When carrying cost jump rapidly as days on market and rates increase I think sellers will become more motivated to offer discounts and incentives.

It is crazy. Sold our house a couple months ago in new Braunfels for 30,000 over asking price and we contracted on another home that was a new build in a different state for 60,000 under asking including $20,000 in rate buy downs which brings the interest down to 4.125% Sounds like I sold at the right time lol. I’m sure things will pick back up.

Our new build in Veramendi is on track to finish around the end of the year. At that time, I expect the contract price for the house to be above the market price. Thanks again, Raad, another great video!

Thanks for watching Rob. Though I don't know that'll be the case above market on your house by time it's done. Depends if similar comps are actually selling at a pace/rate where appraisers can comp above market value. I spoke with two builders today and for the first time in a long time they got appraisals back below the contracted price. The rates are causing a slow down and causing sellers in many cases to negotiate down price. So, your value may or may not be there, or at least as high as you think. If you hold onto your house for 5-10 years, sure it'll be higher then.

This is actually a good thing, I've had my builder tell me that they had to literally beg their contractors to do warranty work on my house. While there is still a shortage of workers this eases the crunch a little bit. I'm sorry builders got a bit greedy and contracted way too many homes.
