We need to normalize a simple lifestyle and stop normalizing debt. Huge SUVs, huge houses and private universities are simply not necessary. I live within my budget and I sleep better at night knowing that if I lose my job tomorrow, ' be fine. I didn't buy the biggest house. I bought the one I could comfortably repay

I wish I could find it, but I remember reading a study once that claimed financially insolvent men had 1.5-2x more sexual partners than their financially solvent counterparts.

Big house suv. Bruh you got people driving Honda civics, living in a 1 bedroom apartment and not a luxury one at that living paycheck to paycheck. The median rent is 2000. A lot of financial professionals especially the one I work with Samuel Peter Descovich agree that one should not spend more than 30% of their gross income on rent. That means you need to make a minimum of about $80,000. Interesting considering the median income is $54,000.

I'm not trying to be mean by saying this, but one of the biggest risk in these types of situations is when home owners who can't afford their homes rent them out and government programs like section 8 brings people into the neighborhood that ordinarily wouldn't be able to afford to buy there. This happened to us during 2009, and it was a nightmare. We saw criminal activity like we had never experienced. Ultimately, it completely changed the atmosphere and brought property values down.

I am from Forney, TX. Yes, I agree with Travis - so many constructions are around us right now, but the main problem is - that nobody wants to live in Forney. Schools are not good. There are always traffic on hw 80 and 548 road. We are trapped here and can not sell our existing homes because of all of these factors.

My daughter had lived in Forney for 8 years. Forney used to be fantastic. Then they built the warehouses and corporate rentals took over. The crime in Forney is a disaster. The schools, which were very good, are terrible. Do not look at Forney

I remember when my Dad had purchased one of the early homes in Heartland, Forney in like 2006 when I was in HS. Nice new build had like 1800 sqft, big backyard for like 140k. I remember years later. Homes were short selling for 80k lol. I'm not lying, homes were being abandoned. I recently went back to that area and it's crazy how much building they've done. I remember there just being a HS, Whataburger, walmart, chickfila and a chilis past the train tracks. The amount of traffic is insane as well. Those same homes are like 400-600k lol

Celina is in the middle of no where. Probably an hour drive to Dallas without traffic. And I can't even imagine the property taxes and home owners insurance on these $800K+ properties. There is so much land in Texas. No excuse for these prices. Homes in DFW were under $200K for decades for a reason. Even in oil boom times, Dallas was never over $200K for average homes. Wow

@@matteosummer79 Celina has become more of a suburb of West Plano/Frisco. A lot of major businesses have moved their operation centers there. West Plano/Frisco is about a 30 minute commute.

Property taxes, home insurance coupled with my monthly water bill in central Texas just became way too much to justify for me. Retired to the Philippines and have almost the same lifestyle as I did there for about one fourth the cost and no social drama here. Never thought I would leave but for me it's not the Texas it once was.

LOL! "Kano" in the Philippines=great name. I just spent the last 2 months in Angeles but had to return to Florida for medical (surgery) issues. What you described about TX has also happened in FL to us (military) retirees. It is fun and games being an expat until your body betrays you. I have become a fix or repair daily (FORD) patient. Oh well, it was fun while it lasted. If a retiree is able, they should try the expat lifestyle. Good luck!

Just curious, for property taxes in Texas, what is the typical cost? 1-2% of the homes value annually? So, $5K on a $500k home? I have heard the property taxes are high (given no state income tax). Just curious how high?

@@jhorton4329 I paid about $675.00 monthly 8 years ago in Texas before I left. That was for a home and 10 acres. In the summer my water bill would average $400.00 monthly. My property tax here for a home and about 1/4 acre is about $65.00 per year.

Dallas-area resident here. Yes, Travis, lots of "inventory" - but as you noted multiple times on this video, most of these are spec/luxury homes -- thus unaffordable for a typical family. For the typical family looking to buy, there is precious affordable inventory... The price point for Texans is especially important, as Texas property taxes are rapacious.

@LesHom Landlords don't buy SFR past a certain price point because they just don't pencil out. The sweet spot for them is somewhere around 1600-1800 sf. I know this first hand. So NO landlord is going to buy most of these homes unless they get them for half off in some kind of broad-based shady deal. By shady I mean a government bailout because the builder won't be chopping in half (voluntarily) unless the government gets in the middle first and promises to pass the losses onto the taxpayer (as always). That's unlikely but certainly not out of the realm of possibility anymore! But barring that bailout scenario, the builders will simply be forced to keep slashing prices until they become affordable to "someone", even if it bankrupts them in the process. That would actually be par for the course for many homebuilders.

I work as a civil engineer in land development in the dallas-ft worth area. I work with these developers/builders all the time. They have stated that things have slowed down but the demand is still there. It looks like high inventory in the video but its not compared to overall market demand. Builders are aware of what happened in 2008 but are also aware of the low inventory of homes across the state. These high interest rates have caused existing homeowners to not sell their homes because they don't want a home with a higher rate, thus removing housing stock from the market. What these builders do is build a few spec homes and if they are selling 2-3 per month, then they will build some more. The demand is a mix of out of state residents, investors looking to get out of stocks , a few high income earners and a few looking to move up in home status. If these homes weren't selling, they wouldn't be developing land and building homes.

Everything is bigger in TX, said every ego’maniac. I was born and raised in the outskirts of San Antonio. East Central district. Joined the Army some 22 yrs ago. Recently retired and decided to not move back home. It’s sad how bad it is in TX. I do miss my people there! But, I’ll have to set roots elsewhere. Too much traffic and costs! Even in rural TX the costs have encroached in those areas. Greed is rampant. No thank you.

I live in Dallas and am trying to buy. All of the new subdivisions, with the exception of $1m+ ones, are in the outskirts locations that are relatively undesirable. Every new development that pops up needs to be in a location that was previously unoccupied, and a location is generally unoccupied because it was a less-preferred one than other available ones at that time. If mere affordable shelter is one’s goal, those are fine, but if you want to be in a convenient location and have your home be desired by buyers once it comes time to sell, those subpar locations are not what you want.

I prefer to no live in Dallas or Ft Worth proper, way to many people and too many undesirables and all that goes with it. I prefer the outskirt locations, you get more for your hard earned money, bigger home, larger lots etc. You can have those overpriced city suburb locations, I'm out.

It's moving out to the burbs too, crime that is, and growth. Years ago we moved out and away and less than ten years it started following us. We had to come back closer to where we used to live, which used to be a nice area before we had left it, and now isn't so much. We moved back to what was considered a "nicer area" but it's even coming here now too. Ya can run, but ya can't hide is the way I am seeing it. This all in the last 32 years. Every place I have lived has started out as a nice place to be and then, not soo much over time. Holding out hope.

For me I ended up going for a house built in the 90s. Its exactly like you said. I needed to say within 30 mins of DFW Airport and ideally 45 minutes of Dallas Lovefield for work. All the New Builds in my price range that met that standard were mostly on the Ft. Worth side or South Dallas. Definitely not living in South Dallas. And even the ones on the Ft. Worth side were not in Great Neighborhoods and/or school districts. Seems like a lot of buyers in my price range are making the same compromise.

RE agents have always missed me off but what they do in Dallas is on a new level. Especially the ones on social media, the realtors in the Dallas area literally saying every location north of Austin is Dallas. So homes in NE Dallas, like 60 miles away, they call Dallas. Homes 20 miles west of Ft Worth they call Dallas. It's fraud. It's irresponsible. It's ludicrous and I'm sick of it.

The northern suburbs of Celina, Prosper, Aubrey, Melissa were our dream. We’ve tried to get in and it is RIDICULOUS! Also, add in PID or MUD taxes. No way! Insanity the way CA moved in and forced prices up. No way are these structures worth $500-700K

I know a retired couple that moved to the western outskirts of DFW from Fontana CA. They sold thier 3bd 3 bath home for 750k, paid the same price for a 4bd 3 bath 2 story. Yes the crazy people from CA think it's a great deal, problem is houses depreciate in Texas and other areas much faster and much farther than in the greater LA area.

Just moved to Melissa and love it. New build, No PID or MUD, 2500sf for just over 500k. Closing costs paid for, FHA, 5% for first year 6% after. Will refi to conventional later.

I remember flying over Dallas and Houston in late 1987, and there were dozens of suburban subdivisions with a hundred homes in them and only one house with the lights on in them. The Houston newspaper had 10 pages in the smallest print possible in foreclosures. The oil bust never touched the old money homes in Houston. You had to wait for someone to die to even buy one and the prices never went down.

Blame the government. The government allows false demand signals to be sent out (interest rates, covid policies, moratoria), then bails out the institutions and the more importantly, the banks, which removes the natural free market controls (fear of bankruptcy) that are supposed keep absurd situations like this from getting this far out of hand.

I have two theories about home construction currently. The builders borrowed as much money as they possibly could when interest rates were really low, using that money to build as many homes as they can, continuing until the money has been used up. They are building luxury homes instead of affordable homes because luxury homes are the most profitable. With high interest rates, even if rates come down some, anything but affordable homes will be out of reach for almost everybody, so the housing market will crash despite a huge shortage of affordable homes and entry level homes. Lennar also builds lots of ridiculous tiny homes. The price is about 200k to 300k with or without a garage. You can find them in Princeton, TX.

All of those spec homes are financed on floating rate loans. They don’t get fixed rate loans on a build. Banks float the rate and likely in the high 8-9% ballpark.

My wife and I were trying to build a house in Celina. Lots of incentives going on as far back as March. We were forced to bail due to poor quality (foundation, plumbing, electrical, windows, framing). Quality of new homes has struck fear in us and made us run for the hills. We are now trying to purchase a pre-owned in Sherman, but the seller still thinks it's 2021 and wants top dollar. The entire housing market in Sherman is being crushed with home prices dropping (new builds too - see Bel Air Village)) and homes sitting on the market for months. We are only in the "game" because we sold our home in McKinney in 2022 (purchased 8 years prior) and are in a rental in Anna and able to pounce quickly with all the equity we cashed out. This was planned out, but it is still hard to find a quality new home or a reasonable priced pre-owned, so we continue to wait for opportunities and keep trying. We feel something is brewing and the straw is about to break the back.

Thanks for covering Celina. My mom lives there on the border of Prosper and all the building there is insane! We’ve looked at Mustang Lakes ourselves as one on our list if we ever decided to move back to Dallas. It’s beautiful and a little outside the busy main area.

DFW Native here, been on sidelines for a while, thanks for the video Travis. Collin county is where we are going to buy, eventually. I believe the market is in an unprecedented bubble and I hope you are right Travis in that DFW will be one of the worst crashes. Would love to see all the coastal people who moved here in the last 3 years tuck tail.

Traffic wise, I would pick Crandall over Forney. Crandall is just south of Forney, both are in Kaufman County (avoid Dallas County). HWY175 is an easier commute than HWY80/I20, at least for now, especially since they eliminated dead man's curve.

Yes, I would wait until the bottom drops out. We retired after 30 years in Hawaii and moved to Ohio a mile from Lake Erie to a home we already owned free and clear. We dropped off all our junk and spent several years traveling the world before we settled down. Our neighborhood is 65 years old with very mature yards of 1/2 - on acre sizes connected by wooded areas of 5-15 acres. Our pool is 2 blocks away any every store you want within 3 miles away. Everything is connected by multiple highways hidden by woods that block any noise. Deer come to our yard every night with every night critter in and out. Every bird can be found around the house during the day. Since we don’t have to concern ourselves with a mortgage or finding jobs, when it turns cold in the winter, we drive down south for weeks at a time to warm up. Best of all, Amazon delivers within 2-4 hours!

Im a garage door contractor in dfw and I have a lot of builders that I do business with, there is an abundance of these new construction homes but you need to consider that this is one of the fastest growing areas in the country as well as other than Vegas and Phoenix this economy is as strong as they get with many of the biggest companies in the country relocating here.

Celina, TX will likely remain stable. All the Dallas area growth is moving north. Good schools, and big business is coming (new Target just opened, and Costco just purchased land). The toll authority is currently extending the Dallas North Tollway through Celina. It’s planned to be larger than Frisco once fully built out. Forney is affordable, but not easily accessible. They don’t even have a Target. Schools are meh. DOT really needs to expand the highway out there to accommodate the current and future growth. Fort Worth is a hidden gem. The area’s infrastructure is developed, relatively affordable new construction, and not as congested as Dallas. The builder incentives in Fort Worth are very strong since there’s so much builder competition.

I love Haslet and its surrounding areas. While Haslet itself is rural, within 10-20 minutes is Alliance, Presidio, and a whole other slew of commercial properties. They're even building a Kroger and HEB nearby. So much nicer than Dallas, but with easy access to Dallas.

A market crash will be fueled by foreclosures. He even admitted there are like 15?! He doesn't mention that over 65% of all homeowners have 50%+ equity in their homes. Or that over 35% do not have a mortgage at all. But that doesn't get people to watch videos.

Can you look at the Haslet, TX area as well? Our realtor told us it’s going to be a busy spring in 2024. I looked at her and laughed. It’s important to do your own research and not to run with what a realtor says. I truly believe the bubble will collapse very soon. It’s been a lot of homes just sitting on the market.

There were MANY demand signals sent out by the "covid economy" that were not nearly as real as the homebuilders counted on. People just don't understand the collosal amount of "coastal equity" that was liberated all at once due to the sudden pandemic migrations. Normally, coastal equity is lying dormant, effectively trapped inside the walls of "Aunt Gertrude's "house, where it is barely affecting the economy, but Covid changed all of that (temporarily).

Texas is overcrowded because people are moving from California and New York. The homes here are larger for less than what they pay. This is why so much construction going on. This goes for apartments also with high prices. It's overcrowded with newcomers here in DFW.

When the Federal Reserve (not Federal, not a Reserve) can create money out of thin air, and banks can do the same, a lot of money is NOT being spent to build these houses. This is all a result of fiat money (not money, not even printed currency). DFW is headed for a repeat of the disaster of 1980. This is NOT the right time to buy. 90% chance that deals in real estate will be obscene in the next year or two. This would never happen if we had sound money: Gold and Silver...Great job, Travis.

A lot of the homes have cars parked outside. I don’t see this as being a lot of vacancy. It’s a developing area half of the homes are still in construction. Of course they’re not all going to be occupied.

You are asking the wrong question. The question you should be asking is how long can the banks can keep them on their balance sheets ? Prior to Covid and high interest rates, it was a big game. The developers were rolling over their loans every quarter. They would take a loan, then develope the land / area to a degree. Then the land, homes, and area would be worth more money. Hence a larger loan 3 months later. This would continue until the houses and land eventually would sell off to individuals. Until then, it was develope, develope, develope and take ever larger loans each quarter. The larger loans would finance and pay the previous loans. Problem is, the land and houses MUST get sold off as quickly as possible. A bit of a dangerous game for both the developers and the banks. Win big.... or Loose big.

Thank you for the drone footage. It says a lot for the person who doesn’t live inDallas but is considering it. I am a Texan who would rather move elsewhere in Texas.I don’t want to move to Dallas, but family lives there and there must be a lot of job opportunities so Dallas it is. I also live right next to an AIRBNB and if Dallas had enough sense to get regulate them and limit the permits available that is also an excellent reason to move to Dallas. The AirBNB next door has made the neighbors ‘ and my life hell.

Totally agree. I moved from Bartlett TN to Round Rock TX. In 1997 and I couldn't believe the differences in taxes. The $130k house we bought new them is in the 400s now...

We just bought a new home that was price reduced 250k since the start of the year. They gave us 10% back (5% in upgrades and 5% used to buy down rate) we got a rate just under 2.9% starting out . And they are covering closing costs . Still dunno if we got a good deal but yime will tell. We close on friday so they really wanna get this off their books before january.

I don't think the prices on these houses will come down much. I think it would be better to buy asap. IMHO. My contractor once told me "houses aren't going to get any cheaper so build or buy now". "There is never a right time to do anything".
