when he talks about where the beams should be under the floor, I'm not believing him, until he gets in the attic. I have not seen support like that for the roof, on a pier and beam house before. But, then again, I've only seen a few. This guy is good.

I have worked on a lot of houses in historic Atlanta, almost all the 100 year old houses have 2x8 joists running 20 feet(floors sagging)

@@dustyguy most definitely! I regarding the soil and addressing the gutters were one of the first things I took care of! No use in fixing issues if we don't fix the causes too!

Very informative. I have a 1923 bungalow and the roof sags like nobody's business. They used douglas fir 2 x 6 rafters back in the day then but I think the real issue is the low sloping roof. It seems a low sloping has a lot of downward pressure on it causing it to pancake, I assume it has been this way since 1923. The inspector in 2008 when I bought it mentioned collar ties but I haven't done anything. Just some little fixes up there. It is am interesting house with everything original inside. Also, the floor joists in the attic run parallel with the ridge which I haven't seen before. They have 2 x 4s that criss-cross the floor to tie the whole thing together. I enjoy your videos.

These old houses show us how things were done back then. The 2 X 4's back then are as strong or stronger than the 2 X 6"s today. Even the headers back then were just 1 X 8 shiplap . 2 stories did use 2 X 4 headers back then. Don't try to do too much remolding at one time. do it in steps and take breaks when you finish a room

Great Information! My wife and I are going to be replacing our floors in an older home we purchase a year ago. I built a sub floor on top of the floor, so I need to pull it all out and start the work. The home is 780 square feet, I feel I'm going to do one side of the house at a time. I saw the part one and two is there a part three? I need all the help I can get lol, Thanks so much! Patrick

I'm interested in buying a small house that has pier foundation. ..how many times do you level your house?

Keep water from getting under your house and you want have to worry about adjusting your piers. If you do have to adjust your piers it,s not hard to do it's just lots of labor. These pier and beam houses constantly are moving around. Some more than others and the worst one are the brick homes because of having to dig under the perimeter beam that the brick is bonded to. Good luck on your new purchase

Your missing the bridging between floor joists to stop them from rolling sideways & to have the joists share weight, and you sure do need an electrician, because junction boxes don't belong in a crawl space -should be in attic. In houses built in the early 20th century, all walls going 90º to the floor joists sat on top of those floor joists & were nailed to them. If it was an outside wall the floor joists were sitting on the foundation so moving that beam to an outside wall would not increase the strength if the joists were properly bridged. Carpentry sure has changed over time. New houses built with new ideas are not as good as they appear. My uncle used that chip board for sheeting on my grandma's new home. 7 years latter I had to replace damaged vinyl siding and found chip board wall sheeting was falling apart & swelled (I could easily ram my fists through that chip board between the studs. I've re-shingled hail damaged roofs to discover chip board roof sheeting was like wall on grandma's home. Also I've seen cracks in sheet rock in homes less than 10 years old because it appears that chip board don't provide adequate sway bracing in high winds from Florida to Washington state. I replaced corner sheeting with ¾ exterior plywood for solid sway bracing, & no more sheet rock cracking. My old 1902 house built with things I mentioned above never even had any plaster cracks in a small tornado, yet my new additions on the from & rear of the house were mostly destroyed like my neighbors new homes were. Makes me wonder how many homes that used chip board on exteriors are the same way, so I'll stay with exterior plywood. Gosh there are a lot of lawsuits because people were made sick by their own homes insulated with new blown in foam insulation & even by new carpeting they put in their homes (both old & new homes). Are we sure modern home building materials & methods are really progress? However, old foundations sure are a problem because of old inferior concrete & building methods!
