Since you are talking about getting an architect in, I'd suggest budgeting for it now and getting them in as soon as possible, so you know before starting major renovations on floor 2 what the chimney brest situation will be like. It will also give you a better idea of the cost of the extention so you can budget accordingly :) I also think people have a tendency to open up too much today. I love your idea of having the extension as an open space and the the current living dining room together as a formal dining and maybe office space. It gives a growing family different areas to retreat to without having to share the communal spaces all the time :) I love that you are really thinking about storage! A lot of modern houses do not account for people actually having stuff that needs to be put away! Also would make sure that downstairs bathroom is not in an awkward area for guest, my worst nightmare is when I'm at friends houses and their loo is in a place where it's directly attached to either the kitchen or living room where everyone is hanging out...

It was really cool to hear Ollie give the rundown of the house! I've watched all the reno videos and it's really interesting to hear the actual breakdown! Loved this video as I tend to love all of yours! I had no idea that y'all didn't plan on staying in the house forever, how interesting!

I hope you go for the walk through closet & larger bathroom. You will be glad you did! Also, seriously consider putting in two sinks (his & hers) if you have the room. Having ones own space to get ready is heaven!

I’d love to hear about the process of getting a lodger, how you decided on your current lodger, how it works with your lifestyle/do you get on top of each other? I have never been/had a lodger so am just so curious!

I always feel like we are on the same journey (house bought over budget 😬, phased renovations, first phase DIY, second phase MEGA changes and a possible third phase (which sounds like Ollie's mini house). I'm so glad this will probably take a really long time still until everything is finished! 😅I know you both probably would like to be done sooner rather than later, but that would mean the renovation videos would be over and I just enjoy them way too much! unless, of course, you do end up selling and doing up another house.. which I'd also be very excited about! I hope you'll be able to film a little bit of the process of phase two in the downstairs area even though you won't be doing it yourself, or at least the progress each day after the workers have left. really excited to see the future of your house! 😊

Floor heating is the best! 🥰🙌 Grew up with floor heating in Germany and have since moved to North Island NZ and renting in a 1910 villa. I’ve never been so cold in my life *inside a house* 😂

Sounds wonderful. I so enjoy watching your progress. We removed a brick chimney from three floors, but the historic commission here made us add a fake chimney once the addition was complete. You will have to consider how to get a crane in there to add support beams when all of your additions, wall removals, etc. take place. We had to have a big crane lift a smaller crane over our brick wall into the courtyard so a steel beam could be added to support the second and third floors where the addition met the house. It was quite an undertaking.

Wish I could do all of that, but I know the anxiety would kill me haha.

💓Your plans sound fab & you may make many changes along the way to your original ideas... Lockdown gave you a head start in many ways... Have you thought about doing a loft extension as well its big enough to make into 2 rooms then you’d be able to leave your original master as is or make it a master with bathroom & maybe even a Juliet balcony... I’m sure whatever you choose to do it will look absolutely amazing💓x

Really useful video for me, thank you! Do you mind me asking, did you have to do any work on the house following a survey before you got to renovate? Damp repair, joist repair, rendering? My partner and I are in the process of buying a Georgian home and our structural survey has brought up some work that’s required. Want to know if anyone else is in the same boat!! x

Is underquoting a big thing in the UK? In Australia it's pretty standard for properties to be advertised significantly lower than what they're actually worth and end up being sold for.

Are you going to keep the Georgian/John Nash style to the downstairs? I always imagine those London-esk town houses to be beautiful, especially at Christmas. The front room would be a beautiful formal living room/drawing room with the fireplace (like the Brissi place I mentioned on your last video - btw, so sad that closed!)
