Unfortunately with the new tax laws my plans have changed. Nobody can afford double income tax . I'm sure you will see lots of people leaving Thailand. You should do a video on the new tax laws

@@g-wagonsg-wagon3693 Don`t worry , Sir. Nobody will be double taxed on income. That is the whole idea of the double tax agreement almost all countries have with Thailand. You might be taxed in Thailand, but if so, you will be reimbursed in your home country once a year. Or, Thailand will only tax you if you pay taxes lower than you would have done in Thailand. Then you might pay the difference. But Thailand also have many deductables, and people I know here, are only paying 5-10% taxes in total in Thailand. Don`t burn your bridges just yet. This won`t be as bad as many foreigners think. If it goes trough at all. Scandinavian countries have had this same tax rules for many years already, many Scandinavians (Norwegians, Danish, Swedish and Finnish) are already paying taxes in Thailand if they live here more than 180 days a year. In fact, they are supposed to do so by law already. Many of them pay lower taxes in Thailand than they would do in their own country. My husband was reimbursed once a year, in March or April, and in fact saved money doing this. So again, no one will be paying taxes in full in both countries. You guys have nothing to fear.
This was really different, guys. Never seen anything like this in Thailand. Fancy, is the word I would choose. Stunning. This gives a quite different feel of living. These developers have come a long way. I`m thinking back on the first condo I rented in the area in 2006, Jomtien Beach Condominium. So plain, so simple. Hi Sarlina, to be honest I was blown away with this development and can’t wait to see it finished in time, great location and stunning design (well in my opinion). Definitely the best off plan I have seen in my time here and I have seen just about all of them. The interiors of these apartments are beautiful designed but personally I think of 30 storey towers as ' sky blockers ' ! 60 storeys borders on hideous to the extreme to me .. I understand that in Hua Hin it is not possible to build tall towers close to the beach ...they have to be back further ....sensible planning .
Very Interesting as this huge complex you describe as on Soi 5 and 2nd road is where I live in view talay 3 residence !!! The model and plan is incorrect and needs telling the truth. Still watch every day Jason

No, just no. Watch the video on retire for you with a top tax law firm in BKK. Current legislation makes your capital gain on a house sale in your home country before moving to Thailand taxable under Thai law. All savings in your home country are taxable again in Thailand if you become tax resident.

It doesn’t matter how long u own it , any money you bring in taxed in ur country or not it will be taxed . It only depends on what percentage if u was taxed in ur country already
They are quality, love the studio & 1 bed, great location & price. Like the breakfast bar beside the kitchen, dont need table & chairs in them size condos.
Satoshi, I mean no offense, but using the word "quality" to in anyway describe a project that is not near completion is not justified. Does anyone know if this developer is capable of actually finishing this project? There is risk with buying an unfinished condo. A flashy showroom example does not a condo make.

Address shows at 66 Jomtien Second Rd which shows a full empty block on Google Maps. Lunique Development is teamed with the Banyan Tree Group which is a very legitimate higher end developer. However, I didn’t hear mention of sinking fund or maintenance fees. I do not understand why these developers put bathtubs on decks or even in bathrooms AND truly don’t understand why they would put glass in the bathroom. Bathrooms should be private

There has been a lot of talk about the land where the Rompho bar complex is located, so maby these condos will end up in that location and not on soi 5 but i do not know ?
@@goodvibespattaya2423 When I looked at the EEC website I saw that they are planning to build the monorail link above Jomtien second road, unfortunately I have lost the page but your side kick or his colleagues might know because it would be interesting to see where they plan to place the foundations and pillars and where the stations will be located.
I always enjoy your videos as you both are very informative on property prices and location. Im moving somewhere around this area but looking for a pet friendly location. When I say pet friendly im talking a dog that is bigger than a cat. Most places say "pet friendly" then limit the weight to 20 lbs leaving those with anything larger than a Chihuahua screwed. Are there any pet friendly locations that will allow a 45 lbs dog which i have. Thanks in advance for any help you can provide my friends

Interesting project on that lot, if only on that lot. They made a nice model, but much is nonsense, very misleading and made so to deceive people? ....they need to bulldoze View Talay 3 to make room for it, and "Access to the beach".... sure, but only after all the buildings in Soi 2, 3 and 4 are demolished 😬 A bit surprised you didn't notice or comment that 🤔
Nice when they are being built and empty. Likely will be full of holiday rental apartments when it’s finished. Buy a 12m baht condo and get dickheads staying upstairs and it’s not so funny
