Here in the Waco market. I have noticed that in some surrounding area like Lorena there is a lot of new homes being built. It is making it harder to sell used homes in these areas. I was able to get a better price when I purchased a used home in that area because of that. Just a thought.

Wendy which of these home offer blinds grass and sprinkles in front and back. Or refrigerators, washer and dryers ? Any help with closing cost ? I don’t see any 3 car garages on the single stories that’s what I’m looking for. Gary

It's rare for new construction to not offer the sod and sprinkler systems. They have to worry about the house's foundation if they can't keep stable soil. On the appliances, those are generally offered as an incentive, a special, or you can negotiate them in!

Have you seen builders offering buydowns? Im just keeping an eye on it now. We will need to relocate from San Antonio to DFW in the next 12-24 months. Unfortunately, my current home value has not kept pace with everywhere else. Bummer! Also, I am amazed at a couple of weird trends in homes there. First, so many have a wet bar. Second, a LOT have primary bedrooms with no bathtub and have a giant shower instead. I can live with the first, but its an automatic no for me on the second. Especially with new construction, like Meritage, just a walk in shower in primary and no real room to change it. I have literally never lived in a home without a bathtub in primary.

You’re right about the tub and I was surprised when I began noticing it too! K Hovnanian is especially notorious about it. We just got a client under contract with a new build and having a tub in the primary was an add on. Literally in an 800k home our buyers had to pay extra for a tub! I couldn’t believe it. On your lower end homes (350k or less) it’s rare to find tubs in the primary except for Antares homes. Even in the 350s they equip their homes with tubs in the primary. If a tub is a must for anyone in that price range - Antares homes are where you’ll find them! On the buydowns - almost every builder in Dallas is offering them right now. Well, I say that, but really it’s every builder who *has to*. In the hottest areas builders may offer you 10k towards closing along with the privilege of being under contract with them. Many, many more, though, are offering 5% fixed rate mortgages where they pay down the rate. I just got an email from Brightland homes this morning - offering 3.99%!

@@WendyPannell thank you so much for such great information. We have lived here in San Antonio all our lives. We know NOTHING about the area. We basically have to pick an area to live in months BEFORE we are ready to move. We know nothing about traffic, crime, schools, etc. I found your channel last night and what a find! I need to work somewhere within an hour of a major hospital (nicu nurse). I have 2 littles that are elementary, one starting college and living at home and a grown son who will always need to live with us. So it is a big decision and I'm trying to sleuth all the information. I knew I wasn't crazy about the tubs. I'm a bath person 100%. I only shower in hospitals and hotels. And I'm not interested in traipsing across the house to a kids tub.

And I'm looking in the 450-550k range. But i have to have 5 BR because of the ages and genders of my kids. Don't want my grown son and grown daughter sharing or littles with bigs, or little girl with little boy. It complicates the search for REAL!

@@Ss-dz6cm A 5 BR is perfectly doable in that price range, though you'd be unlikely to score your top of the line A+ school districts. You could still get well rated schools though. An area that immediately comes to mind is Pecan Square in Northlake. We negotiated a five bedroom new construction inventory sale there in the 450s. New home searches are so exciting!

If you are able to in the future, it would be great to see a video about finding new construction/houses built after 1990 in the plano & Murphy area that is under $385,000

Hi Zion! That's a tough one because there are so few homes in Plano and Murphy in that price range! If you slide your way east there are some in Wylie though!

Thank you so much! I love this area. It is so much more open with very little traffic. There are always tons of available lots and inventory. It’s a completely different vibe than what a lot of Dallas is like. I really enjoyed this vlog tour!
