October BTO exercise: Only 1 "Prime" project in coming launch, located in Kallang-Whampoa area

October's BTO exercise will see the launch of the first HDB project to be classified as "Prime" flats. Three hundred and twelve such homes will be available, around 3.6 per cent of the 8,573 on offer. Seven projects are identified as "Plus" flats, with some featuring good connectivity and short commutes to the city centre, and others offering sea views. Six in 10 flats are located in "Standard" projects, the largest allocation in the exercise. At 15 projects, this is also the largest-ever launch of public housing in Singapore. Professor Sing Tien Foo, Provost's Chair Professor from the Department of Real Estate at the NUS Business School, weighs in on the effects of the MOP conditions on prospective buyers, why HDB is making this its largest offering and the traits of "Prime" project Crawford Heights that might make it more attractive to homebuyers.

Bryan Lim SDP pointed out, is that the government should not profit from Singaporeans when it comes to public housing and Singaporeans should not use it as a means of investment for capital gain.

HDB doesn't profit from selling HDB lol. They sell below cost. It is funded by government expense aka taxpayers money.

SDP NOM scheme will price new HDB flats to include administrative, material, labour costs only but without land “cost” that is currently the practice.

Providing HDB flat owners with an affordable one-time 99-year lease renewal after 50 years will immediately remedy the issue of the depreciating value of flats nearing the expiry of their lease.

Its not really an issue we are facing now its just an issue people forsee but don't know if it will really be an issue. No flat has gotten close enough to the end of lease yet to see dramatic depreciation in value. Most flats will be SERS or VERS before expiry.

SDP Housing Solution: Singaporeans who purchase these flats can expect to take 9 to 15 years to pay off their housing loans (based on an interest rate of 3 percent) using no more than 20 percent of their gross income.

The COE system is perhaps due for a revamp. We have incentives in HDB for locals to have families. Why can’t there be similar schemes in the car ownership to promote eg families. I’m pretty sure if COE priority is given to local families with 3 or more children, our SG population may actually increase! 😂

Small island already so cramped and lack of greenery yet keep building more ugly concrete buildings everywhere thou numbers are getting higher but prices are not coming down , because they think Singaporean keep buying so can build more to make more money. More building no wonder global warming are getting worst.

Lawrence Wong finally spoke the unvarnished truth about 99-year leases - that flats would be returned to the HDB and only a small percentage of flats would undergo the Selective En-Bloc Redevelopment Scheme (SERS).
