I agree. I have been through this many times - refurbish or replace - a difficult judgement call to make.

Me and my Dad replaced the roof on my 200 year old cottage. Concrete pan tiles, 3 different roof sections, 2 velux windows, 2 Chimneys to flash around a valley and a box gutter. I knocked myself clean out on day 1 from standing up under the concrete lip of the valley, got heat exhaustion twice over the 2 week span fell off a section into a pile of Lathes that had been pulled off and got punctured by 4 rusty nails (needed a tetanus booster) and got an infected leg from a flying ant bite. I will never EVER do another roof again!

Yeah, I patched our tiled roof(s), stripped and repainted all our fascias, bargeboards and gutterings some thirty odd years ago, (did it all off two ladders and a hook-ladder!), but the old tiles will delaminate, cast gutterings rust etc and last year we needed some more extensive work done... seventy approaches, I've had a couple of heart attacks, and am not as fit as I was, so I got a pro in, a guy I'd watched doing a couple of biggish jobs round our way...he was brilliant...got some repointing done on our stacks while the scaffolding was up too, so it all worked out fine...

Just didn’t want lead paint flakes all over my garden and neighbours drive. 😀

@peter d With decent maintenance wooden fascia boards should last far longer than that - decent paint on them lasts us about ten years at least...our semi-detached house is a hundred years old and probably has the same fascia/bargeboards it was built with - We've been in over thirty five years and haven't replaced them, though last year I had the most exposed faces clad for the first time as a trial...first time we ever had scaffolding up actually...I always painted/maintained off ladders, but as seventy approaches, no more... Friends of ours are having to get old plastic replaced as sunshine over twenty five to thirty years has caused all sorts of brittleness...makes me wonder if the upstairs windows I had replaced in plastic were a good investment or not...Ain't going to worry too much at my age though!

Trycoya, or accoya is another option yes. Unfortunately not available I’m dimensions needed really, especially for the barge boards.

I agree. UPVC looks out of place on a period property. Look at how out of place UPVC looks on other nearby older properties

This is exactly my point but bizarrely I get 80% of folks saying plastic! 🙄 Surely the fact that much of the wood was just fine after 120 years is enough proof for me. Same for metal gutters.

Depends because you can get Black ash fascia boards or wood grain which don’t look to bad on a dated building (fascia and guttering fitter from Birmingham)

Connor James you can of course but not in every RAL colour and visible fixings everywhere. There is a place for UPVC for sure, but not in a period house roof restoration. Don’t get me wrong, nearly every other non listed building around here would go for it.

@@TheRestorationCouple In America they are galvanized metal yours look like iron . W.F.Norman company in Missouri is our Last maker of them. America sucks at Restoration Getting anything is so hard as we have no craftsman left.

This pre dated the days of membranes and felts. We will be using a membrane under the battens. 👍

Far less than all the other houses here who have replaced theirs with concrete tiles. 😀

Lots of it was just fine. Although Enough leaks all over the rooms below and slates slipping in wind that it would likely be constant repairs for years, plus to repay all the rotten timbers properly would have needed scaffolding anyway.

Copper on the edges but hooks elsewhere.

rsg666 my neighbour thought he do a similar job (he’s a top chippie) then he discovered the whole roof had sagged over the years...at that point he called in the roofers!!

@@JohnnyMotel99 this kind of project can open a can of worms... I'm not a negative person but with the rot he has exposed already there's got to be other issues....dry rot, wet rot, woodworm in the joists etc. Hope he has allowed for that.

@@TheRestorationCouple FOR my loft conversion i used tlx gold and 150 MM kingspan and then tlx silver before double plasterboards. the difference it made to heating my house was phenomenal. Cant have enough insulation.

It was mainly a creeper, so it came off easy and didn’t get in to the stonework, just left loads of little ‘feet’ all over it! 🙄

It had to be done and always something I fancied tackling myself, that way I have some experience for future projects when I may wish to use roofers. Always prefer to have had some first hand experience so figured this would give me that!

There is no requirement as such but if you had seen later in the video we put debris netting up all the way round for that reason. 👍
