Today we touch upon our Top 5 favourite newer communities to live in, in Winnipeg Manitoba. Now to preface this - I say newer construction, and by that I really mean anything newer areas where the majority of the construction is from the early 2000’s to newer. So perhaps my new isn’t your new, but bear with me.
Now the factors considered for this evaluation were:
- Amenities within the community
- Education rating
- Affordable housing options
- Crime rate
So here are our top 5 neighbourhoods, in no particular order:
1. Bridgwater. Now there are a few things you need to consider when viewing Bridgwater - the area has been an incredibly popular neighbourhood within Winnipeg - and has actually grown at twice the rate that the city had originally anticipated. As such, many of the amenities servicing the area haven’t quite caught up yet with the area - for instance, schools. If you live in these areas, your children will most likely be sent to schools in neighbouring communities - although there are plans in the works for new schools to be developed within the area. Also, the further South you get in the area, the closer you do get to the Brady Landfill. This area has a higher than average household income (average household income according to the Winnipeg Census was around $87,000 whereas the reported income according to the 2016 census was closer to $135,000 per household. The average detached home price for the area for the first 3 months of 2022 was $706,000.
2. Sage Creek. This is another great area and the amenities within the area continue to develop, as does construction. There is also a large school that has been developed within the area and the Province has announced plans for another school within the area too. It is in the South East quadrant of the city and borders the perimeter, and is perhaps a little bit further from some amenities - but given the continued development within the area, you do have a good variety of areas. The population of the area is just over 6000 people. The average household income according to the 2016 census was similar to that of Bridgwater - at around $135,000 per household. However, the average sale price for a detached home in the first quarter of 2022 was slightly more affordable - at $688,000.
3. Amber Trails - a neighbourhood that we haven’t covered nearly enough on this channel is another great option within Winnipeg in that it offers a variety of new construction options, has lower crime rates and pretty good education systems. It has had a rapidly growing population - with over 9000 residents now calling the place home. The average household income in this area according to the 2016 Census was $110,000 and the average sale price for the first quarter of 2022 for a single family, detached home was the most affordable of the 3 areas discussed thus far at $100,670.
4. Royalwood. Now this is a more affluent area, tucked away in the southern part of the City and it borders the Seine River. It really had two heavy periods of construction, with the more Southern portion of the development finishing more recently. There are no schools within the immediate area, but it is within the Louis Riel School Division, which is one of the most sought-after school divisions within Winnipeg. The population of Royalwood sits at just over 6000 residents, with average annual household income of $170,430 according to the 2016 census. There are also a number of waterfront homes within the area that offer some substantial homes. The average sale price for a detached home within the area in the first quarter of 2022 is the highest amongst the areas on this list at nearly $813,000.
5. Canterbury Crossing and Canterbury Park. For the purposes of this report, we are going to group Canterbury Crossing and the newer parts of Canterbury Park together. The area currently sits at over 9000 residents and growing with many new areas still being developed in the Canterbury Crossing portion of the community (more southern portion). There are plans for additional green spaces to be added to this area. The area is known for its higher proportion of young families and more affordable housing. It’s lose proximity to the perimeter also makes this neighbourhood a great option for those wishing to escape the city. Average household income in this area is $102,000 and the average detached home sale price for the first quarter of 2022 was the most affordable on the list - at just over $584,000.

That's a good idea - but rentals are truthfully not an area we specialize in! At least from the vantage point of a tenant. We do advise on the best neighbourhoods to purchase rental properties though - if that would interest you?

I guess it would depend on average age of construction. In newer communities though? Should be 0! All of these communities had development start after 2000 - after we were well aware of the impact of asbestos.
