a single family home as an investment/rental property was too much. Haha, and look now, price increased by nearly $100k!

I notice on the Toll Brothers sign that it said the project was almost 24 acres which probably be a large part , if not half of that Island project. I was told by a sale person in Dell Webb that the first one is phase one , which has a lot more to go before complete if you go up there you will see, and the one you are looking at is phase two which is about the same size as the first phase 141 acres and no it will not take anywhere near two years for them to be move in ready . I would think they will use the current models in phase one for phase two which will speed things up as well. I think they will be moving people in one year or so from now. There is also Marble Mesa by Richmond American on the other side of Dell Webb phase one.

Thanks for the info Jesse! Del Webb always seems to have "2 move in ready homes" available in their current phase 1 and seem reluctant to give out info about the upcoming phases. Certainly it's because they want to sell off what's in phase 1.

Liz, I notice your "comment" audio is on the right side but the music is in stereo. You might want to balance your "comment" audio. Keep up the great work!

Hi, that is interesting...I'll have to look into that and how to adjust it? I was not aware that was happening. Thanks for letting me know! I'm not even sure how to balance the comment audio, as it's coming from my GoPro and Rode wireless microphone...hmmm.....

I use Cyberlink PowerDirector 365, the Rode Wireless Go 2 microphones which come with 2 microphones (and I only use 1 of them) and my GoPro Hero 9 Black. Thanks!

I'm curious to know what they are building on the mountain top up the hill from the peaks. It is the part that was paved to a dead end by the original developer 15 or so years ago. Well , they have now extended and paved the rest of the way up the mountain as of a month or so ago. And looks like they are going to start building up the hill from the Peaks by Taylor Morrison which bought William Lyons which built the Peaks.
