You didn't mention if there are solar panels and a battery to supply free energy from all the sun you said the rooftop had all year. Also is there a downpipe from the roof to capture all the rainwater into slimline tanks to water the garden? If there aren't then this $15mill. apartment is lacking the basics for an energy saving 21st century home.

How do you shade all that glass in the ceiling to be able to get some proper sleep? i think a space like that is great for reading but absolutely dreadful for sleeping.
@@andreirau My solution is you can put a curtain around the bed if you want to sleep during daytime, or even at night. But this apartment is obviously not worth $15 mil :D
This property easily blows some of those billionaire row properties out of the water. It’s much cheaper then they are but at the same time it’s looks more cosier. It also looks like it’s been designed to actually be lived in. ❤

Yeah, this is definitely more of a dream house for a self sufficient young person or couple vs the billionaire properties where you need a full time staff to maintain it. Garage parking in Manhattan, the awesome entertaining spaces, multiple doors/locks for flexibility and security, wet bars/kitchenettes on every floor, and good size rooms without going overboard for no reason.
I kept wondering how they managed to get 2 ground floor backyards. Must have been a tear down was attached to this property. Which would account for some odd shaped rooms and hallways. It 's not a rectangular lot. Possibly. Can't say i really enjoyed the tiny windows. While floor to ceiling can be very gold fish bowl, these just felt stingy.
and the garage priceless. I have walked by this place many times and I have always told my wife this is what I'm talking about cozy and a garage thats gold in the city. We own a 4 story walk up in BK and unfortunately no garage so the car has be replace with rentals or Ubers. there is also a spot in the city similar to this its on 206 W 15th St which has a garage.
It would be so cool to be the owner. You bring people home and from the outside, it looks pretty humble. On the inside - light bathes the house in beauty - and the furnishings are zen. No one would be prepared for the casual beauty of it.
I’m getting so numb to the crazy priced apartments that when I watched this I actually thought it was a bargain for a minute. Compared to some of the hugely expensive apartments I’d take this every time
I love this townhouse. I think it is very spacious and has a two car garage natural sunlight. I just wish the bedrooms could be a little bigger with its own bathroom for 15 million.
Absolutely stunning property! It's totally worth its price and it's not even at 70% of its potential yet! With some careful additions and renovations, I can easily see this house climbing to 20 - 25 million.
The place is amazing, decking needs freshening up other than that amazing house Master bedroom just to die for and the outdoor space is decent size and not alotbof houses will have that luxury.
I like it. The street seems unassuming enough, but then you walk inside and wow. It’s beautiful. I really love how much greenery you see through the windows. It’s like a little oasis in the city. The elevators great when you’re tired, lugging groceries around, or have elderly/disabled visitors. Be careful of those vines, though. Depending on the species, vines can be very damaging to property.
$15m worth I think it’s definitely a sleeper build home inside & the outdoor space is just amazing but also depends on how much other properties are worth in the area including the renting places but overall I love that house 💯

Compared to those apartments on Billionaire's Row that cost upwards of $50M, this is a screaming bargain, but does the location warrant the asking price? I wouldn't know. Carpets would help warm up the rather austere lower floors.
It's crazy that such a building is worth $15 mil while it would be worth around $500k where i'm from (Belgium). NYC pricing is way overpriced, but i guess people do pay these prices for being able to live in NYC.
Lol. Never. Even in Belgium this would be an easy 3,5 to 5 M. Same goes for the netherlands. And in big cities like Amsterdam this would be an easy 10 million as well.
@@Kliatsis Sure, if u go to a main city, ofcourse its gonna cost a lot more. I bought and renovated my 3 bedroom house (semi-detached) with an extra potential room on my attic for around 300k, i did do a lot myself though. For 200k more, u could definitely come close to this house.

my thought is 10 to 12, the 2 small bedrooms without baths are a problem, in fact these should be combined into one with full bath and the second living room on the dinning floor would be the master with private back yard terrace. first floor would be guest entertaining and i would expand the bar into a second smaller catering kitchen.
But there are also 2 oddly placed(?) powder rooms with the garage certainly being helpful. I was thinking the location is very convenient, privacy to outdoor space, and the 2 other wet bars are a plus that some people find valuable
I love this listing, but the video is too short and incomplete. The basement is finished, has an exercise room, a sauna, steam shower and laundry. In addition one of the bedrooms shown actually has an en suite bathroom. The property is now going for under 13 million.

$15Mil for an entire townhouse is actually a very good deal for New York. Would definitely take that over a mediocre apartment in some high rise for the same price.
This house is incredible! I wish it was raised and had stairs leading to the front door. Anything to not have the entrance be street-level! I feel like in NYC that would give me anxiety lol.
$15 Million isn't out of the ball Park in NYC. I looked on Zillow - It keeps being listed and not selling and then being unlisted. There was just a price cut. It last sold in 2013 and the buyer probably overpaid and now can't get their money back out of it. It would sell for less, but how much less? Zillow says the similar homes are selling for a million less. Offer 10 Million? You don't want to offend but ......

Would I believe it’s worth $15m? My perspective of nyc prices is a little warped because I said “yeah, it’s a house in nyc, 15m sounds about right”, then you got inside and I’m like “oh, there’s other stuff for that price as well.”
