Hi guys in this video I share with you 6 affordable properties within the greater Accra region. About 30 mins drive into Accra with no traffic. This is the Tema area. The thing that makes Tema a little bit cheaper to live in is the restaurants, roadside items, hotels, transport etc is generally much cheaper than it is within the nice areas in Accra. Making the cost of living in nice areas in Tema slightly lower than what you will get in a decent area in Accra.

This message is for my African sisters and brothers, who are returning home, please consider buying land and building your own home, because unfortunately greed is a big problem everywhere, as you can see. It is illegal to price anything in dollars, in Ghana since our currency is the cedi(s). I agree with all of you who are watching. These homes are overpriced, but once we start building our own, and they have no one to rent to, their pricing will be forced to come down. There are nice hotels that will offer you great monthly rates, while you build versus you going to another country to live. Everyone is not lusting/greedy for money.

Your comments are very rude. Some people will see those houses and consider it as cheap. I was in Ghana 2 years ago,and yes they really charge in dollars,cause of the inconsistency in cedis. If it's too expensive for you,it's not for you... Simple

Absolutely correct! I will live in a bedroom until I find reasonably priced housing. Many think Africans in the diaspora can afford to pay the high prices. I will not or I can stay where I am.

My Godmother living in Ghana since March pays $100 a month for her apartment. She said it's a nice apartment too. Let them continue to make videos trying to over charge and they will learn real quick that we are not falling for it.

Prices are ridiculously high! I’ve seen better prices for beautiful, more up to date properties in East Legon. We even have cheaper properties more up to date in the US. I really feel bad for local Ghanaians with these prices. I do appreciate you taking the time to show us properties especially for those who are relocating there.

Anthony Owusu they’re are other places that are cheaper in Africa than Ghana so if getting out of US is a priority this is not the only option. Also let’s not get into the issues that blacks face everywhere, even in Africa!

@Anthony Owusu what is going on in America doesn't justify these prices as Ghana isn't the only option to live. This is pure greed. How is that helping we blacks by making moving back unattainable. Remember we will no longer have the western income to pay western prices. I'm an RN here in Canada making 100 thousand plus a year and sometimes more if I do overtime. The MOST I can make in Ghana is maybe 3-400 dollars a month. Now tell me how I'm going to pay 1,000 a month in rent if I want to continue nursing??? Explain.

@Anthony Owusu Yes, I'll stay in US before I sell my nice home and come to a third world country and pay luxurious prices. The guest bath in one is really a closet. And where are the closets in the smaller bedrooms! I'll wait for the housing market to collapse in Ghana or go elsewhere! One location gravel driving into the property. Nah, Ghanaian that built these properties live abroad and plan yo retire later. New development companies have overpriced these prooerties and the sverage Ghanaian would NEVER be able to afford such properties. I saw a super nice property for $140,000 with a nice big pool!

Everybody is talking about USD but when you take their money to the US it's not worth nothing... Stop saying something is 500 USD.. it's not 500 USD it's 3000 cedis a month so you are paying quadruple the rate... Please think about this.. When you move there you are no longer in the west... So stop asking for west money... Unless I'm able to spend your money like I'm in the west... Y'all should be ashamed of y'all selves.. just wanting to come up on people that's been used for hundreds of years... 🤬

@@etinyeneuboh6881 I agree. Folks have no idea the hard work that goes into buying or building a house. However, they are quick to criticize the rent charged by the home owners. To your point, perhaps it will be a good idea if they focus on also working hard and own property, so that they wouldn't have to rent.

Thanks for showing us some options especially in the Tema area. The prices seem realistic as far as location is concerned. Accra and its surrounding areas are getting expensive every year. So build now while you can or be forced to go further distances. Thank you

Jasmine I don't see how these are deals sister. If these are good prices then living in Ghana has to be for the rich and famous. I don't get it. Some professionalism seems missing. It's like they are just trying to get that dollar.

What is expensive for you is cheap for some... Speak based on your pocket and knowledge. You've clearly never been to Accra. Real estate there is rightly expensive. Not many African countries can boast of the infrastructure Ghana has. I'm Nigerian and I stayed there 2 years ago just for 2 months,and I became a believer.

But since I am and am also aware of housing prices in the US as well as the need for a solid income upon arrival in Ghana, I based my opinion. No harshness meant to my sister whom I do love as well as her show which I watch and who's journey which I support.

That’s EXACTLY WHAT I SEE ‼️the grounds at some of the locations are horrible and there is Definitely no sign of care for the properties!! We call owners like these “SLUMLORDS” in NEW YORK 😡 fix up these places and bring them up to date!!! And some of those bathrooms 🤮🤢

@@alvintunstill5459 Firstly I'm from Nigeria,living in Dusseldorf Germany,so yes I'm also in the diaspora. She can also look for apartments within 200-300€ range for you,but be rest assured you'll be in the slums. Quality can never be cheap

They are asking a lot of money for the houses, however, prior to renting a house once the house is empty, it has to be cleaned up like new before the next tenant move-in. The toilets are not cleaned at all.

You think Ghanaians live in huts.Well,98% of these homes are occupied by Ghanaians who live and work in Ghana. Expatriates live in very exclusive areas in the heart of Accra and not in Greater Accra and the homes for billionaires,millionaires, expatriates and rich foreigners living in Ghana have prices times 10 the prices of these that you call expensive.

That price $1500us furnished is way too high & the others also & only the $500us price range is kinda ok for the big ones or the furnished! No local ghana citizen will ever rent that so why they giving us a foreigner country prices! Ghana minimum wage of work is $11.86hr cedis or $2.16us so how can those match a monthly rental for hard working people in ghana! Smh! Wish them luck! 😒

I'm changing my mind about Africa lol I've been looking in Bahia Salvador Brazil..Prices for renting is better, places looks better, You guys are down throwing all them bright ass basic colors on the houses, buying doors with writing across them, putting metallic cabinets in the kitchen wtf.. Charging outrages prices......Tone the colors, do nicer color paints cost more? Them cabinet... That's some temporary staying...1500 them prices starting to make Las Vegas look real good...here in the USA

Brazil is .50 to the dollar and Mexico is cheaper. My family has lived and lives in both places. There’s always more options. They are going to fumble their own bag trying to be greedy. This is price gauging. The locals are not paying this. Jobs don’t pay enough for it be possible. It’s in our currency to dupe us.

@@cryptowalk1387 not all of them..but it is a different setup than america. The shower creep my out a bit because i can imaginel the mold from all that moisture. But honestly in most homes anywhere the bathroom and the kitchen are the 2 spaces that are typically remodeled so its not that.big of a deal...

Yes this video was very useful exposing the Hustle mentality on the diasporans/foreigner. $1500 USD quoted rent with CB4 toilets, Chinese script on a particle board wardrobe, rusty gates, crumbling steps, musty mattresses and located in the middle of nowhere.........pass. Thank you, this was eye opening. Show some more units, interested in what is offered there

I appreciate anyone showing us (diasporians) what to expect from reasonable rentals in the greater Accra region that westerners would be comfortable with....It has enlightened me on the matter....My personal opinion is that I wouldn't spend above $600 per month on any rental..because it would be more economical for me to build. upon acquiring LAND and location ..which is why I'd be renting as I sought out LAND contractors etc..Upon accomplishing that I have a property tailored for me by me...and I could live in it and or lease it for income...Any rental being temporary would be a draw on funds which could be allocated to build income...therefore I would want the biggest bang for the least amount of money...

With all due respect...these prices are outrageous. Ghana is still a third world country for goodness sake😒. You can rent a whole house here in Canada for these prices or less. Those prices spell GREED. The decor in some is awful. They are attempting to draw in expats and newcomers with western prices with third world standards. Better to build your own if you're staying long term for sure. My monthly mortgage in Canada is far less than that. Thoroughly disappointed.

You far from home, ghana generally is an expensive place to live. Rethink your decision if you hv plans ever coming to ghana it isn't cheap. And oo check your facts again, Ghana isn't a third class country.

Some locations in New York State especially the North. Most houses are less than $1000 monthly. Mortgages are range from $800 and up based on the cost of the house.

Why all of a sudden such high prices for houses in Ghana? This is a big turn off for people in the diaspora who are willing to come back home and make their contributions to the motherland. It’s a shame where greed will lead us.

I'm sorry, but I wasn't impressed at all. In many cities in the United States you'll find properties like these in the poorest of neighbourhoods in the ghetto/the 'hood' and for far less per month too. These are shabby at best and who wants to live imprisoned in their own home with bars on the windows and barbed wire surrounding the property like a prison? Either this is outright greed and/or Ghanaians must think rather highly of themselves.

I am sure the 1-year down payment could build you a moderate house elsewhere in Ghana. I am from Nigeria, though currently living outside the country. That $12,000 is like N4.5 - N5 million in Nigeria. It's sad that people are going to cash in on the rising demands, just like its practiced in the West. But some of these prices are over-kills. A just paid $7,000 for a 1-acre land in outskirt of Lagos city. Lagos is not the faint hearted though. Just 1/6 of the same land would have cost me N20 million (over $50,000) where those example properties in the links are i shared are located.

The Ghanaian home owners have take economic factors in the consideration before putting a price tag on their properties.The houses may look good and all that.But they are in Ghana.They not in the USA.How many Ghanains can afford to pay that amount of money.How many Ghanains are making that kind of money per month?. @@RootedInRoyalty Developers and leasing agents must remember we're in a recession. People are leaving NY, San Fran and LA because they can't afford the rents anymore. Ghana is taking advantage of the diaspora with these prices, little do they know, this plandemic is causing global economies to crash and burn. They must adjust their prices if they want sales in the future otherwise they will have a market crash in homes similar to the U.S. in 2007.

After viewing several RU-vid vloggers which are returnees living in Ghana...those in Real Estate business or are Contractors seem to be making the argument that American diasporans are unrealistic in the view that Ghana real estate in and around Accra are exaggerated when asking for $700 and up for rent...of homes or apartments which are marginal in location, style and finishings...Other RU-vid vloggers which have lived in Ghana for years living in different places overtime, confirm agreeing with the hyper inflated view... of rental listings their seeing...having rental accommodations that are above marginal at a cost of $100-$300.....I believe greed has taken root to passively conspire to elevate rental rates..targeting returnees from the west...Common sense should tell them...returnees are not coming to struggle by being burden by the same debt struggle they fled from ...I have owned 5 properties and 6units....I know real estate valuations and I know house construction..And a game is being played against returnees regarding these marginal rentals....There are different groups preparing to acquire and build rental units for returnees and charge a price much lower than the current market rate...So returnees can come over settle into a rental that won't tap their funds allocated toward purchasing , building or investing to build economic security..not debt.

You all should be careful about building up a utopia in your minds about what it means to live in Africa. Just because you paid btwn $100-300 for rent wherever you've lived does not mean that you're going to pay less in Ghana because it's in Africa. That suggests what your opinion is of Africa and it's clearly not built on reality. Every country is different. I suggest you research the cost of properties in Lagos, Nigeria and Luanda, Angola. You will be sorely surprised. These are some of the most expensive cities in the world although they're in Africa. Of course I'm not saying the properties shown in this video are worth it. Frankly this does not reflect the quality of buildings out there so I am surprised but nevertheless you need to adjust your expectations. As a student in Toronto, the cheapest rent I ever paid was $450 CAN and that was for a teeny tiny bedroom in a shared apartment with 2 other roommates in my first year of university. In my senior years, a 1 bed apartment (15-18 years ago) was btwn CAN $800-1600 (US$750-1500 approx) so you've really had it easy in life if $100-300 is the range you're used to cos I paid my rent by myself as a student working part-time. Fact is that most of the rental properties in Accra are geared to temporary expat workers from Europe/the US or to migrants from Nigeria who are wealthy and can afford this rent. Eversince we started producing oil 10 years ago, the real estate market has become super expensive which is the trend in all oil producers on the continent because the market has been geared to expat workers who have been transferred to Ghana by an employer like Nestlé, or an oil company. In such cases, their rent is paid by the company or they receive a a salary/housing allowance that comfortably pays for such rent. Our market is not geared towards AAs who have suddenly decided to relocate to Ghana. The assumption that suddenly Ghanaians see a chance to dupe AAs is superiorist and self absorbed. The standard has always been to rent in USD to expat workers. Naturally properties for locals are not going to be marketed to foreigners because they are usually not built to a Western standard. A lot of the modern apartments/houses being built in Accra are also geared towards middle and upper middle class Ghanaians. They are mostly purchased by professionals and mature Ghanaians in the 40+ age range who have acquired savings over their lifetimes and can purchase multiple properties at such prices as investment properties. When they in turn rent these properties, they are aiming to rent to expat workers. If you don't fit that mold, that is not the landlords fault. He has his business model in mind and it's not geared towards AAs necessarily. Our president has unilaterally decided to suddenly market the country to AAs without thinking about whether our system is geared to handle you guys. For some of you it may, and for others it won't. In that case you need to adjust your expectations. Nobody owes you anything. We're all trying to build a better life for ourselves.

Pls there are places in Accra that cost a lot less than what is here Pls check the city of Teshie, it’s got some of the cheapest rents in Accra; you can easily get a 3 bedroom semi furnished apartment with your own water reservoir and pump between 750 to 900 cedis(130$ to 180$)

Great informative video thanks! The roads look good. I like the ones with balconies and large outdoor space. I stayed in Tema about 7 years ago in community 21 or 22. At the time my in-law was paying something like 500 cedis pcm for 3 bed so it's interesting to see how far prices have gone. I should definitely be a landlady!

The decor of these properties are seriously dated and the bathrooms are very unattractive. As others have said these are prices that can be found in the US and the UK. A 3 bedroom house in the city of Leicester UK is £400-500 per month. Also house prices are even less in South Africa. A 2 bedroom apartment in a gated community in capital Pretoria is $30,000. I'm a Ghanaian and even I prefer it. I can buy a mansion for a third of the price of property in Accra with great roads and infrastructure. I know of a south African who was offered a job in Accra but turned it down because of this ridiculous request of 2 years advance rent. But these guys are really advertising to unknowing expats. When local Ghanaians buy/rent the amount is less. This is Obroni tax they've added. Eventually ppl will lose interest in Accra and start to move and develop other places like Cape Coast

Actually the prices are not bad. In Canada the House go about the same. Only difference is the landlord doesn't ask for a years rent.

I’m loving your channel. I’m hoping to be moved to the continent in a year or so. I have it narrowed down between The Gambia and Ghana...I must say you have me thinking about Ghana more.

The prices for a full house not too expensive but I’m also sure there are negotiable if you don’t have the funds! You can rent whilst building your own property you don’t have to live in there forever
