I HAVE WATCHED THE LAST 2 EPISODES TWICE!!! I keep getting distracted: the more I watch and learn from you guys, the more attractive you both become and then my mind has wandered off and I'm imagining working out a 'deal' with each of you! My goal is to one day interact with you both and successfully dominate the situation! THAT would be true flipping mastery (to me, anyways).

Finally! Just started following your channel. I'm a licensed LO, but I'm also a former Underwriter for 20 years, so I'm way more than just a sales person lol. I pre-underwrite all my deals and I also am on a team and pre-underwrite my team's loans. The DTI issue for the departing seller was the part I have been hung up on. Simple solution. Makes sense now! I have buyers in credit repair who need creative financing while they work on their situation, but they either want to own now, or have to move due to landlord is selling (I'm in FL). So, I've pivoted to looking into subto seller homes for them as their bridge to immediate home ownership while coaching them to be approvable by the time it makes sense to refinance. This video just made my day. Going to keep studying and following you and Pace! I love this. Wanted to add that if the seller has an FHA loan and is getting another FHA loan the departure rules are a little trickier, but what you said works for Conventional all day long.

I am a 26 year old Marine vet in a ministry position and have a regular fitness routine. When I found this series, everything clicked. This was the final piece to my life puzzle. Another method to avoid due on sale is to put the deed in a trust. Then assign the trust to the buyer

Objctions addressed before raised move the decision maker to the same side of the table as the offeror. It eliminates the "adversarial" mentality from the decision making process.

So I understand why people would have the objection to whether or not the investor will make good on the payments of the mortgage. My mother is experiencing this now. My mother wanted to get rid of her house, it was in preforeclosure, and she connected with an investor, which had taken advantage of her. He paid what she was behind which was less than 10K. He gave her $1,500 to put in her pocket. I believe he did a sub too with another investor. Investor 2 rehabbed the home, lives in the home, was making payments to Investor 1 and he defaulted on the mortgage. Now there is a lawsuit out against my mom and investor 2. An attorney is involved, looking forward to a positive outcome.

My underwriter told me payments needed to be made, on rentals, for 2 years before it can be considered income on VA loans. Just so people are aware.

Thats a technique in timeshare sales called "Break the Pact" works exactly the same way. Bring up all the objects and get them out of the way first. I am a master closer so I know those techniques.
