There is great emphasis put on the supply side of Canada’s housing crisis, but we can’t forget the need to grow Canada’s construction capacity and productivity. That’s according to Robert Hogue, Assistant Chief Economist, at RBC.

fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Consider reallocating from real estate to other reliable investments like stock, crypto or precious metals . Severe recessions offer market buying opportunities with caution, as volatility can yield short-term trading prospects. Not financial advice, but it may be wise to invest, as cash isn't ideal in this period.

It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Melissa Terri Swayne for the last five years or so, and her returns have been pretty much amazing.

Probably sooner honestly. Most of the population increase are temporary, and interest rates aren't going to fall to the rates that they were pre-pandemic for at least a few years. A lot of people who bought during the pandemic will have to pay a lot more as their mortgages renew.

Why not, if he can afford it, my first home was a 950 square feet attached two story and slowly upsized. First house doesn’t have to be an average house first home is what someone can afford.

When I was in the process of buying a home, the realtor representing the seller asked if it was for business or personal. I said I'm buying a home for myself! So, I believe the realtors are expecting buyers to buy it for business. She continued to say that there's a Chinese realstate company who bought 12 units. Why is the housing market still selling to foreign companies? Provincial governments need to be held accountable for allowing this!

They are selling to foreign companies because they are not afraid of capital gains taxes as they will hold these units long term, continue to buy more as the liberals squeeze out average middle class ownership by taxing and increasing taxes on their retirement plans so badly.

@@tmxlqms1342 actually the government should build craploads of public purpose built rentals and drive down the cost of rent, offer 3 bedroom for 900$ kind of range. This will cause rent to decrease and those investors that converted homes into rental stock will be forced out as rental prices decrease far below what was paid for the home and what they can get in rent. This will in turn make more homes to buy for regular non-investors.

Mortgage should be illegal. We should be learning how to save and pay cash for a house. Mortgages causes artificial prices on homes. This needs to stop. Rent used to be always better than owning a house until someone came up with an idea to use housing market to make money by giving out loans. I remember someone told me there was no such thing was a mortgage back in the 30s or 40's. It's disgusting how it's used to make dumb money and exploit people. The system back then was fine, everyone was happy. Now, we have so many abusing the housing market. Greed is horrible. Mortgages should never be over 10 years. The longer the amortization and lower the rate, the higher the artificial price
