I agree, that's the more reason I prefer my day to day investment decisions being guided by an advisor, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using my advisor for over 2years+ and I've netted over 2.8million.

I think this is something I should do, but I've been stalling for a long time now. I don't really know which firm to work with; I feel they are all the same but it seems you’ve got it all worked out with the firm you work with so i surely wouldn’t mind a recommendation.

they have also changed the avg home price in 2019 from 250k and revised it to 359k i assume to make people think that we havent seen a 100% increase in prices overnight

Yes, I tracked those prices for decades myself and I noticed about 2 years ago they started to manipulate the US Median home prices. They all did it: FED, Zillow, NRA, and Federal Housing Finance Agency.

Travis, I can't anymore. I realized at the start of Q2 that all these charts are lying, the govt is lying, data is being manipulated & I refuse to participate in their BS game! We are "boots on the ground", food bank lines are longer, food store lines are shorter & carts are less full. Families are staying home & goals are changing. We need to rise up & help each other, their greed will get more insatiable. Community gardens, home share programs & free workshops are the future.

Im a professional data analyst and this is infuriating. It makes you question whether you should even try and use housing data to make decisions. FED cooking numbers, Redfin cooking numbers, etc. no data is better than bad data.

“They” also removed the prior sells price data from Zillow and Redfin. I would check that amount for each house for which I was interested to see how much the current owner was trying to flip the house for.

Nor here in San Antonio TX!! Wages here are well below the national average. Top end fast food wages $14 but most are well below that. And, clerical support positions with experience, Avg only $15-17 hr. No way, are most people here able to afford 250-300k homes !!

It's happening no matter what they do. They can change the data but watch your market. We have a builder close by created a small subdivision of 20 homes. Finally reduced the price but still he's only sold 4! Seeing more listings coming on and many just sitting unless they're well priced. Seeing price reductions, short sales coming on and foreclosures.

Hello Travis. My niece just told me the trick these builders doing in India. They said you can pay a deposit for new house and they will mark as sold inventory. Once they show it sold you can go back the next day to get your check back. This way they are creating a fear of loosing out in people. They are showing the new customer how much inventory they have been selling and so fast. They have double the prices of those new homes in two years. I hope you understand what I am trying to say. It's all about fear game for them.

Nobody talks about the low levels of birth, this it will affect the economy and fiscal policy, specially real estate, with our population aging and hiting by 2030 over one million people with demencia, ( as perDarrell Bricker report, Empty Planet) and millenials not having children, do you guys have any info on the effects in real estate market, specially new construction looking in the future?

I’m in between Austin and SA (in New Braunfels)…. I can take photos or do drivebys on new construction if you’d like. I’ve been in RE my entire life but I’m not currently licensed just fyi. This pisses me off beyond words!! I also lived through 08 as a real estate investor just as I was starting my family and then massive health issues 🤦‍♀️ This is all crazy and I don’t think most people understand.

"What we do" is not buy. Pinpoint distressed areas and find cheap rentals until it's so bad they can no longer lie. Save your money in HY savings or T-bills until it craters 30-50%. I'm a cash buyer, I can wait.

As a former Data Senior Analyst… it’s not unusual to see datasets update from day to day, month to month year over year as systems gather from refreshed data source. My saved templates don’t change. The source changed. Happens all the darn time. It’s nice to know this happens in different markets than Healthcare. But… I don’t get to go online and vent about the updates. Note: This variance is normal BTW… sorry alarmists. 🎉

Bro, they make revisions on practically ALL data because of many reasons. You are making boogie man videos for views and like and subscribes. Educate yourself on why they make revisions in the first place and then teach that to your viewers so you can share actual facts about what is currently happening and what is Changing as NEW Information is coming in and these data charts are updated.

You may be correct, but why the need to be so emotional and excited about this information? Intelligent people will be able to discern the facts and do their own research to confirm what you are saying. Again, you may be correct, but when you are kind of hyper and overly excited about this stuff, to me, it makes you look like a salesman. If the information is correct, smart people will self-verify and agree with you , and likely take appropriate actions. We don't need more drama, we just need good ideas and information, without the show.

Agreed. There were no bidding wars so they said there were to make people freak out. Then they have the CEO of Tricon saying his company is going to buy all the homes and people will be forced to rent them. Then sold the company to Blackstone this year 😂 people are getting swindled everywhere. I wouldn’t be surprised if some bitter office owners dumped a bunch of money into housing (knowing everyone would work from home) and now they can’t offload 😆

well for home prices and my home price the second chart seems more accurate. However, it does look before that the market was away more volatile. These revisions happen all the time, Peter expects sometime in the future to admit to a recession with 8+ months of revisions like they did with the GFC of 2007-9. yeah the price decline not happening I called a few weeks ago. Evidence, I watch local Florida markets. Perhaps that is just to florida.

Stunning. Their apparently bad data was responsible for stoking FOMO a couple years back. That's a pretty big miss. The other scandal is the lack of integration of rate buy downs and other concessions into pricing data.

Travis, You’re absolutely 100% correct, there is TONS of new housing- yes, it’s expensive to travel the country, I have multiple businesses that allow me to do so ( including food delivery ) - and I can’t tell you how many NEW housing developments I travel into on a regular basis. Areas where mainstream media is currently reporting a housing shortage ( Midwest / northeast ) have lots of new builds. The Pittsburgh area, despite this, still shows an overall population loss. In addition, a quick Zillow search will show price cuts all over western PA at the sub 200k range. So just imagine if it’s like that here, what southern cities must be going through. To answer your previous question, I’m just doing my best in preparation for a downturn- paying down my credit cards, not taking out new debt, diversifying my businesses- it’s a lot of hard work, and I’ve had many tough decisions to make- most of my bills have doubled - all from inflation & higher interest rates, but it’s not constructive to blame anyone - it won’t change the reality, so I’m doing what is within my control - not purchasing anything until home prices drop

My buder is only building duexes, most sold as individual and homes so not A and B. People are dropping 30 years on an apt basically. Avg 220/230. Finishing up 30 and beginning. on 7 more. Another builder can't sell 600 plus custom homes so doing duplexes too.

The Fed does this all the time. I remember around 2008 when the real estate market first crashed, they listed all 2 plus million real properties in distress on realtor websites, then realized how people would respond to the economic collapse Americans were in and retracted about 1.5 million properties in Florida. I know they (FED) were going to change the real properties prices in Miami cause the prices in 2009 were ranging $7,000 for fully restored condos and about $30,000 for fully restored houses.

Consumers need to throw “Gross Income” out the window & pay attention to our “Net Income!!”…..affordability only matters what we bring home…not what’s on paper in order to live on a realistic budget!!!!

"Erasing the Caution" could be just the thing that could work in our favor. Let these investors over build, let the real estate industry pump itself up, so things can come crashing back down 50% and people can finally afford homes again at rational prices. History is repeating itself.

If u want to know what is going on. 1.Developer / builders have to keep building because of debt they have in developments(their life). With cost no way to really make money - Might at least break even. It is all about keeping a cash flow even if u are net loosing money. (Maybe Trump can save us ) It is a race against the appraisers and devaluation
