Poor comunication with my customer almost cost me this job!!!!!!

Sometimes we are so busy as contractors that we do not communicate well with our customers and assume they understand the scope of the job. Changes are almost always going to happen in this line of work and it is tempting to just send a quick text and keep on trucking. I learned a lesson in communication skills from almost loosing a good job and a good customer. Hopefully you can learn from my mistakes from watching my video.

I’m a contractor builder, you get one of these customers about every 1000 people most people are the coolest to work for. Keep up the good work

In over 40 years, I've learned to categorize customers. I don't know how many categories I have...maybe 10, but I can size them up when I meet them and I know exactly what they'll do and how they'll act. And many times, I have to pass on the job or give a high enough price that I can deal with whatever they turn into over time. It took a long time to learn this skill, but I rarely get fooled these days. Some of them just want to hate you because you're costing them money, and those are the worst kind.

Put it in writing and use change orders. You may need to use it in court down the road on some other job.

The real acme of skill is being able to explain something complex to a 5 year old. Pictures help. It's why I work for other contractors now. Coming up I worked for company that had an architect in between our work and the customer. Life was much simpler when they give plans and we do what is on the plan and the architect tells the customer to pay up

A good way to go (for your customer’s peace of mind and for your records) is to buy an iPad (nothing too fancy) that can run a “builder’s software” or enables you to create a graphic design of the property and their wants. That way you can not only a visual representation of expected outcomes, but also keep a digital record of it in case there is any dispute in the future as to agreed upon designs, material costs, time expectancy, etc.

Yes, that is a very simple and excellent communication tool! Lots of people are visual “learners”….You can explain something verbally till the cows come home and they still won’t/don’t get it or visualize it. An Ipad will make the job a bit easier for the company and the customer to explain what your plans are….😊 And like you said, you kind of create a portfolio(and records) for your company. Idk how you popped up on my feed bc i live in Louisville, KY now but I love your channel...reminds me of doing construction w my uncle in my 20s! Keep it upppp, they need good, hard working people there. Just came from the asshole clients who had a fit about the cig butt and parking on the grass, etc. and between that and your accent (which they teased me endlessly for when I moved here lol) i just KNEW where you were lol i said oh wow that sounds like about where I'm from haha. Me, 8-10 weeks out since Covid does create some issues. I've cut back some and things have slowed a bit. 3-4 weeks customers stay happier.

Do you have any tips for the viewers on how to start or manage a concrete company? I think a lot of us watching currently work in construction and want to also do something similar to what you have done

Looks good! I would be concerned about the rotting stump. If it breaks down (which it will), it will create a void/sink hole. That is exactly what happened to our driveway... caused cracking and huge dip.

I think that there should be a lot more companies like you that are up front with your customers even if it may put you at risk of losing a job….. The homeowner should have contracted the jobs separately, having you lay the 3/4” drainage stone, and pour the driveway+ walkway. And thats it. I used to get bullied by my customers until i learn how to write better contracts. I will admit that i had to pay to have the first written for me, but it gave me a template to write further guidelines and also was adjusted to my specific business and not a general contract from google or whatever

25 years in business, down state here on L.I obviously 15 years or so there was no texting, but maybe a quick sentence by text but to explain a home owner that has no clue of what it takes to what we do for a living you can't text, infact sometimes I won't do it over the phone. I would go to the job and show the home owner and explain everything and even Wright everything down what I going to do on contract. The worst is when you are there on a Saturday and you still have to come back on Monday to finish the job and the neighbor comes by or a relative comes by and sees what's going on and maybe 30 years ago or when they were younger and the worked a couple of seasons being a helper or a laborer and they tell the home owner that why did I do something this way and I did that wrong and put stupid thoughts in home owners head and the first thing when you show up Monday morning and the home owner says we'll my neighbor said this or that or my brother inlaw says I am supposed to do it this way. All of a sudden everyone is a mason. It's a bitch and I am sure you have been through that. CONCRETE TRUCKS HERE LETS GO!!! CUSTOM CONCRETE is my company's name, down here on L.I. can't sweat the small stuff is my mato.

@@bondobuilt386 Have had a few issues but nothing that was not straightened the main thing is always, communication, like you I am on the job, in the mud with my crew, and when your busy and have a lot of work, your guys go home and after a hard day of work your day is not done, you have to call customers, make call to make sure materials will be on job for the next day, and most importantly hope that all workers will show up on pour days. Pro tip: A pump is always worth getting. You could get rid of one guy, get it done faster, save your back, save money on stand by time. Never understood why guys do this.

Never text with a customer it could come back and bite you in the ass !! I found out the hard way with a "He said ,I said " kinda deal ,that I didnt remember saying but the customer showed me the text . So then I was obligated to do what he wanted even though it cost me in the end ! Same with buying and selling cars never text about the price and transaction !! Get everything written down on paper !

you should have lifted the steel so its in the center of the concrete. else is doing nothing there and crack easily.

Write it down. Not just the job but limitations. If there is a change in the scope of work requote. This was that case the customer does something thinking they made the job smaller but in reality they made it more work like to trips to job or more ground work. Happens all the time in tree work.

@@jimmaag4274 Tuff Shed uses like a galvanized sheet metal that act as 6" skids along each side of shed. Useful for moisture problem so they are indifferent if homeowner uses flat ground, crushed stone, or concrete pad. Issue is it looks really industrial when you are trying to have a more rustic looking wooden shed.

I disagree. Texting is a great way to communicate but you have to know how to write. An unrecorded phone conversation is useless in a dispute, but a text can be 100% clear. It's like a mini contract.

Want to know what the cure for lack of communication is as a contractor? A CONTRACT. Write what you will do and what you will not do before any money changes hand and any work begins. Write it down, with detail, give the owner a copy and read it to them. You could have avoided this issue. This is only the second video of yours I’ve ever watched and both times it SEEMS you caused yourself headaches by not having a written contract. You seem honest enough and the work in the two videos looks decent, but you shoot yourself in the foot repeatedly by being a CONTRACTOR who doesn’t WRITE CONTRACTS. I personally, would not hire you for that reason. It’s begging for misunderstandings.

Good feedback on the contracts. Part of me agrees with you but I am a 1 man show when it comes to all the paperwork involved in these jobs. I have very little problems with customers ever. You should check out the other videos on this channel. I have probably 150 jobs with no problems but you watch the 2 with a problem and comment on them. Bottom line is I only have enough time to do the estemates do the jobs make these videos and reply to you guys comments. I can be writing contracts and chasing people down to sign them or doing work and making money. Thanks for the feedback

Its got fibers in it thats what you see. We use bigger fibers in driveways and they ware off but add a bunch of strength
