This is ridiculous. The builders have way too much power. They should never be able to control who I have do an inspection. Or when... especially since you film everything.
As court mentioned it is the builders property until closed but there’s a caveat to that. The buyer should make contingencies that the pre purchase inspectionwill be done by an inspector of the buyers choice and any punch list items must be fixed prior to close with a reinspection prior to close. ITS THE BUYERS MONEY. Builders want to sell homes. Bad press is upon the builder. FAIR?!? Build a good home the first time. Remember people it’s your money and you’re under no obligation to purchase a home from anyone without stipulation favoring you the consumer. I’m in Ohio and there are a number of homes I wouldn’t spend a fake nickel on much less my hard earned green.

Folks…. You as the purchaser make a contingent. Place it in your purchase contract that two inspections will be done by your inspector not the builder’s or builder/seller suggested. One pre-close full home inspection and one to reinspect punchlist and whole home again. There is no obligation you have to the builder only to your wallet! Keep these videos coming.
@@clangboomsteam I don’t know where you’re from. Every good purchase contract requires the builder to fix punch list items. And you have nothing but the power of your dollar. Building code violations put the builder under the government microscope. Any builder who doesn’t agree to those simple requirements is a bad builder. Why would you think the buyer isn’t in the drivers seat?
I know a few builders who would be annoyed by this man, myself included. But he’s saving his clients and I absolutely love this. Some of his complaints annoy me because they don’t affect the build, but 1,000% ALWAYS show dangerous issues. A bit short in the insulation, go pound sand. The odd cracked truss, (and it isn’t a tile roof or snow zone, chill out) but bad gas, electrical and water leaks absolutely scream from the top of the roof because it needs to be felt with IMMEDIATELY if not sooner, (and that includes showers and baths). And yes cracked window welds and shower/tubs definitely count!
@@john-paulsilke893 He's usually talking about 0" or 2" of insulation where there's supposed to be 8". That's not 'a little short.' I have not seen one video where there was 6" of insulation. That would be a little short.
@@john-paulsilke893 When the "a bit short in the insulation" can change your energy bill to the tune of hundreds of dollars or even if the HVAC works at all, I'd say it's pretty damn important. Also, customer paid you for the materials. You damn well better provide them, or you can pound sand.
Builders should not have the ability to reject anything from a third party inspector. Rather there should be LAWS protecting the inspector and most importantly, the customer
Just put it in an addendum/attachment to the sales contract that buyer has a right to bring in their own inspector before close. If the builder's rep won't sign it, just walk away. I did that, the rep said she couldn't sign for that, I asked her why she had the authority to sign the contract for the builder if there were no modifications. Out the door I went.
@@crosslink1493 If it is law, and standard practice, it is much easier. Buyers should not have to play games with builders on homes costing several hundreds of thousands of dollars.
Home inspectors don't have any power to make anyone fix anything. They are licensed or qualified in any of the things they are inspecting. They simply report it to the customer, and the customer uses it as leverage. The local building and trade inspectors do have that ability and apparently are not doing their job.

I love your dedication, your honesty, your attention to detail, and the priceless education you openly share with others. And, the way you call out these awful, lying, cheating, bullying Contractors and builders - "Whatta Man"! Of course you can video record in any and all public spaces - without "permission." If the Buyer permits/requests for you to video record the entire "house," inside and out (in writing), there's your permission ... but you already know this. 😊
If you lived in New York, I would use your services in a heartbeat. You are for the home buyers, not the builder. Your job to keep them straight. Thank you for your inspections.

Actually China don't have video in public problems, mainly America have these problems due to law suits and or government censorship. You'll be surprised how little freedom you have in US than what you been brainwashed to think you have compared to other countries.

Great job identifying all these issues. The builder needs to be sued a few times, and then they'll realize that taking care of their customers is the right thing to do. This lack of workmanship is un-American.
This all comes down to the fact that the builders are hiring subs that “hire” labor that has little to no experience or builds to the standards that are acceptable down south where they are from and they are told to do it so fast that even if they had some level of craftsmanship it would still come out this way
Yeah pretty much yeah. Especially corporations. Just had a Family Dollar Dollar Tree combo built in our town. I work there, and oh, my freaking gosh. There's already a leak in the roof. There are so many other things wrong, and we have already had to have people come back in and fix stuff soooo many times. It's just crazy inside and outside how many things are just breaking or already were broke. The floors are so uneven in some places you can seriously trip if you drag your feet😅😅 funny but not funny. Literally, our opening day was the 10th of November of 2023😮 if I could list everything that has messed up, you would be reading a book as this message 😮
Them builders have too much power . brother you should start a class action lawsuit with all the homeowners that got this fair treatment. Keep the videos coming and don’t bend the knee or let them dictate what, when or where you can and can’t record.
You rock boats these builders don't want to see that exposed... I got fired for doing that at my job (I do different kind of work so not construction related), so I'd say keep doing it, you're keeping them honest and we need that in this world! I refrained from profanity, but believe me, I get pretty upset when I hear this kind of thing, cover ups and excuses, going on.
If I needed an inspection before closing on my old construction home, why on earth would you not be allowed to get an inspection before closing on a new construction? It makes absolutely zero sense and makes the builders look super shady.
The nerve of these builders never ceases to amaze me. We know we are asking too much to have a quality installation from these production slums, but the nerve of trying to hide that fact is hilarious. If you aren't proud of your work that's a YOU problem. If your work isn't worth of being showcased YOU need to fix it. It's publicity YOU earned. Every builder needs to read that PSA.
As a homeowner I can call out the builder of my Pulte home. Windows so cheap I could hear people next door talking, microwave without a dedicated CFGI plug, no insulation in the attic, a nail drove through a water pipe, single lever water faucet that turns on the hot water first, the house water shut off valve that didn’t when I had the rugs replaced and the worker pulled off the baseboard as part of the job and we found the nail in the water pipe, had a leak in one of the roof vents ( not done yet) a ceiling fixture exploded shooting out fire, found wires in light switches with exposed noninsulated wiring. How hard is it to build a 1239 square foot house???
Don’t blame it all on the builder, your fellow citizens, the ones that built it are just as much to blame. It’s called lack of personal integrity. Quality falls to the guy actually doing the work! If you can’t do it right then don’t do it!!
I wish our city required an inspection after a roof replacement. We had ours done 15 years ago, paid for 30 year shingles and it has completely failed and we have to pay to replace it again. 😢
As long as you're not slandering them or invading private property you are ok. And as for showing their own promotional signs it's in the public perview meaning it's fair game especially if you are doing an informative video. If they give you problems register yourself as a freelance reporter using the first amendment. Then you can tell them that they can go pound sand.
The companies should love guys like you, you’re helping them find out who is not careful with their materials, who doesn’t give a fuck about their customers, who isn’t bothered by making their companies look bad, and who needs to be fired.
Dale Chandler is my daughter's father-in-law. His homes were so good he could never keep up with demand and he made a lot of money. You don't have to cut corners and cheat to be rich. He is a testament that honesty and integrity are the best policy.
You can ALWAYS film in public, no matter who is there, and no matter what signage is in the background. The Supreme Court has ruled on this countless times. You can film police officers, you can film your neighbors, and you can film corrupt home builders... if it is visible from public access (areas), then there is NO "reasonable expectation of privacy". Also, this same rule of law applies in like 50 other countries, as well as the U.S. An organization's policy will never trump federal law.

It’s unbelievable how crazy these builders are. So thankful for your content. You can tell the builders profit to quality ratio is completely upside down 🙃. We need more legislation to protect home buyers. It doesn’t appear the current regulations are a deterrent to their negligence. When you use Union workers it might cost 10% more but then the job is actually done right. We need to make sure these builders have higher fines. There should be insane high fines for these problems so that the builders don’t waste everyone’s time hoping no one notices the problems.
Anything publicly visible is allowed to be recorded and uploaded without permission unless used for things like a TV show, movie, or advertising. Basically big business needs permission but not random inspector 420. If they didn't want the public to know or see it would be hidden or on private property behind a wall.
In the state of Arizona you need one out of 2 parties involved in the recording, you being one of them, to agree to being recorded. This is for public space/land. I needed this for drone footage before.
I often inspect new homes and there is always a long list of issues. I will say that I don’t get nearly as many issues with the builders as this guy. Some builders have told me that they appreciate my inspection so they know where the issues are that they missed so they can take care of it. I know of supers that aren’t allowed to walk the roof for insurance reasons and they use my inspection to find out what the roofer messed up. Of course I’ve dealt with some builders who actually had no idea what they were doing and relied on the sub contractors who would take advantage of them and cut corners everywhere.
Glue and screws are all that's needed to stop floor squeaks. It's much easier to do these methods as you are framing house a bit of a pain once walls are built on subfloor carpets down.
Consumer protection in real estate is a good thing. Think of where and how the consumer is protected at various stages of RE transaction. Do not underestimate how much the consumer loses that was not bargained.
I am an electrician in FL. I've been in the new build houses and we have all the same horror stories here but worse. They are throwing these houses up as fast as they can build them, cutting every single corner, buying the cheapest of all available parts, hiring cheap unskilled undocumented labor, and pushing all the responsibility of warranty work onto the buyer. Buying a new home doesn't mean anything anymore. You would think guys like me would hate guys like him but I don't. We have codes for a reason. They set a reasonable standard of safety as well as hold contractors accountable for all this mess.
Good job! I will forever be scrutinizing all work done on existing or new home. We need.you. Think about creating a network of reliable inspectors. People are willing to pay for full disclosure.

Used to work for a company that tracks housing inventory. Quartly I would drive all developments in my area, futures or in progress. You would not believe how fast they can build entire neighborhoods. Some of these developments are thousands of houses. I'd go out 1st time and they'd be excavating, building roads, utilities etc. Three months later, hundreds of houses had been built already and families moved in. Let's say it'd take them a year for phase 1 of the development. I'd move to phase 2. I swear by the time I'd get to phase 3 the houses at phase 1 already have visible cracks in the stucco, you can see how some people have tried to patch it or hide it. The siding would always look gross. They put these weird brick exteriors on the front then stucco or siding on the rest of the houses. They look so cheap. I honestly only drove a couple developments (out of hundreds) where I actually liked the houses and they looked like something I would consider buying. Most were bring your own builder or smaller builders doing all brick homes. My advice, buy a lot but find your own builder. 🏡 I love your videos.
I live in a house that is almost 2 hundred years old and while I have only been here for a fraction of that time, very few issues. Even with all the updates over the years. It seems to be the most recent work that fails first.

Anyone who says “you’re just being picky, these are minor issues” THAT’S THE POINT! These are all simple remediations & easily avoidable. Simple fact is these builders just don’t care enough 🤷🏽♀️ and you’ll be the one ultimately paying for it
You need some fellows that can visit these lovely builders on your behalf about their complaints…. Be waiting on them at their house… Trust me it will only take one and they would all calm down, and just fix what needs fixing.
