The complex is starting to live up to its reputation when I first bought it as a drama-filled entertainment-producing machine. We had a 500-tire eviction, break-ins, fights, and more when I first bought it. We rehabbed it, and re-rented it and things have been fairly calm for a year or so. That is changing now! The police were called twice and this is what it looks like now.

The stains on the ceiling look like they were emptying their used meth syringes. That explains their 20-hour confusion march all night long. I'm surprised that at least one of them didn't go to jail for warrants.

This complex is endlessly entertaining. I mean they spent hours just walking all around. Drugs have to be involved. 😂 Of course to actually own this wonderful piece of property is probably more like a horror show.

I went with re-keyable locks on my units and keypad locks for contractor access and it's working out well. Quickset makes the locks

The police were great! Any time I feel like I'm not being a proper adult and could do better I watch one of these videos and realize I'm doing just fine. Here I am feeling like my garage should be better organized and there are people out there who won't even leave a property theyre finished rented and for no obvious reason. On top of that they just walk around the property for ten hours doing nothing. So weird!

I highly recommend in lower to mid range rentals to paint everything with a high quality semi-gloss paint. When tenants like this leave it makes it easy to take a mop to the walls and ceilings and remove all the stains and bad smells. It is a bit more expensive up front but you easily make the money back on the first turnover. If you don't like working with semi-gloss go with a satin sheen. If you use a flat or egg shell type sheen these awful looking stains will have to be painted over and at that point you are basically preserving and sealing in the tenants funkiness.

It’s amazing how possessive people are with things that don’t even belong to them and just can’t let go. Yes you pay to live there and it was yours to live in while doing so, but when you’re done paying and not living there just move on.

I had a duplex that I rented out for about four years. After dealing with tenants who didn’t pay, burned the carpet, stole ceiling fans, put holes in the drywall, tore the garage door opener off of the ceiling, and the list goes on and on and on… I sold the duplex. Best decision I ever made!

Lesson learn after the keys were handed into the office. Get someone out there to change the locks right away. The police went into the unit see that they weren’t cleaning at all but trespassing. In your lease should have no smoking policy in the unit.

Smoking policy regulations differ from state to state and sometimes even differ from county to county or town to town within a state.

ALWAYS, ALWAYS change the locks immediately. Lock any garage doors by placing locks, metal bars thru the bottom holes in the guide rails. I had a tenant who came back over a week after leaving. She planned on staying for a couple of weeks to finish cleaning, repairing her damages.

Do you happen to do criminal background checks on your tenants? These people seem to be well acquainted with local law enforcement. Glad that you have cameras and they are working!

That apartment is pretty clean compared to what we have seen 😮 we rented3 times before we purchased our home and in each place we always got our security back 🎉 each place was spotless the last house had really OLD OLD carpet and I asked should I get it cleaned and they said no but thank you ! 2 other homes on the street one got evicted and the house they just left I have never seen so much garbage in a small 2 bedroom house and they backyard the weeds were as tall as the house 🤣😂

lol in order for a car to overheat in needs to be running. That thing barely moved all night. I'm sure you vetted the registered tenant. In hindsight, was there a red flag that you missed, or did he just look really good on paper? When a tenant overflows the dumpster, do you pass on the overcharge fee?

This was $950 and overall the property makes money but I bought it to eventually re sell not keep.

The "civilized renter price point" is different in every market. Own properties which can't rent for above the CRPP and you will deal with tons of crap from those renters. The secret is figuring out your area's CRPP.

If they are to be gone today and they hand me the keys whenever that day......they are gone at that point. Any of their "friends" are trespassing the moment the keys are in my hand. AND I'm there by 11:55 p.m. changing the locks at 12:01 a.m.. NO CARPETS ! ! ! ! ! ! Yeah, I do that survival trick too. Rentals don't need carpets since the carpets can't seem to last more than three years. Which is weird because I've lived in homes with the same carpet for 18 years and on year 19 it still looked brand new. Not sure why carpet in a rental just doesn't last. *eyeroll* You want wall to wall carpet, go buy your own house. I have family and friends who tell me I should open a used furniture and thrift store with all the random stuff my renters leave behind when they move out. Garbage goes in the trash, so I laugh and laugh because the stuff they leave behind I have to pay to have thrown in the landfill.

I wish I had the money to buy a foreclosure or tax lien property and fix it up but hard to do on disability income. I would be in heaven to find a place that works for me and they don't raise rent every year. I lived in a house but landlord decided to sell as he was getting older. I was in a 3 bedroom house, double garage on a fenced double lot. I maintained the property. I loved my home. I paid $1195. a month rent. Now I live in a 2 bedroom accessible apt. No garage or yard. When I moved in it was over $1300 for rent. Will soon hit 3 yr mark here and rent is increasing to $1568. This is way to much. I wish I could find a house or duplex that is accessible with hookups, garage and a yard that won't raise the rent every single year. Where you live I'm sure rents are cheaper but this is ridiculous.

the way they were up all night wandering aimlessly said meth but at least that is a cleaner disposition because even if they only made one wipe each time they walked by, that's a lot of wiping up.

Is the other car parked further down the one that also does not have a license plate? Were the police interested in that car? I guess you have to be happy that all that trash they threw out in the dumpster and furniture they left around wasn't in the unit. For the amount of time they invested in the unit that night, I was expecting a very clean apartment. Ha. Weirdos.

Tenants will hang pictures and other things. The landlord is responsible for patching and painting. The other damage is legit. I have friends who own rental properties. You're lucky the damage wasn't worse.😮

I just don't get it. Why call the police and spy on them? They were your tenants. I have many times when I turn over my keys gone back. It's not a big deal to do that. I'm sure you've done that too. It seemed like this happened within 24 or 48 hours but you are acting like they came back months later breaking into someone's house. Having grace towards people goes a long way. They didn't trash your place at all. Being cruel and sinister towards people is not it.
