Are they building this community to be walkable? Are there any small store directly in the community? Barbershops, salons, grocery store, coffee shop? Any bike paths or small parks? Walk pathways?

Blossom Rock will not have retail shop in or nearby. You may want to look at Verrado (although almost completely built out as they have been building there for over 20 years) or watch for Teravalis (also in Buckeye) where they are just breaking ground BUT will also take about 10+ before you see the retail spring up. The builders do not own the businesses, they only build the retail space. Then there needs to be a good amount of residents there before people give up their life savings to open a small business in the hopes that they can survive. If you are looking for this kind of community, you really won't find it with new construction.

Do you happen to know if they have all of their water permits for Blossom Rock, or are they just getting them as they go?

They have 5,000 of them right now, that will take them about 5 years to get through.

Is goldstone park a name of a subdivision? What is the best subdivision for seniors? A subdivision that is near hospital, grocery, restaurant, post office but not in a 55+ subdivision. Price around $900-1.3mil. And not too expensive of an HOA. Thank you

Ahhhh...that is the magic question my friend. You need to give us a call when you are ready to buy so we can talk about the different communities that might work best for you. I like place where the laundry room can be separate… makes me feel safe just in case wash machine breaks… so a place with a MayB laundry place.. I have to always think of these things now… the last one 1️⃣ awesome open and pool the kid likes to swim… and going to public pools after getting sick , I can’t tolerate chemical smells not even bleach or chlorine sadly… and my kid who deserves the World… also struggles with what happened to us … so a place where she can thrive and be able to meet great quality friends. Very hard for her since I had to take her out of public schools due to the major bullying cuz she’s different like me … has autism and adhd … kid s and teachers just destroyed her self esteem thx to public school… so I think of her needs these things are important to me since she’s about to turn 11… and as a woman I know what that was like for me… Sorry maybe off topic, but this is part of our story I’m working on creating and having a safe , best as possible to finally feel at ease… so we both can finally be able to thrive and soar… together… Again, great work! I like these… takes guesswork down a whole level… I’m a visual learner that’s how I operate and understand things… so thank you 🙏🏼 for these. Your hard work surely pays off… Blessings 🫶🏼🙏🏼

I don't like that they use Shaw flooring for engineered wood.

Shaw flooring is used by many builders. If this is something you do not like than I would recommend that you either build a new home from the dirt up so you can pick your own flooring OR buy an older home that is ready for a remodel. Thanks for your input.

I like these there wide open spaces inside and the perfect amount of balance on the outside front back… I like the ones with the lighter color schemes earthy good I feel for AZ heats… water 💧 intrusion area are top priority because I got very sick from toxic black unseen molds and some sweet almond smells that nearly took my breathe away… and so safety is my #1 priority… I’m a walking miracle… and I have to feel safe … obviously, maintaining is always key… if I make any sense… Again great work on these videos… impressed 🫶🏼 👏🏼

I have a question lets say I have you represent me, I put down a deposit and I pay for my upgrades, and then in the final walk through can I hire MY home inspector and he finds defects that builder will not make right before the signature, can I walk away and get 100% of my money back?

That's a loaded question, lots of ifs in there. Builders write their own contracts that obviously benefit them. Buyers should always have representation when entering into a contract with a builder, we hope that is us.

To satisfy your question a bit more, you more than likely will not get 100% of your money back. Typically they will keep your earnest money deposit and return the rest to you. Having representation will ensure you aren’t screwed over

HOA is starting at 125. The developer will be running the HOA for years. That's usually a good thing, I guess.

Pinal County - The average effective property tax rate in Pinal County is 0.75%.. Rates vary by city and school district, though. Yes the HOA is $125/month and they will keep it at that with the Community Enhancement fee collected with each purchase, even for resale, even in 5-10-20 years.

@@threeftr3349 right now, all the builders are paying for buyer's closing costs. I personally have not seen what that fee is just yet as there have been no closings as of yet.

@@threeftr3349 it's not a buy down, it's a permanent 30-year fixed rate mortgage being offered by one of the builders. It's called a FHA loan and yes a borrower would still need to qualify but FHA is great for lower credit scores, higher debt-to-income ratios and only requires 3.5% down payment. You seem very intent on trying to prove something although I am not sure what it is. I am NOT a lender and have no affiliation with this community or have any financial interest. What else can I share with you?
