How many more new developments are going to be developed over 10-20 years I mean commercial development and master plan communities and major projects and subdivisions
Honestly, one of the things I like about new Braunfels and why I'm considering moving to new braunfels is that it's not very walkable Don't get me wrong. I'd like to be able to walk to small little mom And pop stores and convient stores . But I don't want to live really next to a target or A. T j max, I like living a few miles away like i do now Maybe something you have to bike to. What I mean by that is by somebody that lives here in California, And have lived in other dense populated areas. Most of the walkable and bikable communities are inside of a big city. I don't want to live in a big city. I like the suburbs feel. I'm not looking for like a downtown Dallas Feel or downtown New York or LA feel I actually like the way new Braunfels is personally for myself.That's one of the things that's most appealing to me. Because if you look at all the scores with the best walking and biking scores, they're all inside of major metropolitan cities downtown.
I’m so excited about moving to this little town in Texas. I found a home with no HOA!!! God truly blessed me with all the bells and whistles that I wanted nothing is missing. It’s absolutely perfect for myself and my son. We look forward to being a part of the community.
Hey Raad...We think walkability will be great for New Braunfels. Whether it be living within or driving to and enjoying a walkable area, both are great things to have. It will be great to spend a Friday or Saturday evening eating dinner and then walking over for entertainment such as golf, movies, live music or just hanging out on a patio. New Braunfels certainly has many things for its residents to be excited about...especially the possibility of a Costco, Top Golf, Sprouts, etc...oh yea, can't forget Portillo's as well. Cheers Raad.
It's probably locals who want to make NB seem terrible. My whole family is here. Used to imagine retiring in NB. Now it's too populated for us. Very sad.
Blue vote here, lived in this area my whole life. Don’t let the transplants fool you. Don’t California my Texas! Including bringing that negative political violence.
Lived there back in the 80s. It was a good safe place between the deep blue criminals of San Antonio and the leftist lunacy of the San Marcos college crowd. Great bars, restaurants, I liked the tube shoot at the park way more than Schlitterbahn, The Wurstfest was always fun. Miss those days. I'm in a high crime leftist shithole now.
You can't do descent review with more background! I grew up in San Antonio Tx. , in the 60's and 70's. New Braunfels was settled by mostly by German immigrants and it was well known that if you weren't of German descendant it was best not to move in or around NB! When I was stationed at Fort Monmouth NJ. I learned that the boroughs of the north eastern city's were mostly grouped by nationalities! I believe the Generation gap has changed that a lot!
I am a transplant from the Texas Panhandle. So please understand my perspective is not from a born and raised NB resident. Though I have lived here for 4 years (I have also lived in a lot of other places outside of TX). NB has a lot of great things about it. For sure! Good things: 1. Lots of things to do. 2. It's pretty convenient (lots of store options). 3. Safe compared to a lot of other towns/cities. 4. The parks it has are gorgeous and beautifully maintained. Not so good 1. TRAFFIC! 2. Compared to other TX places, ppl are NOT friendly. Sry I have been cussed out and have been treated very poorly by complete strangers here. And for the most place ppl give you a cold shoulder more often than not if they know you are not from the area. One of my job trainers said this in a big room of trainees "we are German so we know how to handle money ." 😬 ...uhm this was not a job that was like a German heritage thing or anything like that. 3. The overpopulation! It is a true issue that I deeply feel the city is not taking seriously. Ppl are everywhere ALL the time. 4. House/land pricing for what you get....I understand the prices of acreage or views but some of these new builds are not worth half a million or 1000s of dollars for a terrible HOA. Overall, a place isn't going ti be perfect and you have to pick and choose what is important to you and your family. Though I also think it is a red flag if a town and its residents are not open to talk about the negatives of a place and some people are so committed to the mindset "NB can do no wrong." That it isn't helpful in improving the city as a whole. (Not saying this Raad is this person) I really am interested in where NB will be in like 5 years!

@raadalawanrealtor I agree. My experience isn't everyone's. I would be curious if it depends in the area of NB you live in? Or if Covid has impacted the way ppl interact with themselves. We live near the Creekside and I feel like our little neighborhood is safe and clean but I have heard since covid ppl seem to stay to themselves more. All the same love your videos!
Thank you so much for your videos. My husband and I are planning to make the move in May 2025. I have been researching like crazy; we have a trip planned in October to visit New Braunfels to see for ourselves. Yes- we are from California, but we have conservative values- we are Christian’s and vote Republican. We just want to be able to buy a home we can afford and start a family. If people hate me for doing that- then that’s on them!

Yeah? Well just so ya know...NB locals are also complaining of how unfriendly it has become from all the new people. It never used to be that way. Now when you try to speak to strangers they look at you like you are crazy.
@@Liz_S702 because they’re coming from areas where it’s impersonal. We know that for fact. They’re not used to Texas hospitality at all. I know exactly what you’re talking about.
I agree with you 💯!!! New braunfels is amazing. The growth has been astronomical, and we need to be patient. My only complaint is the heat 🥵 but everything else is nice.
Hi Raad...another great video. We agree with your opinions on the various comments about New Braunfels. As future full time residents of New Braunfels, we feel that the residents are some of the friendliest around. From neighbors in the community we are building our home in, to insurance agents, to servers at various eateries, we have met many kind people. Everyone has been more than welcoming. We have noted that overall, the "cookie cutter homes" seem to have deeper lots in New Braunfels vs. up here in Dallas. Bike Lanes--- as the city grows, so will the bike lanes. The same is true with areas that are walkable. Once Solm's Landing is complete, we feel that walk score will improve. Tourists---lots of people love to visit New Braunfels...... after all, it has a lot to offer. As the city grow, so will more corporate jobs.. Climate--- Central Texas is known for its head- with cactus and lots of cedar trees, just the vegetation screams dry .... but that is okay.....hardscape vs. landscape. Thanks again Raad.
NB is not for everybody but you get back what you put in just like anywhere else. There is not a community in this area that is not challenged with the growth
In other words, the city is promoting all the growth is so they can collect more taxes. They really do not care about the locals. Follow the money. On a positive note, I love the city but it is getting out of hand a little bit IMO!
I hate the traffic in NB now. Way too many people & building IMO but I don’t think people are any ruder than anywhere else & I have great neighbors but they do not sleep 10’ away me either. I live outside of town in the hill country
One of your best videos, Raad! The towns charm will diminish with the big tech, "high paying" jobs as you say. Bigger buildings, bigger infrastructure, no bueno!! This town and expanding area is a good place to raise kids or retire to. Make it Austin, and we are out of here!!! The city does need stop with the high density residential also a major drain on resources!!
This video in a nutshell is why we used Raad as our Realtor. He knows his stuff but just as important he is honest and real. He told us some things we wish were not true but as new home buyers we needed to be aware of everything. He helped us understand and mitigate the cons. There were no surprises in the process! Information is so important, everyone's pros and cons are can be different, Raad gets this!
Wow. Great update! We are seeing this first hand as you mentioned from Austin to San Antonio with some new home companies offering buyer's agents a 4% commission. Also traffic at many new home communities in these areas is almost non existent, at least when we have been out and about. It will be interesting to see how differently things will look in 6-9 months as rates begin to drop. I think we all have to remain optimistic knowing that they will indeed drop and hopefully sooner than later. Thanks for the video Raad.
I feel for people who need to sell their house for reasons but if people can wait i would wait. Good news is sells are up so these builder incentives are working.
Great take Raad! People who want to SELL their homes need to hear the truth! That's our job to get our clients the outcome they want, sometimes that comes with delivering news and strategies that aren't what they want to hear.
@@lizajane1179 Covid buyers paid at the top of market prices because money was cheap and people could work from home so lots of people moved and created great demand and higher prices
we need less too many homes ...too much traffic......live here all my life. but I staying and hoply they will not build anymore homes all our farm land is gone .It all about money so sad
