Bill,you have such a great way of speaking to us/me. I have several younger relatives (I’m 80) who are in the "trades" and they always described the work they were working on as though I knew exactly what they were talking about. I didn’t, but I learned quickly. So trusses and joists and plumbing etc. became my second language. I really appreciate that you don’t "dumb down " your talking points to us/me. I really, really enjoy your conversations with us. Every episode feels like a journey. It struck me while watching today's vlog, just how God has worked things out for you & Elizabeth concerning this home purchase.❤ First, that you & Barry were able to do a thorough home inspection & found issues that could be fixed (with your expertise in the field). Second, that the sellers were able to come down on the price in a way that allows you & Barry to afford the repairs. The fact that you had already rented an Air B&B in advance & will now need it while you do renovations...I love how God knows ours needs in advance & provides for them. I was wondering also how you were going to do the work needed on the shower, with your knee being hurt. Glad to know that Barry can do the work solo if needed but, understand you not wanting to put that on him if you can help. You & Elizabeth are blessed to have family to help you & they are blessed to have you both as well❣ I continue to be so excited for this new Florida, Winter home & for the wonderful times you both will enjoy.🥰

My husband has been sick for the last few days. I haven't seen him smile for days. He's a retired builder who also deplores home inspectors. He listened for a while and said, 'I really like this guy.' The last time we sold a home that the bank required an inspection for was my parents remodeled home. The first contract fell through because the buyer couldn't afford it. This was after the inspection which took 3 1/2 hours. The person who finally bought the house had an inspector come in also. We made the mistake of telling him that the other inspector had spent 3 1/2 hours doing his job. He took that as a challenge and spent 5 hours on his inspection. There is definitely no love lost between us and home inspectors.

My breathing is so much better after we got rid of the carpets and put woods floors. And we used water-based paints and sealers for everything so that helped me too. This is so exciting to watch. Prayers it all goes well and safe. I think it will be just beautiful.

My children had asthma when they were small. We removed all the carpets and curtains, polished the floorboards and fitted blinds. The asthma was much better and the kids grew out of it.

I understand your assessment of inspectors. My dad was a builder and he always dreaded when someone hired an inspector. His main complaint was that he spent his entire life learning building, carpentry, plumbing, electrical, etc. and the inspectors, at least in my state, only take a quick "crash" course before declaring themselves professional inspectors. In my experience of having an inspector (once my father was no longer able to physically do it), was that they did a very surface inspection. I don't need to be told about a crack in a light switch plate, but it would have been nice to know that the chimney liner was completely disintegrated! True story.

I’ve lived in FL all my life. I’m sure you know of our storm situations down here. When I saw those huge trees so close to the house & those major electrical wires intertwined in one of them - a big red flag came out!!🚩While you are still in the process of purchasing this home, I suggest highly that you look into this before you guys move in… Good luck!!

Bill, This 50 yr RN says, Not only is carpet a mold issue, carpets are VERY bad interms of dust and mites for people with respiratory issues not good at all for Elizabeth.

Thirty five years ago when we bought our house, it was less than 10 years old, the only thing the inspector said was the bedrooms didn’t have closet doors, they had to put doors on them, the seller agreed, which I was happy about. I’m so excited for you both, what a blessing to have such a talented son that can help with the repairs! Blessings to you both and to Barry’s family too!

Imagine if an ordinary person trusted the inspector and his report. That leak would keep getting worse and they'd be none the wiser, possibly until it was an even bigger issue! I love your hardwood floors, they will look beautiful after you and Barry work your magic! Great that you had the Airbnb booked already. Perfect place for Elizabeth to be, and for you and Barry to go back and relax after working on the house all day! I'm with you on the dishwasher decision!

Just $$$ & time. Playtex gloves can protect her hands while washing dishes. Refinishing floors is so much easier without any furniture to move or shuffle around. You can always place sisal, coco or rattan fiber rugs, which will dress up a room and is much less prone to mold & mildew.

I’m glad that you were able to take a second look at house prior to the purchase and work out a plan with the sellers. There is always something. Two years ago I purchased my forever home and the process was definitely a stressful time. I’m glad I only have to do it the one time! The home inspector that I hired when I purchased my home missed the non-existing electrical outlet under the sink that the dishwasher & garbage disposal are plugged into. Instead the plugs are in outlets that are laying on the sink drain hose. Plus the outdoor storage has a light and plug but they do not work. Thankfully my son-in-law is an electrician and took care of these issues. I’ve been in my home for 2 years now and this past summer I found some water coming up through the wood flooring and mold under the main bathroom sink. We quickly determined it was due to a faulty water heater. I purchased the new water heater but due to the severity of the water & mold damage, I ended up replacing drywall over a large area along with all my wood floors (as they are continuous floors). My insurance paid for all the repairs, minus my deductible. We also discovered that the HVAC had not been maintained properly and there were layers of lint on the air conditioning evaporator coil (guess the housing inspector missed that too!). In the end, I was out of my home for two months, my contractor that was hired through my insurance vendor, tried to cheat me out of doing most of the work (he lied repeatedly to me, the vendor and my insurance company) trying to do as less as possible but still get the full pay but I confronted him as did the vendor and my insurance. In the end, it was fully taken care of but it should have taken three weeks, not two months. I was very disappointed in the contractor who I thought was a reputable company (Serv. Mstr.) and I’ve spoken with the insurance vendor who stated they are re-evaluating their contract with them. I don’t want someone else to have to go through what I went through. On the more positive side, I have told everyone that God gave me my home as there were many, many miracles throughout the purchase process and that even when I knew what I wanted, God knew what I needed and in the end, it was exactly what I wanted. Yes, miracles do happen!! Blessing to you & Elizabeth (and Barry) with you new home.

People who do all their work to the glory of the Original Contractor, always produce the most consistent, and honest finished product. You two are a perfect example of that. we had active termite damage in a house we bought in the south that was not reported by the inspector at purchase. After this Midwestern gal got educated on what to look for, the very visable damage was easy to see. Thankfully you don't have that damage too. Hopefully your termite spray company can immediately retreat any areas under or near your home where you have to disturb dirt to fix anything on the underside.

HVAC is probably a little low on refrigerant charge. Hopefully it has been upgraded to R-410A and not still R-22 which is very expensive. It would motivate you to be sure a leak was found and repaired. If it is R-410A I would still seek to find a leak and repair it, mostly for convenience sake. There are many competent contractors for HVAC work and a few that are not. Hopefully they send a competent contractor that will work to find and repair the suspected leak.

Please make sure all the water pipes under the house and in the attic are well insulated. Even north Florida gets freezing temps. It will be fun to watch the progress on the Florida house. Welcome to the South!

We plan to replace all of the CPVC pipe with Pex, which does not burst when it freezes. And yes, it will be insulated.

I'm so glad you found the problems with the house and that you have a plan. I also don't trust housing inspectors and know the problems you can have if you hire a bad one. This last property we purchased we brought in a structural engineer with an excellent reputation as a great home inspector. He told me that his inspection usually took 2 hours, but I kept him there for 4 hours because I'd done my homework and came to the inspection personally with a checklist. I also brought in a septic system inspector. Homebuyers need to do their homework and come to an inspection prepared.

We Purchased a new condo home, the up keep in Florida is just too much. We bought a home w/ pool and after 5 years, the time, the costs, we could enjoy our retirement days doing fun things we moved here to retire, not working or maintaining a home. So, we learned fast! We sold the house with pool, have a new condo where maintaining is been awesome. We have family come in or we want to go explore and go to the beach, a cruise, or have friends visit, we are FREE to relax, retire. We retired to enjoy and not work on a house. I know your excited, enjoy and congratulations 🎉

Sounds like a good idea. Glad y'all found the br issue. My ac went out in 2019 making me homeless for the HOT month of July. My ex bf's boss had a company so he looked at it free. It was a fuse in the closet so he replaced it with the same size, think a 3, but it blew again. He came back and put in a larger one and so far so good. He didn't want me to have to pay but I was insisting. He asked that I donate it to his church. So it worked out good. Hope your leg gets well soon so y'all can get back down there and, with Barry, get everything done so y'all can enjoy your new snowbird home. 🙏🙏✝️

I am glad you both found that leak and floor problem… Just think of all the problems there could be in other houses that people buy that their inspectors don’t see. I just bought a house and our inspector seem to be really good. Who knows???? I have definitely put money into it . A bubble up radon system for the radon in the air only. 4,000 and a French drain 3,000 outside the basement door. I Lived here a few months and water came into the basement ( which is finished ). 3 times that was terrible because I live in the lower level basement area. ( I knew about the radon in water before the buying of home but not the water coming in under the door problem . Let’s hope that French drain works LOL.!! But all in all. JUST LOVE THIS HOUSE!!!! Good luck with your repairs and house. And yes I got other estimates and they were all the same prices. Paid cash👍👍👍🙂

Yup go with the hardwood floors and large area rugs if possible. That bathroom floor will more than likely need to be replaced as well as that beam. Mold comes with long term water leaks for sure. I am very excited for you both and it's nice to have a son that followed his dad regarding building and repairs. GREAT NEWS and thank you for sharing. God IS Blessing you ALL. Bill, I have lived in Florida for most of my 72 years and have never had a problem with mold. I love carpet and have always had it. Don’t be afraid to use carpet in your home if you want it!

You got a nice home and you're doing things right I like the way you're handling everything. In my line of work I find many homes that simply were never inspected properly but yet written down on paper that everything passed or never mentioned the things that were horribly wrong. And there's nothing sadder than telling a person that has already purchased a house that there's major repairs needed because of mold or wood rot or actual structural hazards. One of the major problems here in Florida is home inspectors are almost never held liable for their awful inspections. I can understand an inspector missing something minor or something very well hidden but when things are downright obvious it just really irritates that heck out of me. I agree with you I think it's nothing more than pure laziness. And I also think it's because home inspectors know they can get away with it because the average person doesn't do what you did and actually crawl underneath the home to look at anything they just go ahead and move in and then years later or months or weeks later have major problems. I once was at a home in Lake Worth this woman moved in after having the home inspected by not only the bank but also the realty company and the state so three different inspectors not one of their reports listed The immense rot of rotten wood all around the home including the structural supports and extreme termite damage with live subterranean termites present all throughout the exterior of the house crawl space and attic that was so bad you could literally put your foot through the outer walls into the inner walls to make matters worse the entire crawl space of the home was flooded with raw sewage that had been leaking for years due to unpermitted drains that were installed at some point of the home's history. Unfortunately the woman had done a complete remodel of the interior of the home. And I literally had to explain to this woman what condition her home was in. Unfortunately it was just passed the 30-day mark. So for all intense purposes she was screwed unless she hired a lawyer and went through a long legal battle. The saddest thing about everything is the home was in such bad shape that it literally had to be condemned torn down. I will never understand how inspectors in the State of Florida get away with such negligence and laziness.

Hey Bill I don’t mind doing dishes I was a custodian for 23 years for a big school system And I finished Gyms by my self the whole job it’s a lot of sanding and washing and sealing BUT when your done it’s amazing … BERRY IS THE MAN love hanging out with you guys can’t wait to see the project ok love you guys ❤️👍🙏🏻💪🏻✌️☮️

Hey Bill, as a life time resident of Florida, I always had issues with carpet because they are a breeding ground for mold and bacteria in the humidity of Florida's environment. With Elizabeth's breathing difficulties, I would consider bare floors as the best solution

Bill, What a blessing! So glad that the house is in overall good condition. There are some No/Low VOC paints out there (as you probably already know). They definitely help with the off gassing thus potentially helping Elizabeth. The downside is the quality of the paint (in my professional experience) is inferior to normal paint and way more expensive. Often requiring more coats. Just wanted to throw that out there. Hope your MRI goes well and am praying for restoration and rapid healing. 🙏✝️

Awesome video. We bought a house that was inspected here in Norcal. After house was approved, we moved in and later we found out the house was in terrible shape. That's a miraculously small amount of issues for that house. Leaks under the bathroom are super common, and you're completely able to fix it. And you'll have access if you have to go in there again, but since you're going to replace the valve set and re-pipe it to the other side, you probably won't ever have a problem with it. The place will look fantastic with a paint job and refinished floors.

So sorry about the leaking shower putting a damper on the purchase of your house. [pardon the pun]. Good thing you and Barry are so terrific in building and making renovations. I hope and pray that your knee will heal, so that you will not re-injure it while doing repairs. You wouldn't want your knee to become chronic by re-injuring it. So, I will keep that in prayer. My mother had psoriasis and she had a dishwasher for the same reason. She also had 5 kids that were capable of washing dishes who appreciated the dishwashers over the years. 😜 Now, with just my husband and I, retired, I don't have a dishwasher anymore and I don't know if I will bother getting one in this home.

I'm with you. Love my dishwasher. Lol. I inherited my mom and dad's midcentury brick ranch. I grew up in this house. We have hardwood floors except kitchen and bathrooms. I love them. Im so glad you found the issue in the shower. Everything happens for a reason. You have a great plan to move it to the right side plus access if another leak happens. I pray your knee heals really quick. It took a year for my right knee and 18 months for my left. They can predict the weather now for sure. So excited to see your work in your house in Florida.

Good job! I had one BAD experience with an incompetent/lazy inspector, and it proved to be a real pain! In the house I'm in in Alabama on the state line by Pensacola, I had a SPECTACULAR, inspector. That $500 was money very well spent!! He spent 2.5 hours, climbing, poking, photographing and talking to me. He provided a 30 page report (and my little house is only a 1200 sq ft dwelling). You might want to look into "Ruggable" carpets which are washable. They make a nice compromise for those who prefer carpets. The top of the rug detaches from the padding and can be machine washed on a regular basis. (Can be taken to the laundromat with larger machines if your washing machine can't handle the size of the carpet top). Hardwoods are better for asthma sufferers. I bought several of these for staging when I did remodel of investment properties, and will now be using them in my own home. I like the quality and variety of designs too. You can look at them online.

I had a bad experience with a home inspector also. He gave a brick house we purchased a great report. Turned out most of the floor joists had severe termite damage. We had to replace or sister on new floor joists.

I’m so glad you and Barry did your own inspection. I HATE home inspectors! Maybe not all, but the last few we have had! My son recently purchased a house and the inspector didn’t find anything significant. However, when they moved in the found that the water heater was not working to heat the water above 95 degrees. Then they also found that the contractors who had redone the kitchen dumped the grout they used to do the backsplash down the kitchen sink. It sat while it was being sold, so when my son purchased it the grout had hardened. They had to get a plumber to snake it. That should have been caught on the home inspection also. Good luck with the move and hope you’re on the mend quickly!

Boy, do I ever feel for you! My son and I actually moved in to my c.1950 Florida cottage in January 2021. The house was used as a rental property for about 30 years, but was in pretty good shape. So far, I've upgraded the electrical, had the well repaired, added attic insulation, replaced all the windows and exterior doors, replaced the ancient range hood in the kitchen, and have done many other small repairs. My next two projects are renovating the bathroom with the c.1950 plumbing and having a tankless, natural gas water heater installed. You are so fortunate that you can do most everything you plan on doing yourself, because where I am, tradespeople are scarce. It's taken me almost two years to get my contractor to schedule my bathroom renovation, and it's like pulling teeth to get renovations or repairs done. Despite that, I'm so glad I moved to a more rural, less populated area, and I'm so very happy here! So much to be thankful and grateful for!

I have lived in Florida for 17 yrs, I've had carpet n hardwood, never have I had mold with carpet, if you have a good a.c.system ,and you should get the UV light installed on your ac. It's proven to kill anything before it comes in. And if you keep your kitchen clean YOU WILL NOT HAVE BUGS OF ANYKIND, but if you buy anything at the vegetable stands, don't bring the box in the house. Unload your veggies or whatever, but bugs are in those boxes, you may not see them, I was told that before I moved to SW Florida, A few other tips I can share if you like, I'm not a u tuber, just a regular from Vermont, but tidbits that folks told me, I'm in my 3rd house in SW Florida, you will love it .Welcome !!!!

It’s really incredible that you have your own experience and Barry’s. I bought my first home and the home inspector reported “couldn’t evaluate roof due to snow coverage” - there was no snow on the roof at the time, but I trust that people are honest and thought it was a matter that I didn’t understand. The reality was that the home needed a new roof and I found out later that the “seller” of the home was in name only. She had bad credit and her fiancé purchased the home in her name, did a quick flip to bring up her credit score before they married. The man behind it all was the *owner* of our community’s local Remax. He brought a lot of business to the home inspectors and they did me dirty for him. The second home I bought the inspector gave us horrible advice, but got away with it because it was verbal and not written. That ended up exposing us to asbestos and costing us $25k to learn that lesson. I despise home inspectors.

I'm with you, Bill, on the dishwasher. I run ours once a day, after supper. I load dirty dishes in it all day (keeps the kitchen tidy) and have clean dishes ready to be put away each morning. (We open it to air dry overnight.) I understand a dishwasher take less water than hand washing. Funny story, after watching you purchase reveal at bedtime, I dreamed you and Elizabeth were sitting on the bench we typically sit in when we arrived at church the next morning. In my dream your house was in our area. 🤣 If it actually is, you are sure welcome to our church. 💕

Thanks for the update ! Years ago I was in real estate and quickly learned that it was more fun and profitable to buy and sell rather than list and sell. So I started flipping houses. I can do... ( oops.. USED to be able to do..) those things that you talk about here and really I get a chuckle out of listening to you describe the work. The house you and Elizabeth are buying is a gem I think. For sure I would have picked that one too. The lot and that great front porch and most of all the Ramp would have had me writing a contract and a deposit check on the hood of my car in a hurry. So happy for you both ! PS. I have a dishwasher but use it to store pots and pans. Just me here now and I wash my dishes in the sink.

You are so right about inspectors. When my husband and I listed for sale our 32 year old home in R.I. last year, my husband who also had worked in construction years ago knew it was structurally sound as he had any necessary structural repairs done before we listed it. After a little bit of a bidding war it came down to 3 nearly identical over asking offers. We went with the offer that waived the inspection, and our real estate agent told us waiving the inspection was a gift because as you said some of these inspectors will nit pick issues that have nothing to do with structural soundness which could tie up the sale process. And I am sure our buyers agent coached them to waive the inspection because not only did she know our house was structurally sound, doing this would likely make their offer the most attractive to us and she was right. Everyone walked away happy as my young buyers were able to walk away with their dream house at a fair price for that market compared to the prices of area comps, and we with no mortgage to pay off were able to cash purchase our new dream retirement home in Florida and still have $$ left to put in the bank.

My niece and her husband have had nothing but trouble with the house they purchased almost two years ago. The inspector never went up on the roof and also missed many other things. Needless to say, not only is the inspector in big trouble but also the former owner. I know another family that won a lawsuit for a missed problem with a roof. I think that inspector may have lost his credentials . I am so glad that you and Barry found that problem and I also hope you informed who ever needs to of what happened. Trusting that you get some news on your problem knee soon.

My brother is a contractor and so was my dad and everything you said is 💯 spot on! You're also right some of us would be forced to back out or be overwhelmed. ( My brother would help me ❤️) They found the right person to buy this house and fix it! I'm so glad you found what you did and negotiated to fix those issues. I knew you would refinish the floors! Barry is a good son, as I'm sure you know! Haha! It'll work out because God is in the details 🙏🏼 You both just rest, heal, and get back on your feet! Thanks for the update! ❤️ I have urticaria, which I know is different than Elizabeth but I understand the water thing! A DW makes a difference! However, we were surprised at how much they had gone up! We bought ours last Aug, almost 1k 😲 but we didn't cheap out. I wanted quiet, I have 3 racks, adjustable, and low profile to fit taller items. It is stainless steel inside and out and has a 10-year warranty! I may seem spoiled but we didn't want to have to worry about a DW again for a long time and I raised my kids mostly w/o one. I'm so pleased! 😊 God bless you guys!
