Please please please, DO NOT let developers buy there! Additionally, if you’re not going to live in Cochran, DO NOT let people build/buy cheaply. Those two things, if controlled, will make this idea very successful. 🇨🇦

No jobs, miserable winters, odd neighbors, awful infrastructure, middle of nowhere.....

Why allow developers? Won’t they just turn around and sell the homes for ridiculous amounts?

For Ontario, the smallest house you are allowed to build is 200 square feet in size. Trailers are NOT allowed for residence, so you can't live in a trailer/mobile home. But it should be possible for the average person to build a 200 sq-ft house for around $50,000 very easily. There are tiny-home builders who will build it for you if you want. I'm in!

My government ID has Cochrane's address on it, and the experience was so bad that I moved out of Canada. I don't have health issues as such, but there is one doctor for 5000+ residents, a shortage of daycare and schools, and many things we don't think about and take for granted. You can't park a vehicle on the street except in summer (good luck finding rental property and parking if you don't have private properties), and walking in -45 degrees Celsius with frozen, icy, and not clean sidewalks, and freezing rains is challenging (worked with this and previous mayor and gave solution to fix but they don't care). In the 12 years I lived in Canada, I didn't feel racism and discrimination until living in the Town of Cochrane. If you like green food or any food, better have some extra cash saved as it's expensive, and so are all other things you use. Research well before you move, especially considering the nearest airport, etc. It's not fun to live with a family as an immigrant in such a geography, or you have depends and no relatives or close friends around. Taxi would cost $250+ one way to drop airport, although the bus is there in the morning.

What nobody is talking about is how cold it gets there in Cochrane and the amount of snow fall in the winter, also lack of job opportunities. It might work for the younger generation but not old folks.

When it sounds too good to be true, it ain’t!

It's nothing new. I've seen them offering those plots for $10 for the past two decades. It's in the middle of nowhere. No infrastructure and probably cost a fortune to heat.

Wanna fix housing AND reduce property costs while creating jobs and industry from coast to coast? Bring back 'The Homesteading Act'.

Cochrane is a beautiful community. It’s time to open up northern Ontario and here is an opportunity. Some great farm land in the area as well.

Any off-grid or tiny home type of structure is not an easy ask with the permits department in most municipalities. They want big homes or even developers (10 or more homes) so they can justify taxing the heck out of everyone for the necessary infrastructure upgrades; sewers, water lines, street lamps, paved roads, etc.

What I'm hearing in the report is, $10 for land favours developers, not individuals., because developers are the ones who will really benefit from all this land grab. Well isn't that Canadian of the town of Cochrane!

This is a great idea and a great opportunity . You will have everything you need in the small towns. If you have a skilled trade, you can make a good living. If you want to work in an office / cubicle - with a little desk and a computer stay in the city.

I've been to Smooth Rock Falls before and hooo-weee, they got some nasty winters over there.

Be careful with the large developers they are not to be trusted 😮

It's obvious in the interview that the city isn't interested in small homes, they're looking for developers in order to bring in more people for their mining industry by the look of it. It appears land sale is not intended for the average Joe, and therefore, the cost of the homes will most likely not be affordable.

Oh ya good job let the developers get a hold of the land it is then no longer just $10 dollars anymore, and if they decided to build on the land say good bye to being able to afford to buy one of their homes, should have left the developers out of it in my opinion.

The materials to build the house you r looking at least 1 million more expensive to ship materials so in the hardware store it costs more .. same wth food costs extra bec it it shipped so far

My first house cost $ 6000 in a very small town in southern Saskatchewan. I could have bought the vacant lot next door for a dollar, but I saved the dollar and just used it anyway.

There are lots of small towns across Canada with empty lots. Many of those lots owned by the town or municipality and selling for $1 to anyone that will build a home. Andrew

He did say that they would love to see developers come in and fund infrastructure, not exactly interested in the one lot buyer. He didn’t say that individuals would be turned away but the target is corporations with $$$$’s to spend.

Ontarios has a lot of land, especially the uninhabited ones.

I’ve never been to Cochran but what would you do for a living? Let’s not even mention the weather and summer insects. Since food has to transported from further south, what are grocery prices and selection like?

Great reporter. She is asking the real questions. Almost exposing where the govt is not actually prepared, and the plan could be disaster for people.

I have a typical sized lot in Kingston Ontario, and for that privilege, they get over $4000 a year in property tax to take away one bag of garbage a week! Then I get a water, sewer, electric and gas bill monthly regardless if I use is that month or not, were not allowed to go off grid you see, oh but the property insurance which I must have I opt pay monthly because scraping up an extra 2 k a year at Christmas time when the property tax is also due is a bit strenuous. One nice feature I see in this deal, is as long as there isn't a (not too big, not too small, must have this and that restrictions) building yet, is (except to cut the grass at first), you won't have to shell out the average thousand or more a year for maintenance. But it will be yours, unless of course you miss a couple of those property tax payments, or annoy neighbors too much with a barking dog, then it won't. Great deals on ownership.

If home ownership means living in a townhouse or in a cramped community, it is not my dream. Freedom to make my own choices is worth more than a crappy house or lifestyle.

I emailed to find out and in the email she called it a rebate program so you would still have to buy the land and build a house on it and only after the house is built will they reimburse you for the lot.

Cochrane is a small community how many contractors you can find there to build a home? And how much they're pricing to build a small house?

Decent effort. The idea is not new, there are number of cities in the US offering free land which can be reference upon. Secondly, why $10, not $1 or free? There is no difference in between but have different vibe to the greater market.

Do they have high speed internet?

Toronto is cold enough for me. It's a HELLUVA LOT colder 730 kms further north.

The catch is that it's Northern Ontario so amenities are limited compared to Southern Ontario and we must remember the -40C Winters :D

I think if people are going to live in a community like this they need to have a business plan on what they can bring to the community. It doesn't sound like they can offer work, schools or health care services from what people are complaining about in the comments....so if you go there, hoping to have a family how is that family going to survive? I live in a big city. I do podcasts, and make video games...and work contract jobs in software testing BUT my industry requires stable electricity and internet. My city refuses me minimum wage work or any sort of manual labour job so I'd expect a smaller town would do the same....I couldn't live in a cold place without heating and proper water access. Not exactly interested in a septic tank system in the middle of winter... There's always a catch with these deals. Maybe if you're looking to retire as an individual off the grid it might be a decent deal. Building housing isn't cheap though. It looks like folks have already built stuff and is trying to flip it it for 400k. On a Septic tank in an area with no jobs that's an awful deal....they might want to rethink doing that. There is also a lot of folks trying to flip the lots for 100k. If they paid 10 bucks for them...you might consider giving them their 10 bucks back and tell them to get lost.

If you are patient and willing to put in the work, you can pick up a lot in SE Ontario, an hour from Ottawa, for around 15k- in the corn-n-beans mind you.

The catch, is that it's in Cochrane... Four hours past North Bay!

As long as the developers are required to build a mix of homes that are suitable for ALL incomes, ALL age groups and ALL types of families (including singles) AND pass their immense savings on the cost of land to the buyers of these homes! As well as contribute to the cost of the infrastructure needed for all the homes they build!
