I have a 2550 sq ft house in SE Tennessee on a cul-de-sac, backed up to a huge park and recreational area. It was built in 2010 and it’s going up for sale in September for $300,000. Those tiny houses are so cute, but the prices!!! Oh, my!

My husband and I visited this location about 2 years ago and considered purchasing a unit in their newest development. At that time, it would have cost around $240K, including the price of the lot we chose, getting all utilities, etc., for a base priced model, and that wouldn't have included the landscaping and other amenities that most of the homes have. Many buyers rent them out on Airbnb. The homes are not intended to be full-time occupancies, and with the number of units available, there's a lot of competition to draw visitors. Also, these are park model homes, and they appear to be more spacious than they really are. Thankfully, we were able to get out of our contract. The location is beautiful, but I definitely don't see any way to justify the prices being asked.

Agree! The point of downsizing is to save money & accumulate wealth. With that amount of money you can buy a property that is in a great neighborhood, with multiple bedrooms, a pool, etc etc.

Still too much!!! Tiny home movement started after the 2008 real estate crash to live mortgage free! For $240k you can have a normal size home somewhere. Or buy land and build your own tiny home. Many people have.

I hear you but the idea is that's $399 ft if you're able to stand up in the second story that makes it as two story home and therefore you have to pay homestead taxes we're under 400 ft it's considered a movable vehicle that can be moved from one location to another therefore there is no state taxes or homestead taxes that's the difference and if they're definitely meant for vacations or whatever but I think they're great for seniors and you can use that second story for all the storage rather than even a crawl through bedroom but that would be great for grandchildren too

There is a couple of places that build and sell affordable tiny homes. I watched a documentary on a couple but do are about 6 months backed up because of the low prices.

For $907/sq ft you can get an extremely nice home very close to or on the beach in North Florida still even with our insane price increases. I’m a mile from the beach and intracoastal on 1/3 acre preserve lot and I’m running at about $361 / sq ft

This property which is for sale (but currently under contract) is in Tracy City, TN in a community called Water’s Edge. Tracy City is off of Interstate 24 in the mountains between Chattanooga and Nashville.

Not worth it. I live in a 1700 sf home in southwest Florida and my house would sell for 380k to 450k so why would I even consider purchasing a 400sf house for 363k. Totally ridiculous.

It’s on less than a .33 of an acre in a tiny home community where lots range from about $100,000-150,000. I’m not sure how many acres the community covers, but there is a lake and hiking trails. It is also an HOA so you would also have those expenses and regulations. Outside of this development (and other upscale developments in the area) land is significantly less expensive.

FYI you can get more home and land in the major metro area south of you so I still don’t understand your pricing on this. It’s lovely though! Beautiful home

It’s beautiful it has amenities in there that aren’t typical tiny homes plus location .. in community .. it beautiful but one bedroom and it’s pretty big but I have larger house a house and my house sales for 185,000 anyways good luck getting that price u less again I would have to check the area because that plays a big part
