Our journey today takes us to Hilltop Structures in Cumberland Furnace, TN. We were looking for ideas to include in our dream tiny house and we stumbled upon one that we fell in love with!

Add another $100,000+ for moving it, building foundation with added hook ups to city electric, or solar, water, sewer then add plumbing, electrical throughout and where’s the hot water tank?, city permits, inspections, add all that plus there is always more….

We built our own home. But we got all our furnisher custom made by the Amish. Every piece is solid wood, no particle board. Its cheaper then you would think. All nicely made.

Yes it is relatively inexpensive for the quality. We saw some amazingly comfortable wooden rockers in TB last week and they were less than three hundred dollars.

You have to ask your county if you can have a tiny home to live in Alot of states won't let you.

@@funtyes1970 there is a couple on RU-vid that posted that you have to build your own in Tennessee in their codes there. You can't just buy one already built and put on your land and live in it. They were heartbroken and still have it but live in their RV now

About the first model - You're going to need every inch of that loft for storage. From experience, I can say that not having a laundry room/closet, food pantry, or closets for; linens, cloths, coats & boots, and your vacuum cleaner, broom, mop, cleaning supplies, etc., is going to really bother you. There also aren't enough kitchen cabinets. Also, you'll need that breakfast bar for eating, and will have a tiny living room. I guarantee that you'll end up wanting to enclose the porch and make it the living room (make the current living room into a dining room), and probably put on a porch or deck at some point. You'll definitely need a shed right outside, for storage asap, so factor that into your budget. To be honest, you'd be better off buying a manufactured home (used to be called mobiles) for full time living. These are nice for vacation cottages, but not full time living and accommodating visitors/the grandkids. ❤

i know this would be good for me ! I would need closet space for my stuff ! i do know people live in these full time but not more than one person in them. And why do they need a dishwasher for the 2 people?

Beautiful builds. I would eliminate the loft which would give more space for a living area and closet space. I saw a video where the homeowner customized and took out the loft; it was the best tiny home layout I had ever seen. It was so functional and she didn't have to deal with stairs or low height ceilings in a loft, crawling around to change bedding, and they can be impractical for storage because the stairs and ladders in most make it hard to take things up and down.

Hardy plank siding is what we have on our stick built home. It looks like wood shiplap but it’s made with concrete. It will NOT burn

Great ideas about the rolling stools. The second one has a wide hallway that could be used for a washer dryer. And then the closet would be bigger

Amazing! Pathing the way for future living, smaller footprint on the earth and stepping back in time to my Gran's era (she's 101yrs, born 1922) when eg each child didn't need seperate bedrooms, ensuites, walk in robes (or eg Jack and Jill bathrooms for only 2 to share), oh and don't forget the private balconies Sorry, I went off in a tangent there. I love this tiny home! It's amazing! Kudos to the designer/architect/builder & trades

Always keep the windows for mold control. Get rid of the loft completely. It's way to short and inconvenient.

Antique hammered copper would look very nice on the bathroom wall of the 1st house. Matching the copper sink, rather than the galvanized. The Smokey Mtn model is definitely my favorite.

Helpful walk-through! Keep in mind, the foundation and plumbing are 2 of the most expensive parts of a home, so that last $24K "shed" will need not just cabinets and fixtures, but actual plumbing to run the water into and out of all those appliances, toilets, sinks, shower, washer, & dishwasher. Still a fair price!

I like that you showed the different color cabinet options at the end. The park model size is the smallest I could go to and that would be just having one person living there. I'd want the floor plans that had more storage. These are very limited on storage or built-ins, which is probably why their prices are cheaper.

Yes, given that they are park models the storage is limited but loft space is ample for storage and extra sleep set up. As mentioned and indicated in some of our other content, we have motorcycles we need storage for, so we would likely be ok with less storage in the home. We also plan on a shed of some type for tools, motorcycles, and other storage.

The Incredible Tiny Homes, also Tennessee, don't really have much storage, and their prices are now higher. But, if you look for them on RU-vid, they have some homeowners showing theirs lived in, and it is amazing how the homeowners have added enough storage, although you do have to not take everything you have now. ITH. started with god prices like this, but they have gone up, although the lot rent is only $200 or $300 if any are left to lease. Look at the Luanne model, inside the first Luanne to see the hall storage. Also, others occupied/sold owner occupied show other great storage ideas.

Just my opinion, but I think that you'll be a lot happier in a park model that one of those smaller tiny houses that you've looked at and have been talking about. You may already be aware of this, but many jurisdictions will not permit any type or size house on wheels or a trailer frame unless in an official RV/mobile home/ manufactured home/tiny house community. So if you're thinking about buying your own land, I'd look into that first, to see if a park model is permitted. With your own land, modular might be a better choice, as they are regulated like regular stick-built houses and can go most anywhere a regular house can go. Of course, you usually need permits, utility/sewer/septic hookups etc. for modular. Anyway, you're doing the right thing by taking your time and investigating everything before buying either land or a house. If you do go with a park model, be aware that not all of the aforementioned communities accept them due to their size. Looking forward to following you on your home-seeking adventures!

Yes we are aware of many restrictions on park models and we do feel we would likely be happier in a park model or a stick built on site small home. Fortunately we live in AL, where in most jurisdictions you can live in an RV full time on your own land, so we have a lot of freedom here. Thanks for watching us! We appreciate it!

I didn't know that about Alabama! I'm 55 and thinking about moving from Illinois sometime in the future because there are so many restrictions on tiny houses. I think that's the way I want to go because I walk with a walker. I have also considered the rv life because it's just me and my dog Butterfingers!

The final one you showed that was just a box could easily and inexpensively fitted out to be a phenomenal home by using cabinets from Ikea or better yet, from Habitat ReStore items. You might not have to include plumbing for a toilet if you chose an incinerating one or composting toilet. There is also a cassette toilet that might be a preference. Depending on where you were parked with this model, it could have an outdoor shower that the water was filtered rainwater and the water used could be recaptured and used to water a beautiful garden to make the outdoor shower more private and enchanting. To think of it, to maximize space in that interior, where that huge bank of windows are, make that smaller for more wall space and put in a door to an enclosed outside area where you could create an outdoor bathroom area instead of just the outdoor shower, since all you would need for a couple of the toilet options would be an outdoor plug. Doing that would make it so the interior could be treated like a studio apartment. It would make a great AirBnb or ADU, or even as you said guest space or art/music studio. The best part is getting a blank slate for such an awesome price. Using reclaimed, repurposed, second-hand or better yet FREE found items, I think it would be easy to complete this space for $10,000 or less. That would be an incredible price for a place to call your very own home.

I absolutely love this tiny home too, but I would like more kitchen counter space. I love the rustic cabin look.. Lots of windows and natural light. All the gabled roof lines are gorgeous and help with head room!

Wow, these are awesome!! I would probably opt for the 40 foot one for additional storage. Maybe it would allow for a dresser in the downstairs bedroom or a hanging closet area. Just a thought!

We found out and discussed at the end that the length changes do not impact the interior square footage. All it does is change the length of the porches on their units. Since they are building them to Park Model RV standards, they are limited to ~400 square feet interior space, so all the models are right at that limit.

I’m not a big fan of knotty pine. Personally I would paint it white or very pale cream with soft muted green highlights around the trim. I do like the layout though.

Thanks for showing this! I'd use a vented combo W/D so I can put a 1 foot wide clothes hanging rod above it for coats and jackets, with a couple of 1 ft wide shelves for linen & towel storage next to it. I'd also hinge the tread of the bottom 2 or 3 stair steps for additional storage (boots, shoes or pantry) inside there.

Great ideas. We tried a combo washer/dryer and we’re fine with the wash cycle but one of the drawbacks to those units is the dryer isn’t really meant for large loads. You can wash a large load but not dry it effectively. We ended up going to a laundromat.

No, they don't handle large loads, but they wash small loads VERY well, and dry as well as the larger dryers if you don't overfill them. Plus, you save a lot of water using the front loader, and that saves money. I'll stick with my combo.

I live in Georgia and the town I live in doesn’t allow tiny homes or single wides. It sucks because I’m divorced and have grown kids, I want to downsize but can’t 😡

Sorry to hear that! Georgia I believe does not all RV Park Models to be lived in more than 14 days in a row. Other towns near you may have different regulations than your town but that would mean moving.

I nearly bought one like this...there is no room for any storage and a small bedroom....the only thing nice is that porch I own a Amish custom made tiny house fully loaded u puts this to shame in many ways. Get rid of that loft ...a waste of space

That home is ideal! It has nearly everything ive been looking for and im 5'3" so it's perfect. I'd get rid of the bar but I'd keep the windows you think you'd get rid of for daylight. I too have a large tv but I'd mount it to the side. I do love the stairs for the same reason. I wonder if they could be storage steps? That's a big loft. 10x14, did you say? What is the height? Im guesding maybe 4'8" by looking at how low his head is. I'd like to start with my bed upstairs until i can no longer do steps easily. I'd use the mainfloor bedroom for a guest/storage. Do they have their own community to live? Why prefer a metal roof? Isn’t it loud in rain? Where could i put it? I presume you guys have a spot. Does skirting come with? The porch does too right? I love screened in porch. What's the water set up? Electric is 30amp/120V? Water heater? Amish do have an excellent reputation on their carpentry plus i like they can do the job in their community using their own tools, etc and not having to go elsewhere for work. You guys did a great job!

Will they work with you if you need a much smaller house? There's so much about this that I love, especially how low the ceilings are @ I'm 5'1. I live alone with 2 pit bulls inside and one outside, but I really don't need all that room...

You could contact them if you live close enough they may have smaller models that were not on display. If you live in the area I know there are many builders and sellers around that have smaller models. ITH is one in eastern TN.

You have given me a great tour of tiny home living! Love the homey conversation and suggestions for modifying or working in dressers or furnishing. Love all the wood. Very comfortable for two people. I’m guessing you have to buy a lot to put your tiny home on or find a lot to lease. So add that to the price. Nicely done folks! Glad I found you.

I don't like the mini split right over the headboard of the bed. I agree with the wife about the window, so get rid of that, and put a small mini split there. I live in garden apartments where the AC units are mounted in holes in the walls below windows. One in the bedroom, and one at the opposite end of the apartment in the living room. I can't stand the on in the bedroom running at night so I let the one in the living room suffice.

I'd just leave the loft out entirely. I have no desire to crawl around or walk hunched over in my own home, lol. I'd love the higher ceilings and feeling of more space.

1st home I couldn’t live in. Need bigger shower as I have to use a stool when bathing. And I mostly wear dresses so that closet wouldn’t work for me. 2nd home same problems. And no where for a TV, and steps too high.

I like the $23,000 artist home. It can easily converted into. One bedroom one bath, small kitchen and living room. The plumbing in the bathroom can be industrial exposed. I love it! ❤❤❤

If you have mobility problems that loft would finish you off! I retired in great health and boom, unexpected health problems. Retired to a 1 Story Coastal Cottage and thank God it did. This is a stunning tiny house BUT NOT FOR SENIORS.

im sure u could have stairs changed n do the drawer steps for storage like some have had ... just do curtain for the washer dryer room get rid of door if they r built roof could be raidmsed for more standin room.upstaors just need to be delivered on back roads wo overhead bridges of roads or add up after delivered or just build onsite lol

They make great homes. Good prices and quality. Downside is they ask to much for down-payment. 25% to buy a home. Mobile homes are only 5% to 10% down. So,if you have to finance is to much down. If you have the cash then is a good deal. Thanks for the video.😊

I’m texting you before I see the entire house. We have dogs and the new regulation for a full screen porch with dogs jumping up on that screen. It would last very long. In that 2nd cabin, I'd move the whole kitchen down and make it L-shaped in the corner near the hallway door, get rid of the stove altogether (I don't cook much, I can do just fine with a toaster oven or portable burner), free up about 4-6 feet of the room nearest the door, and use it for a living room with a nice little couch, bookshelf, etc. I will never understand why people take up SO MUCH space in a tiny home with a huge kitchen. Maybe some people envision spending most of their retirement cooking, but I plan to spend mine relaxing!

Yeah, probably some good ideas for those who don't cook much. The RV park models aren't intended to be full time homes, but due to the tiny movement, they are becoming more popular for that use, where local regulations allow. Designers and builders are slowly gravitating away from RV style designs and more toward permanent thoughts. Many builders are allowing customizations such as you mentioned as well. This RV park model was probably intended for longer term camping with a small family where cooking could be a priority for them.

First of all I love your video and how personable and thorough you are (not to mention charming and informative!) - I believe you are from Alabama?? (I apologize if I am incorrect). Are you planning on moving a tiny home to Alabama if you purchase this? I ask as I wonder what the laws there are there for tiny homes. - I bring this up as I see this particular unit is from a Tennessee based company. I have seen on RU-vid some nightmarish scenarios in Tennessee where folks bought a pre-built Amish tiny home. They had purchased and owned land in a county and the land was "unrestricted' property with a lot of acreage. It was NOT land in a development with any HOA's or anything like that. Per the county's stand regarding a tiny home cabin on their land, the local county stated it's "your land, you do what you want with it, and put on your land what you want". The local county and town had not issue with it. Everything was a 'go' regarding your home on your property, so these folks bought a pre-built cabin from a Tennessee company (not this company to my knowledge but it was 'Amish built'), only to have the STATE government of Tennessee step-in and overrule the local jurisdictions on this. Thus the State of TN rendered their premade tiny home as 'illegal'. - it became a nightmare scenario for them. These folks bought a lot of acreage in a very rural eastern Tennessee area by the mountains, bought their small pre-built turn-key Amish cabin and had it delivered, and then had the shock with the STATE stepped-in and declaring it 'illegal' and advised them they could stick-build anything they wanted there, but anything PRE-built was a no-no. -- What is going on with this and why would a state have such a ruling?... particularly against a Tennessee-based prebuilt tiny home company??? This scenario scares me!

Great question and perhaps we can do a video in the future about these type situations, although we try to address this in our newer videos. First, a lot depends on the classification of the tiny house when it is manufactured. Some are classified as "HUD", some as "modular / mobile", some as ADU's, some as simply "sheds" and some as "park model RV's". Depending on all laws where you live - state, county and city/town if applicable, they may restrict any or all types of these classifications. Even though a county or city may allow a certain class, the state may have newer legislation that hasn't reached local implementation. In TN, based on what we know, you can live in an RV (park model RV) for up to 14 days maximum on one site, then the home has to be moved. This may or may not be true if a local developer has a special situation that has been approved by a local county or city with appropriate approval from the state. In example, a development of tiny homes with an HOA may be able to allow RV park models for permanent dwellings if there is an allowance in place from the appropriate governing authorities. I would venture to guess that the folks in question had purchased either an RV park model or a shed conversion, as those tend to be most restrictive. You are correct - we are in Alabama. Laws here are very open on what you can do, although there are two counties that are very restrictive on mobile, modular, shed and RV park models. Also most cities have restrictions as well, particularly mobiles, sheds and RV's.

You could contact them. I’d assume they would but it may be costly. It would likely be better to find something similar closer to you. It can run 8-12 dollars a mile to ship beyond their typical shipping radius.

My wife and I live in a custom built home in north central Washington state. We’re looking for a 2 bedroom 2 bath home that we can put on our land outside of Missoula, MT to live in after my wife retires. Our current house is a 2 story, but we’re looking for a single story home for retirement. I really like the layout of this park model but it’s a bit too small for our needs.

I saw no pantry even in the larger home. Need all lower drawers in kitchen. Not everyone can get down on their knees or want to stick their heads into lower cabs to retrieve items. The northern states need MUCH MORE insulation. The stair risers are too high, and all steps should be top hinged for storage. There should be a humidity sensored ceiling fan above the w/dryer. Same with the bathroom fan which should automatically turn on with the light switch. There needs to be headroom above the beds in the loft. The built-in table should be left out, so that people can have their own table to push against the wall when not needed. But can be pulled out to the center of the room for company. I love the exposed pine. Pulling it clear to OR, however, would be cost prohibitive. So sorry❣️

Yes, a lot of good points. There are HUD zones and many RV park model manufacturers will follow those guidelines for insulation requirements. Not all "tiny homes" that we have toured even have insulated flooring, so that is a consideration as well. Some manufacturers offer differing insulation packages, similar to mobile homes. The built in tables are options in these homes. Loft height is pretty much fixed as is due to transportation requirements, unless you wanted a 6' or 7' ceiling in the main floor.

Have you EVER found a handicap adapted unit? I'd avoid Hardie Board like the plague! My 2022 built home has Hardie Board siding on the garage exterior. I've had to replace an entire wall at $100 USD per board foot; my garage Hardie Board (only) was $54,000! Plus labor and delivery! Never again with Hardie Board! Alabama produces millions of bricks per day. Much cheaper! I will also never live with an HOA. Twenty-two years of active duty Military housing had less rules! I'm holding my cash until the economy crashes and I will dump HOA Hell and find a hungry builder!

That's a steep price for James Hardie board! Purchase price right now is about $1.50 per square foot and $1 per linear foot (8" wide planks). The backer board is right at $1 a square foot, so that's $2 for materials. Nails can get expensive as it requires stainless or galvanized, but I'd say that wouldn't add more than 25 cents a square foot. A lot of the cost is related to labor as the siding is heavy and labor intensive, but a good average is around $10 per square foot installed. Haven't seen a unit adapted to ADA requirements yet. They are difficult to find in "tiny" configurations, but that doesn't mean they aren't out there. Plus, a lot of the dealers / manufacturers we visit have customizable homes, so I'm certain they could help make something work. And, yes HOA's can be a pain!

Hi, I used to be an ITH incredible tiny homes fan because of their quality and size and low prices. They have increased their prices 3-4 times their original prices. I think I'm sold on these models. 😊

Wow! I had no idea they could be so beautiful and so cost-effective! Since becoming a widow a year ago and now I'm 71 years old, I need to figure out how to live on the small savings I have. This might be my answer! I wonder if I bought property in West Virginia if they would bring the tiny house there. You did a beautiful job of showing every detail! I just wish there was room for a pantry in the kitchen. And a broom closet! ❤
