my experience buying in n. maine (anywhere really) , if you like it you better jump on it, this will be gone in a flash. We made 3 trips from Boston only to have them sell hours before we got there. Andy showed us some properties and we signed on the spot....4 years ago,. we love it here.
Thank you @gerardjones7881 and it is a Jack Be Nimble market. Snooze and lose but working hard to keep the pipeline full of new listings in all price ranges, locations, types.
@@Sean-i4r Lots of land does come with seller help to owner finance. If terms are offered, it will say so in the narrative description on the properties at www.mooersrealty.com
Oh Andy!!! It's PERFECT!!! GOOD PRICE ... GREAT LOCATION ... EVERYTHING YOU NEED!!! Thank you so much!!! Just a bit more land say 10 acres? Don't misunderstand 2.5 is nice but I worry about neighbors pushing in. 😊
Nice little cabin away from people. Is there a well, Andy or any springs nearby? What are the yearly taxes? How accessible is it in the winter with 4WD? How far is the nearest electricity pole?
Has dug well and B Stream was the town of Houlton's water source for many decades... it's that clean! Here is info on taxes, more on property for sale mooersrealty.com/idx/mls-1589584-lot_46_mcconnell_mill_road_hammond_me_04730 Not a long road to plow if you want in winter and power is probably 3/4 mile away.
We're at the end of August. Is it still for sale? It's perfect for my husband and I. We just need to install a gas-powered hot water heater & a nice tub & shower.
The quintessential blank slate, almost 2 1/2 acres, taxes @ $6 bucks a week, (yeah, less than a buck a day!) and under $30k asking price...SCORE! then read some of these comments that simply defy common sense. EEE GADS
The best fit for a property varies and everyone has a different view of what camping, off grid looks like. Something for everyone and we serve all @ackack612 !
@@AndrewMooersmainerealestate ...have no idea what this is in reference to. None. I sing the praises of your listing, makes no sense. Have a great day! Whoa doggies.
Thanks! My work clothes. Dress a little different hiking up a woods trails but real estate closing buyers and sellers like professional. It's a big deal! 😀
You do a beautiful job selling the property in main but what you said about building codes are growing dollars but I love the house also about a year ago you guys showed a whimsical house made of wood 🪵 and also pebble stone work it looked like a Disney whimsical castle house in Maine that was the best advertisement for selling the idea of living inside the state of main it had acrage and a beautiful landscape of mountains so awesome that is what got me watching videos of main 😊😊😊😊😊😊😊❤❤❤❤❤❤❤😂❤❤🎉
Luckily, not the layers of rules and regs in small rural Maine towns. Just put the well and septic at least 100 feet apart.. that's common sense right? And stay 100 feet back from the shoreline when building around water... or go back further to protect the natural resource.
Thank you. What about the septic? Permits? Don't fancy having an outhouse inside. Is Electric/solar possible? Does property become snowbound? Seasonal use? Pretty Creek!
Soil test plans for gray water. Hammond works with LUPC for permits, and reach out to the Land Use folks to discuss what your dream is and how to do it within shoreland zoning @lesawilkes5673 ! Solar is easy with open lot and plenty of sun. Generator. Running line in from street would be $$$$ and many just want off grid simple.
All woods around it but on a river, lake in Maine, you are not going to own all the frontage. Lucky to have 100' at this price and this 100 people in the whole 6 x 6 mile town in Maine location!
Waterfront, land, cabin, had to leave you a few loose ends to supply this low cost! You own the land! More details www.mainelistings.com/listings/ME/Hammond/04730/Lot-46-Mcconnell-Mill-Road/1589584
Hello Andy. My wife and I are new retirees. We have discussed something like this for several years. We would be interested in this property, or similar. A few questions before we waist anyone’s time. We are in taxachusetts, land of regeneration and rules and permits and permission. Said: Could we put a large 5th wheel on this property and make somewhat livable year round? Would we need permission and permits for solar? Could I legally tap/hammer in a well myself? And septic, could I DIY install myself? And lastly, estimated cost per year, taxes and insurance if needed. Thank you, hopefully we can discuss this property or something else similar available. @@kookietherapy9398 Not this guy or family. Down hill ski, cross country ski, snowshoe, snowmobile, ice skate and play pond hockey. Out every day of the year and last winter, warm temps, not a lot of snow and could be the pattern with global warming.
I'm in Texas and have issues getting all the way there, before the places i think id buy, are sold. My solution is, Do you have a room youd rent untill a nice place comes up?
Maine, simple living. You don't need to go into debt to have fun "camping" in Northern Maine. Come check out the area! Learn more about Maine www.meinmaine.com
Very tempting... I like the idea of being able to walk out the door and cast a line or hunt for food ... wondering what it would cost to build a 2BR house w/ septic, drilled well, 2-car garage or 1-car garage + workshop for year-round home. Basement would be nice, too... Maybe other listings would be more economical.
Loved being on the Canadian border and go to PEI, Cape Breton and St Andrews, Quebec a lot! Two boys played hockey in Canada and were there four or five times a week!
The out of state long drive buyers appreciate the videos... check out the area community videos too ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-neGoQGreZIw.html
Has a dug well, if you wanted to put in a concrete full septic, the soil test would lay out the leach field, where the tank goes to be 100 feet from the existing well, back from the stream. The septic is designed to handle 90 gallons of water per day and PM me so I can help guide you!
