My grandfather wanted to be a home builder back in the late 1920's. He built one home, which my mother said was absolutely beautiful with cedar lined closets, and the depression hit and he lost the house and the business. He told my parents that the brick home they bought back in 1957 was a really good house; he said the house had poured plaster walls. He said that instead of drywall they start with a wire fence like structure and slap on plaster and smooth it out. I do remember the walls always felt cold to the touch even in the hottest summer. I get it...the economy is hard and so are times, but there’s no way I could step into a moldy shower floor everyday disregarding my health. For her to say she needs to find a new place is an understatement!
@@angelawhite7140 That is exactly what I was thinking. Except I don't know how anyone could take baths or showers with all that mold. There is a way to clean that and I would be cleaning it every time I stepped in the shower until I could move.
If the daughter is paying a fair amount for rent it is up to the owner (her father) for the upkeep. I am sure she has had many discussions with owner on what needs to be repaired and it has fallen on def ears. Time for her and her family to move on, see if she can qualify for some city or county assistance in purchasing a house. The owner (father) just needs to take his losses and get out, he will be lucky if he can get the buyer to take over the existing mortgage or amount of debt..
Well at least she keeps the home clean in these terrible conditions.....If that was me...surely... I'll have a slight attitude as well....Especially when nobody coming over to fix or solve the issues......
Her attitude was nasty and toward the wrong people. Her Uncle is bringing her some help from what seem like a nice and caring person who actually LIKES to help people win, that's VERY hard to find. She's ungrateful....no excuse! Let her take it up with her dad and not treat people that don't deserve it that way. Made me cringe every time she opened her mouth.
This sad sitiuation happens many times with family homes. Nobody want to put the time and money in to keep the house right. Then its too far gone to deal with. Incomes investor to make out.
My question is if they have a mortgage, why do they not have home owners insurance? Wouldn't the insurance help with the floors? Also the washer, replace the hoses might have helped the situation.
If the insurance company comes to investigate the damage they will say it is because the property had not been maintained. We had two leaks in our home due to pipes leaking inside the walls. Since we are on a slab the pipes are under the slab, we were lucky to have the leaks in the walls because they did not have to tear up any floors. We had all the water pipes re-run through the attic. More and more builders are not doing under slab plumbing for water anymore in our area.
I would definitely skip this house altogether. Too much work, which always ends up costing more than expected. It's In a flood zone, which no intelligent person would move to, especially when they find out how much flood insurance costs. Possible further and constant damage from flooding, etc.- the entire back wall will have to be torn down and rebuilt due to mold inside.I would run away from this deal.
Off topic, but those helicopters were the president's, if you look closely the color is a dark green. They are better known as Marine 1, call sign for the president. Crazy how low they were. Great video as always brother!
No they are the presidents those are the marine corps V 22 osprey aircraft which in term they classied as a plane a helicopter has 2 propellers 1dual props overhead and 1 dual set in the back on the vertical tail
@Jeremy devries they keep all air force 1 planes on the east coast at Dover for flights maintenance and pilot training I do see the air force 1 fly's over my house every so often cause its new pilots that is being trained for doing touch and goes. And my half brother who is in the air force was stationed at Dover he has pics of the fleet of air force 1 and 2 s
Only if you could get it for what is owed on it. I am sure there is not anything that does not need to be repaired. Plumbing, Flooring, Roof, mold behind walls that have been leaking for years, yard flooding. We purchased a house and the contractor laid the back patio with a slant towards the house, not the yard, we had the whole thing ripped out and repoured. It was expensive and it was not disclosed to us. We don't live in an area with a lot of rain so it took us a while to figure it out.
Does the owner they not have any flood insurance? I know he's got to have some kind of insurance if he refinanced?? There's no way to recoup losses investing in an upside down house, especially with mold issues....
Great point Jennifer, merry Christmas. Well I'm not sure about the FI, but sometimes houses get built then years later the zoning changes to where FI is required where it wasnt at 1st. Zoning changes frequently in this neck of the woods so we must stay vigilant. Yes, the lender will know when he refied but I dont think it's in a flood zone, but it was built improperly on the land. The only way to recoup is to get out!!! Great point thnx 4 watching
Sad so many simple fix issues ignored for so long. That’s a pretty nice house. A gutter & snaking the house drain would have prevented 90% of the damage...

160k she owes? 40k rehab you'll be in for $200, and the arv is 225k in a turning market? what about the 4-6 month holding fee, 5-10k? hard money? your own cash? that is not close to a deal..its so thin..you have to get that house at max 140k. if not 120k....but they have borrowed money against it and used it irresponsibily..right?....how will you help her? refer her to a forclosure bankruptcy attorney? (i ran across same deal this week, owe 80k, the arv 110k, rehab cost is 50k or tear down on 2 acres.....Im not sure how to help them even as a listing agent, )
@@krishaskins This was originally a wholesale deal. Got property from a bandit sign. Under contract for $100k. Got a cash buyer on it for $125k. $25k assignment pending. Been in escrow about 45 days. Mortgage balance is about $47k. Payments about $500 per month. Rent for 4br in the area is about $1350. Buyer has EMD of $6k in at title company. Title has deceased person on it. $2500 or so in bills to clear it but the creditors are moving extremely slow. Seller and buyer are losing motivation everyday.
The house needs to be leveled . A danger for fire and illness from mild . Fixing it up is more expensive the the house is worth . Declare bankruptcy and sell the land to be rebuilt . Children should not live in that home .

When looking for vacant properties I know for a fact they are vacant but when I check on google or Zillow they show not vacant or not for sale but weeks later the property is still vacant. How do I get around this? How can I find out for sure that the property is indeed up for sale?
My word, Janell (sorry I misspelled your name, Sis) but girl I think he was just asking if you would like to stay in the house and some ways that might allow you to do so, if you would like to. But I understand your being kinda done with this situation. I don't live in a house with all these issues or have to deal with family members or whatever. I don't know the housing prices where you live but I'm guessing what you'd have to pay to keep that house in addition to fixing it...it ain't worth it Sis.

Hey fit lyfe, I'm not sure I can recall how many deals from my shirt, but it's more of a conversation starter than a lead gen. Yes I hv bought houses from wearing the clothing and from car signs. It may not be the person u meet, but further somebody they know. Or u can meet lenders and other business partners My clothing has opened up doors for I couldn't hv imagined. Remember the master teacher works in subtle ways and our business will grow that way too. Thnx 4 watching
Ok great, remember real estate is a process, it's a walk, not an event. It builds w time. It takes time t get the plane off the ground. I feel that's the toughest part of the biz.
