Are they building this community to be walkable? Are there any small store directly in the community? Barbershops, salons, grocery store, coffee shop? Any bike paths or small parks? Walk pathways?

Blossom Rock will not have retail shop in or nearby. You may want to look at Verrado (although almost completely built out as they have been building there for over 20 years) or watch for Teravalis (also in Buckeye) where they are just breaking ground BUT will also take about 10+ before you see the retail spring up. The builders do not own the businesses, they only build the retail space. Then there needs to be a good amount of residents there before people give up their life savings to open a small business in the hopes that they can survive. If you are looking for this kind of community, you really won't find it with new construction.

Home prices in North Phoenix are insane. Most homes start at $700k, they are not worth half of that.

...for a 2,500+SF, pool and mountain views, yes. Most of the new jobs in North Phoenix (technology and renewable energy) are paying around 200K, many households in this area are dual income as well. The newer homes that are being built in this area fit the incoming resident very well and exactly why these new homes are being built. If you work closer to the city, this is probably too far to drive. There are options in the $300s in Deer Valley part of Phoenix (just a few miles south on Highway 17), Surprise, Peoria and Phoenix inside the 101.

Not much close by but everything you’d need to live is about 20-30 minutes away. Big shopping malls are a little further. People buy out here to get away from the hustle and bustle of a big city.

Gilbert is a suburb of the Phoenix metropolitan area. When people are considering a move to the valley of the Sun, they usually start out with searching Phoenix or Scottsdale because they don’t know all the different suburbs. ‘Phoenix’ is now an area, not just a city.

North Phoenix is awesome look into Arrowhead Lakes - Only neighborhood with Lake & Mountains within walking distance in Phoenix! Via resorts/Mattel not far from N. Phoenix There lots of high end shopping on Bell road actually.

Arrowhead is now considered the ‘older’ part of the valley, also in Glendale. Westgate, also in Glendale, is more of a tourist destination and not an area I see residents in this area frequenting unless it’s for a Cardinal’s game. For shopping, P83 and Desert Ridge is most likely more appealing.

My brother told me about you channel. We lived in Mesa and Apache Junction when we were kids. We are from Louisiana and some of us now live in Mississippi and we are wanting to move back to Arizona so following your videos will lead me to the location I want to live in. A lot has changed since we lived there in the 90’s so hopefully your videos will help me. My brother said you show a lot of things to do and homes in Arizona locations. So I hope you can lead me to the perfect location. My children doesn’t want to go because they just think its severely hot and only dessert because he heard how rough we grew up when we lived there so I hope I can show him things to do and how beautiful it is there. It’s much hotter here in the south with our high humidity and now we exceed over 107° and Arizona is a completely different kind of hot….COMPLETELY BEARABLE!!! I’m excited to see what you have to offer. I am looking for a Ranch/Farm…God Bless

My son is 8 years old and I have a 16 year old daughter. I am looking for a farm or a ranch in the country somewhat secluded with many acres but also somewhat close to city amenities. We want the home being no less than 4 bedrooms 2 bath and no smaller than 3000 sq ft with the home being a touch of modern but also farm house ranch style twist. I am not sure what Arizona has offer in the housing market with this type of request? We looking for things to do on the lines of farmer’s markets, flea markets, outdoor/indoor adventurous activities and theme parks. We are a family who is very active and enjoys doing outdoors activities but we enjoy indoor activities if it’s something REALLY entertaining. Thanks for your help. God Bless😊

Cities with very affordable housing tend to attract more trashy residents. That is not a new concept folks. It has happened all over the country. So those who say things like "do not CA my AZ" are very narrow minded. If anything, CA folks who relocated to AZ have actually improved AZ (re. They brought money to AZ which, in turn, has increased property values. The longterm ripple effect of that is that the most-trashy AZ folks most often cannot afford to live in great cities like Queen Creek, Gilbert, Chandler & Tempe. Fyi 🙃🙂

This has happened all over the country folks. AZ was practically a hidden gem for decades. However, the secret is definitely out by now. The "average" real estate investor is not buying in Queen Creek, Gilbert, Chandler, Tempe, etc because those cities are so desireable that the purchase prices tend to be high. Therefore, the average investor(s) buy in San Tan, Mesa or Apache Junction (re. The cheaper cities "on average"). Again, this is not rocket science folks. It is what it is. Therefore, if you don't like what is happening in San Tan Valley, then stop complaining. Move to another city!!! 😂😂😂😂

My gripe with the HOA is that they're inconsistent with code enforcement. They seem pretty lax with the rules, but they sure talk tough. When they send mixed signals, nobody knows what you can do and what you can't.

Sun Tan Valley? Arizona run out of water yet?? I live in Joshua Tree CA. but I was closing on a 5 acer lot outside Tucson AZ. I backed out and ran away after I found out people drilling for wells were coming up dry. and existing wells going dry. Then you got the Chinese moving into AZ buying up land for farming and using up what little water AZ has. Sure glad I dont have that problem here in Joshua Tree CA. the hot desert. I am on city water. no well. and I have solar. use less electric than my panels generate. a $900 credit on electric.

Did you say just say single income household and proceed to play like the median income here is over 100 k? Not in a single income house, lady. That’s so misleading!!!! There are no jobs!!!!!!!! There is no way on earth the median single household income is that high. Maybe a 2+ income household makes that much. I know lots of people with multiple jobs trying to make ends meet here in this expensive ass city. Ive never seen more government issued food cards than I do here. I used to shop all day for a living and at least 3/4 of the purchases I’d see were coming from az food cards. No shade I think help is great. I just think you are straight up lying here. Be honest. I thought I was going to get on here and hear all this stuff about the town I live in and love but you’re just lying about it.

Median household income. I never said single income. Sorry you’re not enjoying Maricopa as much as many others are. It’s definitely not for everyone but a great choice when looking for affordable housing near Phoenix.

This video is so misleading. So full of bs. I’d never trust this agent or company. I love love love Maricopa and never plan to leave. I’m a more recent transplant like everyone else. Do your research talk to locals. It’s not for everyone. It’s not as is being described. ESPECIALLY MEDICAL!!!!!!! it’s so so bad out here. Again I love this place so I put up with it but it’s not for everyone. If you’re the kind of person who wants what she’s describing, maricopa isn’t for you. It’s definitely not for everyone. This is kind of ridiculous.

Could you consider doing a video for mobile homes? Compare to hoises, family and 55 and older communities, neighborhoods that are not in a park, but are mostly mobile homes, or manufactured, whatever. Thank you.

I take a dimmer view of HOAs, based on my personal experience based on having lived in many communities and served a few terms on the boards of two communities. You are right about HOAs for free-standing homes mostly starting in the 1990's, but I lived in a community for nine years in north Phoenix that was built in 1981 and had one (and I unhappily served on the board). You talk about not having problems if you follow the rules, but the rules can be so restrictive as to make life miserable for many, and here are some examples of citations and punishments: One woman received a dreaded "letter" for setting her houseplant outside her door to get the morning sun. Another woman got in trouble for having a small statue of St. Francis in the tiny planted area in front of her house (rules said "no statuary"). One woman was told (as her husband was dying) that she had to have her house painted; she spent several thousand dollars complying and then was told the shade was not the approved shade and that she would have to have her house repainted (while she was still in mourning after his death). I received a letter for a single weed that was growing in my lantana bush that I had pulled between the time it was noted and the time the letter arrived. In one home, I wanted a security door on my front door so that I could get a cross-breeze through the house; Home Depot had a sale, but not only would I miss the sale but I was told that the white security would have to be repainted to match the exact shade of white of the house (I gave up, and lived without a cross-breeze). A neighbor had her front windows replaced; although the framing material was white, she was told that she had to paint the frames the shade of the building, which was a dingy beige - even though several of the homes still had aluminum windows. Right now, I would like to paint my front door an actual color, but I must submit my color choice to the HOA board, which has no taste. From not pulling in your trash can fast enough (possibly due to work schedules or trips out of town) to trying to replace something with something better, you'll often find petty little dictators and profit-hungry management companies drooling at any chance to ding you or simply deny permission for you to improve your own property. HOA abuses are famous. If the board doesn't like you, or even if a neighbor doesn't like you, they can make your life miserable. The goal in most HOAs (at least in my experience over several decades) I think, is to ensure uniformity and earth-tone mediocrity, not beauty - and to dictate every single step you take outside of the home. And for all of this, you pay a handsome HOA fee.

Wow, incredible. Clearly people with too much time on their hands, perhaps didn't make it in their real-world careers, so seek to gain power via HOA. IDK, I just experienced a small 12 home HOA and the "power" went to one person's head.. laughable really!!

And the sad thing is, getting reasonable people to actually be on the board is so difficult because people don't have the time to volunteer, don't want to take abuse from petty homeowners, and aren't even paid for their trouble. So what you have left over are people who sometimes have too much time on their hands (possibly retired), don't know or remember what it is like for those who work 12 hours/day, and simply want to impose their personal tastes and exact their personal vengeances. And "elections" are merely ratifications of the only people who will step up to be on the board. In my case, I NEVER wanted to be on the board but nobody else would volunteer for the position. Another thing that makes it worse is that many HOAs hire management companies that make much of their money off of sending violation notices - so a single weed in a homeowner's yard can mean ca-ching in their bank accounts. The whole system sucks. You don't have to be a "liberal" to come to the conclusion that the dreaded government does a better job than most HOA boards.

The trash bin thing is crazy in an HOA area that a family member lives in, in AZ. The HOA apparently doesn’t understand that folks actually work & the city doesn’t pick up trash based on others work schedules. The trash bins are to be pulled by 1100hrs in the morning. Most of the time the trash hasn’t even been picked up yet. Also most folks are still at work on trash day. My family member works 12-16hr shifts. Drives quite a distance to get to work & certainly isn’t going to go home just to put away the trash bin. The HOA doesn’t seem to get the concept of the “working hours” or “working individual”. It’s absolutely ridiculous. • Thankfully my family member has not had to deal with this same HOA issue with other HOA’s. Hopefully they will be out of there real soon. They are just renting whilst looking to purchase elsewhere. (NOT in an HOA area….somewhere with property)

@@kv6826 Best of luck to your family member. The trash thing always bothered me, too, since I couldn't leave town without making arrangements with a neighbor to store my trash can. It wasn't enough that it be taken off the sidewalk/street. It also couldn't be seen on the side of my house. But that's just one of the problems. What if I went on vacation for a week and a weed popped up? And it made purchasing certain things on sale almost impossible, since the HOA would have to approve it. In one HOA, all window treatments, be they blinds or curtains, had to appear white to the street. As a person who sat on two boards, I can honestly say that HOAs should be abolished.

I'm not real big on the idea of a H.O.A and I would like a little more space between me and my neighbors. Since I'm one who tinkers in the garage with grinders and welders and being a musician band practice or jam session could cause a problem. Seem the older we get the loader we play. lol

Out west has a lot of tarantulas, flying roaches that look like "food of the gods"they are so big. as well especially after the rains, in elpaso the grass burned by June, also sand storms and pitting of windshields, it's dry so you need water-cooler machines as opposed to air-conditioning where u pour water in the back for moisture. I lived there for four years while in the service attached to ft bliss, William Beaumont army med center, whites sands missile range NM, alamagordo. My son a regulatory system manager is considering relocation from idaho

Current ‘move in’ homes are priced starting at $509,000 up to $979,000…. Unaffordable for most, and then add monthly HOA fees on top of that.

The monthly HOA fee isn't really that bad. It's the CFD that makes it even crazier though. Not disagreeing with you. I had one viewer arguing with me that these prices were going to start in the low 400s, I told him he was very wrong...and he was.
