Great video explaining a general roof inspection! I also train my inspectors to measure the course layout and the course reveal of the shingles courses and overhang, and also make sure the shingles are cut up out of the valley by 2” when it’s an “open cut” valley type. In Oregon our roofs would require more ridge ventilation due to the amount of moisture vapor that passes through the attic in the winter and also counteract the extreme heat in the summer.
Those THICK Ridge caps are 120_130mph wind rated like the demintional shingles. Usually u see 3 tab shingles cut for ridge cap. I sold residential roof sales for 7yrs & this is a GREAT GREAT roof inspection!
@@BenGromicko I'm near finishing my online Home Inspectionalong with a few more sections. Got to get in my ride alongs. 2 QUESTIONS. Can u recommend a/some inspectors in Birmingham, Alabama or an organization? Can u do a video on essential tools needed for a new home Inspector?
Good video. When possible, I prefer to put the ladder somewhere other than the front entry. That way, if you dent the shingles or gutter, it's not at the most visible part of the house. However, if it's a sketchy roof and I'm by myself, I like to put the ladder somewhere visible from the street so that if I fall off, a neighbor will see my fat broken body lying in the shrubs.
Using a ladder stand-off against the fascia should stop any damage to the gutter/shingles. I used to clean gutters/windows and I only ever felt safe with a stand-off against the wall/fascia ;-)
what's funny is y'all admitting to damaging other people's property when ur job is to find damage not create it! I wouldn't be surprised if y'all take a pic of it and blame it on the owner/seller! What's retarded is the home owner doesn't get a copy of the inspection and has to take the word and opinion of such ummmm... people of honor and integrity such as yourselves! Bwahaha! I can't wait till people come up with a intelligent, practical, and efficient purchasing process instead of the same retarded, broken, and assinine process that for no logical reason is still in place now! Probably right after they change the broken 2 party government hiarchy, racism(unless you're the actual racist demanding privaledged treatment because of your differences but only if it suits yourself), and homelessness (which i'm pretty sure is going to only continue to make historical lows now that to rent a small closet/box 2 times mymortgage Makes TOTAL MUUUUURRRRRRIIIIIICCCCCCCCAAAAAA??? I typed sense but my phone auto corrected...what can i say, it'a a smart phone! 💆💁
In the video it appears that some of the roof is flat or low pitch with asphalt shingles. If so then that is in improper installation of shingles on the flat and low pitch areas.
I think when things come down irion surance is gonna need a review from the federal insurance commission. I have a feeling they're going to find some irregularities on their books regarding billing . Possibly a class action suit worth. #ErieInsurance
I'm just getting started and looking to buy a ladder. I'm in Southern California looking at mostly single story homes. Ideally I'd like one ladder to do most everything. Any suggestions as to brand and ladder length? Not too concerned about price, but space savings is important.
Strap down your ladder. Ive had the wind blow my lladder down while on the roof. Luckily, homeowner across the street helped out. Ladder blow down never happened again!
Not sure. I'd be cautious in hiring a roofing company to inspect their own work. I recommend a 3rd party neutral inspector, such as a certified home inspector at www.nachi.org/certified-inspectors
Yes. Thanks for watching. Interested in becoming a code inspector? Check out our free online course at forum.nachi.org/t/new-free-online-course-to-become-a-code-inspector/185930. More home inspection videos are at www.nachi.org/webinar.
Are you going to mention that exposed drip edge at 5:23? In Michigan that would be a big problem. Missing mortar, not just water intrusion, but pests, rodents and bats potentially.
I just passed my final exam to be an internachi inspector. I want to work for a company this sounds a bit silly but will be be working with a coworker there? At the very beginning of my career I would feel a little more confident with someone else there with me as well haha. I notice someone else is on the roof with you ? So are you there with a coworker and he’s inspecting that roof as well?
Hi, Veritas. InterNACHI provides everything you need to be your own home inspection business owner and operator. Visit nachi.org/everything for resources.
0:59 "...Check for any drip edge flashing that might be here. This one does not have any because the gutter is serving as a drip flashing". How does the gutter serve as a drip flashing? (answer: it does not)
@@BenGromicko Thank you. Maybe I’ll move to Colorado when this is all over. I was thinking - fix my roof on this money pit or sell “as is” and buy a new Subaru and go Mountain hopping. Can’t guess I’m a skier. I should have bought a new Subaru.
Good inspection by inspector , crap roof. A lot going on there. Those trim boards for counter flashing are junk and def raise red flag as you walk around .
Good catch. There are many problems on that roof that a well-trained home inspector should find. InterNACHI Member Russ Ackerman is one of the best home inspectors, and he's an instructor at the InterNACHI School www.nachi.org/school/
Good initial idea, but when you think about the other 9 systems in a home that the inspector is inspecting, it's not financially feasible to hire a 10 contractors (as you're logic followed would result).
