YES, $3500 was too much. But $2500 is a fair price. I would keep that outside doorway off from the dining room and build a utility room off from it. You can put the washer and dryer in it, a freezer and it can act as a mudroom too. The "entertainment center" in the dinning/kitchen area is a buffet. I would keep that---Just spruce it up. Yes---you can fix that area on the exterior back where the vent is. Good luck. This can be a nice home.
The built-in in the dining room is a 'China cabinet' and refrigerators didn't used to be the size of a small barn so that one space in the kitchen is where the fridge would go😊
Lol your refrigerator line was so good and very true, I do remember China cabinets from when I was younger, I had never seen one built into a mobile home, I didn’t add it up when I first seen it but now it makes sense, thanks for pointing that out.😀
Yeah I have seen homes that people were trying to give away for free but they were not worth moving, I think he would have been able to get $2500 from someone for this home, even though it’s old and needs a lot of updates, thanks for all your support.😀
I think you are pretty smart when it comes to wheeling and dealing. Your gonna get 10x your money back. It will be paid for in 4-7 months. I wish I would have thought about mobile homes earlier. 😊

First thought for me was $2000 but $2500 is good. I'm a senior now but have renovated many mobiles in Mi and Fl. I still love to see possibilities and how I would transform them. I have seen it all!

Hutch for dishes. Buy a small refrigerator where the door hinges can be on either side. With the hinges on the left side, the refrigerator will conveniently open for food preparation because kitchen is laid out to the right of the room. I'd leave the built ins, because removing them might make the roof less secure if they're at all weight bearing. The dark paneling has got to go. It looked like crap in the 60s -70s and still does. Just makes an interior too dark and emphasizes the limited size.
Its a buffet in where the kitchen table goes, store dishes etc.., the last trailer i lived in had the exact washer and dryer set up like that off the kitchen with the outside door, was convenient

I like the wall dividing the kitchen and living room. It gives character. Also the utility room location is cool, unlike just sticking it in the bathroom like most older mobile homes.
@@frugallandlord6974 It wasn't that uncommon for that era, particularly in mobile homes, where space was at a premium, and it makes sense, since there is already plumbing in the kitchen. In small spaces, things were put wherever they would fit.
Great price. Take the wall down between the kitchen and livingroom.. 1 that built in ,in the kitchen is a buffet for dinning area..I'd take the top out but leave the bottom. When or if you take the wall down in the kitchen / livingroom. There will be room for the fridge....hugs

@@frugallandlord6974 No but I think it is a great idea. Your waterline and drains are together with the kitchens. Kitchen table good place to fold laundry. Or close to living room to do the same...also I'd you hang your laundry outside, it's convenient. .
My aunt had a trailer built like that.the door by the washer dryer spot was like the back door where u could take the clothes out to the clothesline . I actually love the older model trailers. You got a treasure there
If it was for me I would probably agree with you, but it will be a rental that needs to compete with others on the market and I like to attract the best tenants possible, it is in great condition for being mostly original like it is though. 😀
If it had a title and I had a mover on stand by. I would of offered $1k for it. No title I would of told them I will haul it away. Good thing about that trailer is it has never been touched inside. Maybe put $5k into it rewiring and coating the roof. Then a cosmetic refresh inside. I would update the windows if not to cost prohibitive.Want it really nice I would say $10k to get it. Should make a good rental if you have a lot. Or rent to own. NC where I am renovated with some fresh paint outside maybe $25k to $30k for a rent to own if it is on a lot already. You have to keep the payments competive with rent prices. For example I can find a lot for $200 a month then I can probably get $500 a month for the trailer. With interest rates now the payments might be higher since a bad credit situation should be 15% to 20% interest. Perfect fridge for a rental is 10.7 cu ft. Never have complaints with the small fridges.

That's a dining hutch in the kitchen. 2500 was a good price. The inside looks good, paint and new floors and your done. The outside is not as nice as the smurf house but obviously better than the heroin house.

haha I think its funny you say why is there an entertainment center in the kitchen...its for china.....I would use the washer dryer area with a stackable on one side and a closet on the other....I would buy it if I could that would be fun fixing it up

That's a REALLY nice mobile home inside. Reno will make it look even greater. Will you make the windows larger for safety/escapes if needed? I love vintage trailers but always was worried about rotted subfloors and particle board, etc. Same with heat tape issues and pipes freezing underneath in the winter (I live in Ohio). Yeah the back bedroom window is especially small and I believe needs to be larger, I despise particle board but it’s just something you have to deal with, I have seen people paint it before it gets wet as a preventative measure for when it gets wet, it does seem to work. Yeah heat tape is a great idea for any pipes exposed below the insulation. Good day😀
I don’t think it was worth $3,500 or $2,500 i used to own a trailer home and lived there for for 6 years and it wears out pretty fast and you have to be replacing stuff on it and fixing stuff you have to be on it in order for it not to break down on you. I bought another trailer and then sold it because i couldn’t do anything to repaired it and it broke down in 2 pieces right in the middle of the street. The floors on trailer home wear off pretty quickly, the trailer home i had was just as good as that one and I sold it for $800. and it had brand new skirting on it, the one i had looked better than that one.
Wow! This home is a time capsule! 1960’s at it’s finest! The greens yellow, dark walnut paneling, all the built ins scattered around the interior. The only things missing are the avacodo green carpets, gold curtains, orange upholstery on the living room furniture. This home had it all. The his and her bedroom closet, the fake marble shower walls, the goofy sinks, the dresser drawers and counter with a mirror, the kitchen wall pass through between the living room and kitchen, the l shaped kitchen backing up to the dining room with a fancy built in China hutch. And the hidden washer and dryer right next to the back entry door. Perfectly lined up with the huge trunk on your sleek new Chevrolet Biscayne parked in the lengthways carport beside the home. This house looks like it has great bones and while lived in, is still in remarkably good condition both inside and out. I just think the buttresses and carriage light on the front of the home give it a great look. I am willing to bet if the outside of this house was soft washed, scrubbed, cleaned and wiped down, it would actually look pretty darn good overall even with the faded paint. Many a buff and wax would even restore quite a bit of its luster. And the damaged siding by the kitchen? That siding pattern is still available from RV siding vendors. Replace those outside doors with some new doors with appropriate windows and trim, you will have something really neat to look at. The interior layout is still something you can work with. I would probably replace most of the interior paneling with drywall, but I would really be tempted to keep all the period built ins. This would be a cool home to use for a bed and breakfast inn for the retro experience!

I have owned lots of single family homes duplexes and up to 4 unit apartments in the past, I still own 2 single family homes that I use as rentals, I make way more cash flow on mobile homes because I own the mobile home park. Yes you are correct that a home holds value and is a much more solid asset, I’m well aware of all the pros and cons, thanks for stopping by.😀
Yeah it most definitely is worth renovating, everyone has their own ideas though and you are certainly entitled to your own, they are just not the same as mine. 😀
