I paid my rent 4 minutes late once. It was due on the 31st, I paid it at 12:04AM on the 1st. Woke up to an eviction notice and 20 pages of litigation, followed by a single paper that said "This is what it looks like to be evicted. This is not an eviction notice, it's a sample of what one could look like." I very quickly found a new apartment.
The fuck. Sane landlord was like my #1 priority every time I rented. Had one that was an asshole, never again. Since then, I had two ladies that were amazing landlords and if anything, I fucked the second one over and feel bad about it a little. On the other hand, she did get an insane amount of money for literally nothing from me... so... Now I am moving again, the landlord seems to be the sanest person on the planet and his main concern was if I am sane. My friend knows him and gave a recommendation, no shit, this dude skipped a line of 50 people just to rent to me and also will skip one rent just so I have an easier time moving, just because he wants me to rent it for as long as possible so he does not have to deal with insane tennants that would like create a firepit in the living room.
When I was a student, I had a friend in one of those "girls only, no guests" houses. That wasn't the insane part though, we later found out there were hidden cameras because she had shared a photo and someone spotted the camera in the corner (it was disguised as a loose cable). Luckily another friend of ours had lawyer parents, so they got stuff worked out.

Exact same story as nl, except the oven cost was split across a shared flat so it was OK. Still waiting on the deposit to be repaid two months late though, even though they'd cry if rent was a day late....
just thought you should know (assuming you live in the us) there are laws regarding the amount of time landlords can take to return deposits 😌 and also if they don’t pay you *can* collect interest on it

the nicest landlord ive ever had also did the "check in a mail slot at the office" thing. one month i get a call, "hey ___, were gonna have to start eviction proceedings if you don't pay your rent" & i was like, oh something must have happened to the letter bc i did drop it off, here let me cut you another one right now (& call my bank to have the previous one canceled). and this woman tells me "oh thats gonna increase your rent by a hundred dollars a month as a tardiness penalty" and it took me a second to realize the funny wording and she meant that my rent would be *permanently* increased every time they misplace my check. her assistant called me a week later to tell me that she did find my check wedged between the drop box slot and its door. i ask are you gonna take back the late fee & permanent raising of my rent? no and that was the *nicest* landlord ive ever had. so that's why after that i got a therapist to write me a script saying a pet is a medical device for me, got a cat & when i moved, after i signed the lease i went "oh by the way i forgot to mention, my doctor gave me this script, could you go ahead & scan that into your copy of my lease?". they said "our apartment doesnt allow pets." i said "yeah okay, could you scan this into your copy of my file?" & just kept holding the paper out to them. they were like "well if you have a pet we're gonna have to double your deposit and increase your rent by two hundred dollars a month to pay for cleaning" & i was like, "oh i dont have a pet, i just need you to acknowledge that you're aware of my doctor's orders". & i agreed, super duper ultra pinky swear promise that i would inform them & accept an increase to my rent the *moment* i got a pet.... which i already had. and then i lived there for years with my cat sleeping cozy in the sun in my front window. best tenant they ever had & they couldn't make a stink about it bc i was already in and at that point if they tried to raise my rent for having her i'd just continue to pay my old rent, let them take me to court over it and explain to a judge that they were violating the law
if you watch eviction court on youtube, 80% of the time they just bring both parties in and the tenant goes “yeah I want to keep living here” and the court orders them to pay the money that they were 0.00001 seconds late on. a judge will not evict you unless you stop paying and never show up to court and never indicate that you have an intent to stay or leave.
One crazy thing about Delaware property taxes is the assessed value is like 1/20th of the actual value of the home. There was actually a lawsuit on it to get more funding for schools. Lawsuit was successful but it's going to take like 10+ years or something to correct the assessed value
i also live in vancouver with my roommate and our landlord was keeping track of when our partners were coming over and was asking us to tell him when they were over so he could charge us for more utilities. he also said we have to let him know when any guests are staying over night unless they are family
My current one is really good. It has never taken them longer than a week or two to get anything fixed. Always give at least 3 days notice before they enter the unit too. I've had 5 landlords and they are a diamond in the rough.
I have a good landlord! I was three weeks late on rent once because the auto payment broke, and they only sent me a polite text asking if I was okay with no extra late fee or anything.
Should just have demanded an apology from the land lord immediately when she wanted to evict from a one day late payment. If she did not comply, just tell her you will be paying in pennies starting from next rent onwards.
My dad rented an apartment in another city for family purposes. Flat legit looked like it was 50 years old, never touched. Felt like it was rented right after someone's granny died.
He had a pretty lucky run of it for Vancouver housing. Most insane landlords, homeowner or property company doesn’t matter. The absolute state of the basement suites the homies were in in their 20s
15:02 god, this happened to me, the hot water in my kitchen was barely coming out so doing the dishes and stuff was a pain, landlord made a guy he knew come fix it, removed the part where water comes out, stopped water circulating in my appartment so he could work on it. Didn't fix anything a few days later my mom brings a friend that is very handy and apparently the problem was that the hot water pipe under the sink was bent, so yeah what a waste of time

home ownership is stupid expensive and we're not even talking about the mortgage - if something breaks you have to fix it. Pile that on top of mortgage, utilities, municipal fees and prop tax. Most renters have no idea how expensive owning your house is. BUT yes I own it and its great but damn is it pricy and then you have to actually spend time fixing shit where as in my apt I just sat around bored because I had nothing but cleaning to do. A big problem is to affordability is, is that a) lots of plebs want big shiny houses with all these feature and not a cheap WW2 bungalow on a decent sized lot, they want expansive houses on tiny lots which is way more expensive to hold what all the crap they have and it is mostly crap. b) people want areas with these big fancy rec centres and then dont use them, that money comes right out of property tax. Give me a big brick of a building with a pool in it and maybe some other stuff, not some new age haute architecture building that costs 6 million and has everything break after 2 months, c) rent or condo should have WAY WAY more protections against arbitrary rent increases or because demand is high same with housing honestly. And yeah the elite need to totally 80% be reeled in, but I'm not advocating the French Solution but like tax the fuck out of them. Sure they already pay proportionately more which is good but when you compare these people owning multiple houses, jets, cars, vacations, and basically not having a care in the world compared to even the middle class where its actually getting hard to afford groceries - well lets say I have 0 fucking sympathy for them paying half of their money because half of a million is 500k vs say 1/3 of 90k in taxes gets you 60k for living. Basically half of a million is a lot of money but half of a "good" wage is barely enough these days and thats not even taking into account retail workers - poor sods.
if you roof breaks owning a house, if you are not in a confortable position you are literally fucked. If you are renting and your roof breaks, you can get a new apartment inmediately for no extra cost. This is why it is recommended to not buy a house if you dont have matress to fall down to. Also, it is not like all landlords studied the same thing, or come from the same background, they prob just inherited something and instead of selling, they are just resting it out. Some people are assholes others are not, apart that they are preocupied of people paying late cause you can get into a squatter situation pretty easily and then you are in really fucked situation.
ok but imagine how much easier and more affordable it would be to have a house if fucking landlords didnt take up all the available housing. Landlords should at least have to have a license or something to prove that they can handle actually maintaining their land instead of just doing fucking nothing (like every other landlord ever)
