SHEEESH! Lol, I'm not sure which community you are talking about, but some of the homes are closer to the road and some are farther away. It definitely impacts the purchase price.

In california you have to have solar in all new construction or just san diego ?

In CA all new construction HAS to be sold with solar. Another reason why it's difficult to build in CA.

Good value because it's Vista. Not bad if you don't have any kids and work close by but that 78 is a nightmare.

The first development has access to a San Marcos school district which has a higher ranking. But definitely the concern for a lot of families in Vista is the quality of schools.

Man… a home like this is a liability with an uncertain future. Why isn’t anyone buying in west side Chula Vista with a large backyard to install an ADU to rent and leverage your real estate investment?

There are plenty of people buying all over San Diego, including the west side of Chula Vista. I'm not sure why you'd think this area is a liability or has an uncertain future. We are seeing more and more suburban crawl of people going out to more affordable areas, and Vista fits the bill.

@@DanPBestLifeSD Forgive my ignorance Dan. Based on the economic situation and making a life in the most expensive county in all the nation, I feel you need to purchase a property that you can leverage to subsidize your mortgage payments with a renter or renters. This is especially true for young families. Buying a home solely for your family seems to be an American dream that is difficult to sustain, especially when companies are leaving the state or closing their doors. Anyway, this is the purpose for my comment. I hate to see young families stretch themselves to purchase a home with a possibility of losing it because they can’t make ends meet. Look what’s happening in San Bernardino County.

@vdsilva6806 there's nothing wrong with your comment, I was just curious what you were referring to. Sure, for a lot of first time buyers there is value in house hacking. In fact, when my wife and I purchased our first home we rented out a room to a friend to help lower our monthly expenses. That worked great for us, and would certainly still be an option for anyone purchasing these homes. There's also a lot of allure to new construction homes as there are fewer maintenance costs in the first decade, and typically by the time they close on the home the property has already appreciated from the purchase price. But also don't forget there are many people in various financial situations. We work with clients all the time that are bringing equity from a property sale, they have a significant amount of savings from investments and/or businesses, or they have family money. I think you'd be surprised to know how many home buyers in this market can absolutely afford homes at these prices. I mean, just look at how many people are selling their homes. They are cashing out their equity in the property and transferring it to a new home.

@@DanPBestLifeSD Thanks Dan for your comments. I’m glad you are an example of thinking out of the box when you and your wife rented a room to help you pay your mortgage. I can imagine all the types of buyers you come across and glad to hear that there are families that can afford these prices. What I really like is that you are providing “value” to your subscribers, potential buyers, and in essence your family and friends. Way to go Dan!
